Hafod Ruffydd Isaf is a splendid example of a 19th century farmhouse positioned roughly 2 miles north of

Beddgelert bordering the Colwyn River and commanding an unsurpassed southerly aspect with spectacular views

across Beddgelert forest and the magnificent peak of Moel Hebog in the distance. Adding to the sense of drama is

the sounds of the narrow gauge Welsh Highland Railway which snakes its way down the Colwyn Valley, proving

quite evocative as it makes its way to Beddgelert and ultimately the historic port of Porthmadog.

This is everything you could hope for in terms of a former working farmhouse in the heart of Snowdonia,

surrounded by woodland and some of the more dramatic peaks which encompass the area, with Mount Snowdon

visible just a short distance north east - it's picture perfect and will reward any new owner bountifully throughout

all the seasons.

Hafod Ruffydd Isaf is positioned on the old pre-turnpike road, close to the listed Pont Rhyd Ceffylau bridge (pack

horse bridge) which was rebuilt after floods in 1844. It appears that the land surrounding the former farm was

purchased by the forestry commission during the 1920s whereby the property went on to serve as

accommodation for the forestry workers, eventually running into disrepair.

The property has been in the hands of the present owners

for some 34 years now and it's quite obvious that they took

to the place and location like a proverbial duck to water.

They comment that when they took on this project

originally, they had to evict the current occupiers –

mushrooms and fungi no less, who revelled in the damp

conditions! But no more - Hafod Ruffydd Isaf has been

transformed, sympathetically mind and rightfully so, in

order to make this a comfortable home whilst still retaining

its immense charm and character - this being the primary

goal. The property stands within just over 1 Acre of garden

grounds (this is a rough calculation based on current

information) and therefore provides a fitting setting to be

able to fully immerse yourself in the location and enjoy the

beautiful surroundings.

what it takes to satisfy your needs? We think so - simply

put, this is most definitely a family home with a welcoming

interior and it's spacious too with a great deal of versatility

depending on your family circumstances.

Should you need it, the property could offer up to five

bedrooms as it currently stands. But there's so much more,

of which we'll touch on shortly. The beautiful through

lounge provides a fitting room for family gatherings with its

rustic beamed ceiling and there's an also an open fireplace

(not in current use) if you really must have the glow that

only a real fire can provide. The hub of this home is arguably

its kitchen, made to have that farmhouse feel yet highly

functional and satisfying. The bright red Rayburn range (oil

fired and serving the central heating and domestic hot

water) provides a real focal point including the Belfast sink

and there's even a useful uitilty come preparation room

which proves mighty handy. The more recent addition of a

sun lounge to the front of the property with a wide paved

patio could prove quite a draw during the warmer summer

months. Incidentally, a distinct bonus is the addition of a 16

panel PV solar installation on the south facing rooftop,

providing an economic and ecological benefit that's not to be

overlooked! The property is also fully uPVC double glazed.

We alluded to it previously, so what is the ace that

Hafod Ruffydd Isaf has up its sleeve? Well, attached to

the main residence is a two storey outbuilding currently

used as a workshop and a general storage area. These

could continue to function in this capacity, but this is

where it gets interesting. The conversion potential here

is quite exciting (subject to planning consents and

approvals). They could be converted into holiday

accommodation, two storey or just to the first floor –

this is after all Snowdonia OR how about knocking

through from the main landing and creating a fabulous

master bedroom with en-suite? There would still be

room for a first floor studio too with the external steps

provided. It's definitely something to think about.

Needless to say, there's ample private parking, space

for storing a touring caravan and of course there's the

spacious gardens to be enjoyed, primarily lawned with

numerous plants and shrubs, creating much interest

whilst a number of young trees have also been

stategically planted within the grounds.

Hafod Ruffydd Isaf is tucked away on the edge of

Beddgelert forest with the village of Beddgelert

ideally placed roughly 2 miles to the south (with

amenities including pubs, restaurants, craft shops,

convenience store, ice cream parlour and primary

school). The larger settlements of Betws-y-Coed,

Porthmadog and Caernarfon are all within about

half an hour's drive. It's a location that really fires

the imagination. Beddgelert is always bustling with

visitors (especially in summer), many of whom

take a break from travelling on the Welsh

Highland Railway between Caernarfon and

Porthmadog.

Of course, you're never far from the coastline in

these parts and what a diverse coastline it is.

Cliffs give way to estuaries to miles of sandy

beaches, enabling the full enjoyment of coastal

walks, watersports and much more besides. From

here you have a choice of shopping destinations

with secondary schools, supermarkets and leisure

facilities being located in Porthmadog or

Caernarfon with excellent transport connections

beyond Caernarfon by way of the A55

expressway. This allows easy access to the

university city of Bangor, the sea port of Holyhead

(daily sailings to Ireland) and the northern coastal

towns, resorts and associated attractions.

North Wales offers countless tourist attractions

and facilities: two hugely entertaining zip wire rides,

an underground trampoline park, a surf park,

numerous events (cycling, running etc.), mountain

bike courses, excellent climbing facilities not to

mention the castles and historic monuments.

Snowdon itself attracts some 500,000 walkers a

year and film crews often frequent the area to take

advantage of the exceptional landscape.

From Caernarfon, follow the A4085 in the direction of Beddgelert passing through the villages of

Waunfawr and Rhyd Ddu. After a long straight in the road, the Welsh Highland Railway passes beneath the road and approximately 600 yards further, turn right onto a road signposted

Beddgelert forest. Stay on this road past a wooden lodge on your right where just a short distance further you'll arrive at the property, seen on your left hand side.
