Why use Guaranteed Rent

Contract & Start Date

Private Market: Research carried out by Statista1 show that the average void period for Landlords between tenancies for the 2nd quarter of 2018 is 2.7 weeks. This is due to the property being advertised, viewings carried out and any potential tenants’ reference and credit checked. If the tenant does not pass the checks then the process must begin again.

Guaranteed Rent: Providing the property is ready for occupation we can start your contract and pay your first months rent on the same day we receive the keys from you. Thus, you will not waste time marketing your property.

Rental Payments

Private Market: Whether you are using an Agent or managing the property yourself sometimes tenants can be late with rental payments and sometimes they just can’t pay. This can have a serious impact on Landlords who need the rental payments for other commitments.

Guaranteed Rent: All payments are made directly from Paul Alexander into the Landlords nominated bank account. The full rental amount will be paid on the same day of each month without fail giving the Landlord a secure guaranteed income for the duration of the contract.

Maintenance & Repairs

Private Market: As the Landlord, you can be contacted 24 hours a day to deal with repairs and maintenance to the property. These must be dealt with in a timely manner and carried out by a competent and qualified contractor, if not, this can result in further damage to the property and unhappy tenants.

Guaranteed Rent: We inspect each property once a month meaning we are well placed to react quickly and prevent more problematic issues from arising and emergency maintenance hotline is open 24hours a day to protect your property from further damage. If the tenants cause any damages to the property, we will put it right free of charge. Any maintenance issues not caused by the tenants are chargeable such as a leaking roof.

Why use Guaranteed Rent Continued

End of Tenancy

Private Market: At the end of a Tenancy it is common place for some works to be needed for the property to be attractive to a new tenant. Parts of the property may need some painting and things like this can be hard to claim from the security deposit as it can be attributed to fair ‘wear and tear’. It is also possible that the costs of the works exceed the amount held as a security deposit.

Guaranteed Rent: Any works needed as a result of tenant damage is covered when using our Guaranteed Rent service. Your property will be returned to you in the same condition in which it was received using the inventory from the start of the tenancy as a point of reference.

Void Periods

Private Market: In between tenancies the Landlord will experience void periods where no rent is being received. Often the Landlord will be carrying out work after the previous tenants left and the property needs to be marketed. This void period continues until a new tenant has moved in. The most recent research shows the average void period for landlords in the 2nd quarter of 2018 as being 2.7 weeks.

Guaranteed Rent: Whether we Guarantee the rent of a property for 1 year or 3 years, our Landlords will experience no void periods throughout the entire length of the tenancy period even if the property is vacant. This offers the Landlord complete security and peace of mind.

How do I get Guaranteed Rent?Contact the office and arrange for a Market Proposal Meeting to see what you could achieve. We will also leave you a Guaranteed Rent brochure with details on the service.

How much do you charge?Our Guaranteed Rent service is 0% commission with absolutely no hidden charges.

How long can you Guarantee my rent?For as long as you want! Leases are offered for periods between 2-5 years. During the initial fixed term, a new lease can be agreed to supersede the current agreement.

How do you pay my rent?Rent will be paid into your nominated bank account on the same day every month.

Will you pay me in advance?Yes, your rent will be paid month in advance throughout the duration of the Lease.

Who pays the bills?The tenants are responsible for all utility bills & council tax throughout the term of the Lease. Any void periods would be covered by Paul Alexander.

Will my property be looked after?We visit and inspect every property once a month and is integral to our service. This enables us to keep your property in top condition.

Do I need to furnish my property?We recommend to all our Landlord to leave the property as it is but remain flexible. We may find tenants who have their own furniture or may only require a few items, so it’s beneficial to be able to accommodate a variety of situations to suit a good tenant.

Who pays for maintenance works?We will cover the costs of any tenant damages throughout the duration of the Lease. The Landlord is responsible for keeping in repair the structure of the property and any issues that arise and are not caused by the tenants such as a leak from the roof.

What Safety Certificates do I need?You will need a Gas Safe Certificate (annually), Energy Performance Certificate (every 10 years) and an Electrical Certificate (between 1 – 5 years). These can all be arranged for you.

What happens if someone moves out and the property is empty?Throughout the duration of the Lease, you will not experience any void periods even if we have a change of tenant. Your rent would continue to be paid as usual.

What are the Health & Safety Requirements?To comply with our Health & Safety requirements, every property must have the following:

• Fire Check Doors (in kitchen)• Mains wired smoke/heat alarm• Window restrictors (1st floor and above)• Carbon Monoxide alarm
