AN INTRODUCTION TO GREECE

The Law 4146 of 2013 offers residence permits to foreign nationals and their family members if they purchase property in Greece of value in excess of �250,000 unencumbered. The investors can legally own a property, either personally or through a legal entity whereby they are also a majority share holder. As an alternative to purchasing property, investors can rent at minimum a ten year letting contract or a 10-year hold on hotel investment schemes. The residence permit may be renewed for the same duration assuming the properties legal

The Country

GREEK RESIDENCY LAWownership remains unchanged. As described above the contracts of ownership must remain in effect, and other statutory conditions apply. Only spouses can share the investment and jointly own the property with a total value of 250.000 Euros. In all other cases of shared ownership, the right of residence is granted only if the amount invested by each co-owner is at least 250.000 Euros.

Yes. You are entitled to residency rights irrespective of whether you own one or more properties, commercial or residential. The amount must in total be above �250,000.Land alone however is not an applicable investment vehicle for residency.

The law include the investor's immediate family. This means the investors Spouse and children up to the age of 21 years old are included, assuming they are not married.

Under a recent law change the investor can now also achieve residency rights & a Schengen visa for his parents and his spouse's parents under 1 investment. Un-married partners are not entitled to a residence permit.

The residency permit is valid for a period of ve (5) years. It can be renewed repeatedly if the initial conditions are maintained. That is, if you still own the property or the lease/time-sharing contracts are still active.

You may travel with your passport, residency permit and visa to all countries that are part of the Schengen Agreement.

Austria, Belgium, France, Germany, Denmark, Estonia, Spain, Italy, Latvia, Lithuania, Luxembourg, Malta, Netherlands, Hungary, Poland, Portugal, Slovakia, Slovenia, Sweden, Czech Republic and Finland.

You may also travel to these Non-EU countries that belong to the Schengen Area: Iceland, Norway, Switzerland and Liechtenstein.

The law has been recently updated to include the possibility of citizenship. There are extenuating conditions so please speak to an advisor for more details on long term goals.

No, you cannot nance the property and apply for residency at the same time.

However as we have built a strong relationship with the construction company we can provide non-status nance up to 60% of the property value over a maximum term of 2 years. This allows investors to spread the cost and apply for residency upon completion of the re-payments.

In principal you can sell your property at any stage you like. However, if you wish to retain your residency and visa rights we recommend holding your investment for the 5 year period until your temporary permit is converted to a permanent status. At this stage the sale of your property will not affect your rights.
