Could Coolum be the next big thing?The locals love it but the secret can’t last forever.

That’s the word on the tranquil coastal haven of Coolum Beach which is predicted to be one of South East Queensland’s major property hotspots in the years ahead.

I attended a recent function hosted by Matthew Gross, Managing Director of National Property Research, where he said the days of the region resonating only with local buyers were numbered.

“At the moment it is not really on the radar for interstate buyers, but it has all the attributes to be an area that will really come to prominence in the next property cycle,’’ Mr Gross said.

“Interest rates are low making investment yields more attractive, the local government is pro-active and the State Government with its four-pillars policy is putting strong emphasis on construction and cutting red tape.

“These ingredients create a favourable environment for new housing, and for a relatively undiscovered region such as Coolum, this could be good news,’’ he said.

The way people live in Coolum, and elsewhere on the Sunshine Coast, is also set for a shakeup, with smaller dwellings and higher density estates expected to be the thing of the future.

“Looking forward to 2026, couple families without kids, be they empty nesters or young couples, will continue to be the most common housing dynamic, with a shift towards lone person dwellings.

“Lone-person dwellings will rise from the 2006 figure of 27,000 across the Sunshine Coast to a predicted 47,000 in 2026.

“These people are not necessarily going to be attracted to the traditional four bedroom home,’’ Mr Gross said.

It seems to me that now is a great time to buy in the Coolum Beach, Mount Coolum area.
