erenity Gardens isn’t just anotherhousing development to experi-enced developer Mike Watkins.

It’s his passion.“This has turned into so much more

fun than I thought it would be,” he grinswhile driving through the woods south ofMonticello.

In fact, he’s so sure of Serenity Gardens’success, he’s already building its 17,000-square-foot clubhouse – well before thebulk of the 34 lots have been sold.

“We’ll have a 20’x60’ indoor pool, spa-style lockerrooms, saunas, treatmentrooms,” he says, pointing out each com-ing feature within the bare-timberedwalls.

Over there will be a gym, he adds, andhere a commercial kitchen, there a bil-liards room, here a movie theater, there ahot tub that can accommodate 20.

Mike’s enthusiastic optimism appearswell-justified.

Open for just a year, Serenity Gardenshas already seen six lots sold and five lux-urious homes built – three of which areoccupied, while the other two are faralong into construction.

“The project has turned into muchmore than I expected, where people arebuilding 3,000-, 4,000-, 5,000-square-foot homes,” Mike explains, having orig-inally envisioned much smaller enclaveshidden in the Catskills forest.

It’s an idea whose time had come when

Mike and close friend Ari Straus con-ceived the upscale development in 2013.

Mike is president and CEO of Wood-stone Development, well-known for itsmillion-dollar-plus homes at the Chapin

Estate near White Lake.Ari is president of the Monticello Motor

Club, a high-end private racetrack along

Serenity Gardens’ entrance (top) sits just down Cantrell Road from the MonticelloMotor Club, and the two are entirely separate but complementary enterprises.Woodstone Development owner Mike Watkins (left) is a member of the Club, wherehe’s begun racing his Mazda MX-5 Miata (above). His friend, Ari Straus, is a resi-dent of Serenity Gardens and the president of the Club, which attracts racing enthu-siasts and industry professionals from around the world. Indeed, the sound ofrevving engines is music to the ears of those who live in Serenity Gardens.

Cantrell Road.Though the club is not part of Serenity

Gardens (and vice-versa), they sit rightnext door to each other, and the peopleMike seeks to attract are just like Ari: thekind who have absolutely no problemwith the constant revving of a racecar’sengine.

In fact, they’re the kind of people who

want those cars not just next door but inthe next room.

Take a look inside any of the homesMike and his team of local professionalshave built, and you’ll see window afterwindow gazing out on three-, four-, five-,even six-bay garages.

Some have more room dedicated to theautomobiles than the occupants!

Mike Watkins’ Mazda MX-5 Miata trumpets his growing Woodstone Developmentbusiness during every race he runs. The snazzy little hardtop, stripped down tolower its weight yet still possessing an undeniable charm, makes its home inside acavernous garage within Serenity Gardens, where Mike also plans to soon move.

“The people who are buying myhomes here are people who want tospend more time at the track and whohave families who want to get involvedin the track,” Mike explains.

He’s a member of the Monticello MotorClub himself and may soon join Ari as anext-door resident in Serenity Gardens.

“Ari’s was the first house completed,”Mike points out. “... It’s really opened upan opportunity for members that theydidn’t have before.”

But exactly what about being locatednext door to a high-performance race-course lends itself to the name SerenityGardens?

“This is a place where people can comeand relax,” says Mike.

Inside, the homes are thoroughlysoundproofed, with advanced materialsused in everything from the walls to theceilings to the windows (including glassthan can transition at the push of a but-

One of the smaller homes inside Serenity Gardens (above) still retains a uniquestyle, its roofline raking toward the sky. Note how much space is devoted to thetwo-bay garage versus the living quarters. This is an upscale development wherecars are as much the focus as the people who own them. That’s also demonstratedby this handsome, brand new three-bay garage (right).

Every garage within Serenity Gardens comes with a lift so that homeowners can easily enjoy working underneath their speed-sters. Some of the cars you’ll see on the roads of Sullivan County – others only appear on the Monticello Motor Club track!

ton from opaque to transparent).“On the busiest of track days, you can

barely hear the track,” Mike assures.Outside, the development sits within a

thick forest of trees, its mile-long accessroad secure behind a keypad-entry gate.

Virtually every parcel is a spacious fiveacres, and all utilities – electric, cable,Internet, telephone, gas – are buriedunderground.

“We wanted it to be inviting, to beserene,” Mike explains.

He and his accomplished team workwith homeowners-to-be to design anabode to their tastes. Architectural andaesthetic guidelines are remarkablyrelaxed for such a high-end development, with Mike far more interested in fulfillingbuyers’ dreams than enforcing uniformity.

In fact, he typically insists on just a sin-gle requirement:

“The one thing I’m striving for withthese homes is low-maintenance.”

And that – perhaps more than any otherfeature – illustrates just how apt the nameSerenity Gardens truly is.

With its mix of modern ingenuity and

The wooden wall panels in the living

The yard is a gardener’s dream and

that fills the night with the quintessen-
