Drill and drill bits: Whether you buy a hand drill or a power drill, a good drill will last you a lifetime. Make sure your choice is based on the types of projects you expect to work on. Get a variety of drill bits to drill precision holes. If you choose a power drill, you can grind, sand, polish and accomplish other jobs with the correct accessories.

Paintbrushes: Brushes ranging from one to four inches wide and made of synthetic material or animal hair are adequate. Be sure to match the brush you use to the job at hand, and if you are using latex paint, don’t use natural-bristle brushes. Typically, the brush’s packaging indicates what paint works best with them. Cut-in work is best done with a chiseled brush, and a one-inch brush is good for trim. To find a good-quality brush, look for one with a lot

of bristles of varying lengths and flagged (or split) ends so the paint goes on more smoothly.

Medium-sized adjustable wrench: G e n e r a l - u s e wrenches are used to turn any type of hex or square nut or bolt, or an object with flat surfaces. Plumbing wrenches are used to turn objects with round surfaces, such as pipes. Invest in the best quality you can, since this will be a well-used tool.

Pliers: Pliers are scissor-like tools that are usually made of drop-forged steel with jaws to grip small objects. You’ll likely want a variety of sizes.

through regular maintenance and care. Following is a list of the basic tools that home owners should have on hand to take care of routine maintenance around the house.

Claw hammer: The claw hammer, used for driving and pulling nails, is generally the most common hammer. Look for one that is comfortable in your hand.

Rubber mallet: Also known as a soft-face hammer, a rubber mallet is used to strike wood-handled chisels or to tap into place soft materials that would be marred by a metal hammer face.

Set of screwdrivers: Be sure your toolbox contains both slot head and Phillips head screwdrivers in a variety of sizes. Always use a screwdriver that

several specialty pliers, needle-nose or long-nose pliers have thin, tapered jaws for reaching into tight spots or to hold and bend wire. This tool is especially helpful in electrical projects.

Crosscut saw: Saws come with various-sized teeth and specific numbers of teeth per inch (tpi) designated by “points.” The higher the number of points, the finer and slower the cutting. Look for taper-ground blades to reduce binding. The 8-point size is a good choice for general crosscut work.

Measuring tape: Choose a coated tape that has a solid case and a reliable return mechanism. A wider tape is easier to read at a distance.

Assorted nails, brads, screws, nuts, bolts and washers: Choose a variety of fasteners to have on hand. You may want to take a visual inventory of the items in your house that will need repair in the future and stock up in advance.

Level: A level is usually 24 to 48 inches long, that contains a set of small, glass tubes each with an air bubble. Levels come in a variety of sizes depending on the need.

Plane: This tool is used to shave wood from boards. When using a plane, cut with the grain, use both hands and work at a slight angle.

Safety goggles: Keep plastic goggles with front and covered sides large enough to fit over regular eyeglasses.

Heavy gloves: Use gloves for handling rough items. Gloves not only protect your hands but also secure your grip.

Utility knife: Also known as a trimming or carpet knife, this tool is for cutting soft materials such as carpet, drywall, and tape. Keep the blades sharp.

Caulking gun: A metal device with a trigger handle and a notched rod that extends from the back. It is used to apply caulk and other sealants from standard 10.5-ounce cartridges.

Putty knife: Also known as a spackling knife, this tool has a narrow blade with a squared-off end and is used primarily to apply glazing compound or for small scraping or spackling jobs.

The Home Builders and Remodelers of Central New York is an association of

professionals. Our members are your trusted team of industry leaders and community partners providing homes, education, and economic opportunity.

Our Objectives…The HBR of CNY’s objective is

to bring together the best and most reliable industry associated businesses, for the purpose of raising the bar of professionalism and customer service, and moving toward the goal of affordable housing for everyone in Central New York.

When a customer purchases a new home from a member of the HBR, they are assured of performance standards, backed by a written warranty. Customers who choose to use an association member also benefit from our members commitment to improved products, information sharing of concepts and trends, and a dedication to their clients.

Who we are…The HBR of CNY has over 230

members engaged in the residential construction industry. The dues our members invest in our local chapter also makes them a member of the New York State Builders Association (NYSBA), and the National Association of Home Builders (NAHB). These other two organizations are a tremendous resource to our local association and to each of our members.

