1. Introduction

This statement of environmental effects has been prepared by Mahabuba KHANAM to accompany a development application for home-based baking business at 159 Ridgeline Drive, The Ponds, NSW-2769. The application is being lodged by Mahabuba KHANAM, pursuant to Clause 4.12 of the Environmental Planning and Assessment Act 1979. The proposal has been designed to achieve the relevant provisions Clause 4.15 of the Environmental Planning and Assessment Act 1979 (as amended). The residence doesn’t need a physical modification and any sort of development. The owner wants to start a home-based baking business (cakes and cupcakes as hobby baking); however, the council requires a development application to register it as a food business. This is the purpose of this application. This statement has been prepared having regard to the following documentation:

Residents’ car parking is provided in the garage.


2.5 Car parking arrangement for visitors

There will be no visitor for the business. It will be a strictly delivery type. However, if at all anybody

wants to visit the premise, they can park the car in the sufficiently large driveway which in no way

blocks any passage on the sidewalk (footpath), nor does it cause any traffic congestion. This is not an

on-street car parking to be clear.

3 Details of proposal

3.1 Proposed works

There is no need for building development or extension. The small-scale home business can be run from within the designated area in the premise.

3.2 Proposed hours of operation

The business operates at the following hours. Monday to Friday: 9:00 am to 5:00 pm. Saturday: 9:00 am to 1:00 pm.

3.3 No. of employees

The business has only one employee who is the resident of the house and the owner of the business.

3.4 Frequency of deliveries

The business delivers to one customer on average per day. In other words, the business delivers 7 food items on average per week.

3.5 Ingredients Transport to the Premise

The ingredients needed for the business will be brought into the premise using private vehicle.

The following provides an assessment of the proposal against the provisions of Clause 4.15 of the Environmental Planning and Assessment Act (as amended).