What we do…

Beyond all of the resources we bring to our member, we produce a public trade show - the Home & Garden Show, which is a showcase for the industry. Annual public attendance is on average 33,000 patrons. The largest

event of its kind in the Northeast, the show has over 850 booth spaces and dozens of educational sessions for consumers – including ones that offer advice to consumers on how to choose a contactor wisely.

We annually produce a Parade of Homes. This signal site event allows patrons to walk through fully decorated and landscaped houses, allowing them to gather information on products for their existing homes, or allows them to see the newest floor plans, designs and products in new home construction.

Our members produce a weekly radio call in show, The Home Repair Workshop, which offers advice to

consumers who call in on matters relating to their own home repairs and improvments.

We provide educational sessions for our members to ensure they are kept up to date on industry codes, regulations, products, services, and trends. As well as working to ensure members are informed on best practices to keep their businesses running smoothly.

We also work closely with the area Realtors and Mortgage Bankers Associations on mutual interests & issues. And our members volunteer regularly on community issues helping to make Central New York a great place to live, work and raise a family!

Today’s home buyers want to cut their energy bills and live in healthier homes. The NAHB National Green

Going Green and Beyond

Green remodeling means incorporating sustainable, durable and healthy design

into the renovation of existing homes. Energy efficiency is the most popular reason why consumers choose a green remodeling project.

How big is green remodeling?• 85 percent of remodelers surveyed

by the National Association of Home Builders (NAHB) already incorporate low-emmisivity windows into their projects, 68 percent install insulated

exterior doors, and 65 percent upgrade existing insulation.

• Over 75 percent of remodelers use building techniques that minimize the amount of lumber taken from old-growth forests, such as recycling from previous structures and using engineered lumber.

• 65 percent already incorporate recycled or recyclable materials into their projects.

The United States has 125 million single-family homes with the majority built before energy-efficiency developments, suggesting a huge market for green remodeling.

Why go green?Increasing energy efficiency can

offset the monthly costs of a home equity loan by dramatically lowering energy bills.

Green remodeling can adapt a home to regional conditions (such as natural landscaping), provide increased comfort (such as better air quality), and make a home easier and cheaper to maintain with durable products if maintained properly.

Closing On Your New HomeSettlement (or closing) is

the process which passes ownership of a property

from seller to purchaser. Going to settlement on a new home can be bewildering. Home buyers are usually required to sign a seemingly endless pile of documents, most of which are written in terminology not used outside of the housing industry, that can be complicated to understand for a home buyer.

Before you go to settlement, there are certain important items you should know about so you can achieve the best possible terms for yourself in the transaction.

• Ask a lender for a copy of the HUD pamphlet, “Buying Your Home: Settlement Costs and Helpful Information.” Most lenders are required to provide their loan applicants with a copy of this document under the Real Estate Settlement Procedures Act (RESPA), but you will be able to shop more wisely for settlement services if you have read the pamphlet before you apply. It provides a good description of the settlement process and explains most of the expenses you will encounter.

• When you apply for a loan, the lender is required by law to provide you with a good faith estimate of settlement

costs. Shortly before settlement, you will be told exactly how much you owe so that you can get a bank check. A personal check is generally not acceptable. In some instances, you may have money returned to you instead of having to pay.

• Before you go to settlement, familiarize yourself with important settlement terms.

Important Settlement Terms

Appraisal Fee. An appraisal is an estimate of the fair market value of your home. Appraisals help both the lender and the buyer determine if the sales price is consistent with the actual value. An appraiser inspects the house and the neighborhood and makes an estimate based on the price of comparable houses and other factors. The appraisal provides no guarantee that the property is free of defects. Lenders insist on an appraisal to see how much they could recover by selling you house if you default. The fee for this service may vary considerably depending on the specific characteristics of your house.

Attorney’s Fees. If the lender requires an attorney to draw up any of the settlement documents, you may

be charge a fee - a flat amount or a percentage of the loan. If you hire a lawyer to assist with the settlement, you will have to pay an additional fee at or immediately following settlement.

Credit Report. The lender may charge a fee for investigating your credit history.

Earnest Money. Earnest money is a deposit paid to a seller to show you are serious about buying a house. Your receipt for this payment is called a binder. If you later buy the home, the earnest money is applied to your down payment. If not, the earnest money is returned, minus expenses for processing. Be sure that you understand the refund procedures before you make a deposit.

Escrow Fees and Accounts. Escrow involves having a third party hold funds and/or documents until you and the seller complete settlement. Depending on the circumstances of your loan, you may be asked to make monthly payments to an escrow account after you purchase your home. Money in the account may be used to pay taxes, insurance and any other regular assessments as they fall due. Such accounts serve a similar purpose to withholding income tax from your paycheck; by putting aside money each month, you avoid large annual or semiannual payments. You may be charged a fee for this service. In some states, escrow accounts draw interest.

Sometimes escrow agents handle settlements. Rather than you and the lender meeting to sign all of the documents and transfer money, the agent works with you and the lender separately to ensure that everything is done properly. Once again, a fee is

required of this service.

Loan Origination Fee. A lender will charge a fee for the cost of process the loan, usually calculated as percentage of the loan amount.

Loan Discount (Points). The largest of your settlement cost may be the “points” lenders require to make the yield on your loan more profitable. A point is one percent on your loan amount. If you are borrowing $50,000, one point equals $500. Points are tax deductible if they are paid separately and not deducted from the loan amount. For VA loans, you can be charges a maximum of one point, but the number of points can be higher for FHA and conventional loans.

On a 30-year loan, each point that

you pay reduces your interest rate by roughly 1/8th of a percent. You may be faced with a choice between two mortgages in w which one has lower monthly payments but involves paying more points up front. Annual percentage rate calculation included buyers’ points, so ask for the APR to help you make your assessment. Keep in mind that an APR is calculated on the basis of the total life of the loan. For a 30-year loan, the APR is a 30-year composite figure. If you sell your new home after a few years, the average annual cost of your points will be much higher than is reflected in the APR. If you plan to move soon, you might be better off with a loan that has a slightly higher rate but fewer points.

Property Survey Fee. You may have to pay to have your lot surveyed, especially if there is a question about the boundaries. The cost will depend on the complexity of the survey.

Recording Fee. Because title is changing hands, the transaction must be recorded with your city, county, or other appropriate branch of government. The fee covers administrative costs.

State and Local Transfer Taxes. Some jurisdictions levy taxes on the transfer of property or on real estate loans.

Settlement Costs Between Buyer and Seller. Your builder may have already paid the annual property taxes on your new home or filled up your fuel tank. When title changes hands, you must reimburse the builder for a proportional share of the taxes, any fuel that remains in the tank and any other prepaid costs.

Title Search and Insurance. A title search involves having someone look through public records to see if anyone

else has claim to your property. A lender does not want to lend you money only to learn in the event of foreclosure that somebody other than you has a prior claim to the property.

You will normally be required to purchase lenders’ title insurance to guard against a faulty title search as well as hazards that even the most thorough search will not reveal - such as a forged deed that does not transfer title, a claim by a previously undisclosed relative of a former owner, or a mistake in the records. For a one-time premium at closing, title insurance will clear up title problems, pay the lender’s legal expenses for defending against an attack on title, or pay claims on property the lender may lose.

Lenders’ title insurance does not compensate buyers for any legal expenses they might incur, or the value of property they might lose. A separate owners’ title insurance is available to safeguard the buyer. Whether the seller or the buyer pays for owners’ insurance depends on local custom.

This list of settlement terms in not all-inclusive. You may also be charged fees for notarizing documents and other miscellaneous items.

Once all the forms have been signed, you can move into your new home. But make sure you have received or will be sent copies of all the important documents, including:

• Sales contract and land survey• All insurance policies• Manufacturer warranties and

instruction booklets for equipment. • All tax receipts• Certificate of occupancy• Codes of compliance from the

health department for plumbing and sewer, and other codes of compliance.

• The note/deed (which will probably be mailed to you after being recorded in your local registry of deeds office.

• Home maintenance and care instructions from your builder.
