There are many factors to consider when selecting a new home. Narrowing in on the most important factors and determining "wants" vs. "needs" is extremely important.

Home Factors to Consider

u What size home do you want or need? Is there a minimum number of bedrooms or bathrooms you require?

u What price range or monthly payment amount do you feel comfortable with?

u What area should we focus our attention on?

u What amenities would you like to have in your home, such as a pool, garage, basement, etc.?

Neighborhood Factors to Consider

u Figure out what's important to have near your new home and make sure the neighborhood meets your qualifications (consider parks, churches, schools, transportation, etc.)

u Look at traffic patterns around the area during different times of the day and drive from the area to your place of work

u Find out if the neighborhood belongs to a Homeowner's Association (HOA)

Obtaining a home loan pre-approval letter or pre-qualification letter is the most important step you can take before looking at homes. By qualifying for a home loan in advance of finding a property, you won't waste time considering homes you can't afford and your offers will be more attractive to sellers because you're already approved for financing.

Down Payment & RequirementsMost loan programs today require a minimum down payment of at least

3.5% of the purchase price. If you are in a position to put 20-25% of the purchase price down on a home, you may be able to take advantage of a wider range of mortgage products and possibly eliminate mortgage insurance. If down payment money is an issue for you, there are special programs, grants and gifting options available for those who qualify.

Closing CostsBy working with an excellent mortgage team, you will understand all of the closing costs associated with buying a home. Closing costs include mortgage closing costs, title & escrow closing costs, HOA closing costs (if applicable), home warranty fees (if applicable), taxes, insurance and more.

Traditional PropertiesTraditional sales are those in which an owner has equity in the home and is selling the home for profit. These sales are most common in today's market.

Flip Properties

Flip sales are those in which an investor or investment company purchased the property in the last 6 months, did some rehab and improvements to the property and is now selling for a profit.

While these homes are traditional in nature, they stand alone in their own category for financing reasons. If you are financing your home purchase and the home you are purchasing is being flipped, your mortgage lender might have additional requirements (possibly requiring 2 appraisals) to justify the sales price.

Bank/Lender-Owned Properties

Bank/Lender-Owned properties, also referred to as REO (Real Estate Owned) or foreclosed properties, are homes that have been foreclosed on and have gone back to the bank to sell after an unsuccessful foreclosure auction. The bank now owns the property and is selling the home "As-Is" to a new buyer.

Short Sale Properties

Short Sales are those in which the owner of a home is facing foreclosure and is selling the home for less than the amount they owe the bank (less than their current loan balance). In a Short Sale, the seller is still the owner of the home, but requires the permission and approval of their bank to sell the property for less than they

currently owe. Short Sales involve a lot of paperwork from the seller and a lot of patience and time from all parties. While a buyer and seller can agree on a purchase price in a matter of days, it is typically a matter of months (3-6+ months) for the bank to issue their approval - and sometimes the bank denies the Short Sale request.

New Home Build Properties

New home build properties are a very attractive option for many buyers. While many people think they do not need a Realtor to represent them when buying from a new home builder, many new home builders take advantage of buyers who do not have their own Realtor representation. By choosing to be represented by your own Realtor who is not affiliated with the builder, you will save yourself significant amounts of time and money. New home builders give off the impression that their prices and terms are non-negotiable and firm, however, with a great Realtor in your corner, everything is negotiable!

While shopping for a home, we're likely to encounter many different types of properties, each with their own unique qualities. Rest assured, we have a plan on how to best approach each type of property. Here is a list of the 5 most common types of properties:

1. We will set up a custom home search for you based on the criteria provided in our initial consultation, where you can access available properties 24/7.

2. We will choose properties based on your criteria and email them to you for review.

3. Using our advanced home search tool at Group4610Network.com, you are able to select your favorite homes, as well as request showings.

PLEASE NOTE: 24 hours' notice is needed to schedule and prepare for the appointment.

4. We will schedule viewing appointments. Viewing appointments typically occur during daylight hours, Monday-Saturday.

A Typical Day of Looking at Homes

Generally, we’ll look at no more than 4-6 homes in one day. Our experience tells us viewing more than 4-6 homes in a day is counter-productive.

As we look at each home, we’ll ask you for specific details of what you like, what you don’t like and whether or not you want to make an offer on the home.

At the end of our appointment, we’ll review what we've looked at and...

When purchasing your new home, we highly recommend you have a professional home inspector

conduct a thorough home inspection. An inspection allows you to fully understand the general maintenance needs that come with owning a home, as well as explaining and addressing any specific concerns pertaining to your new home. Your home cannot "pass or fail" an inspection; the inspector's job is to make you aware of any repairs that are recommended or necessary.

Inspections Include:

u Walk-through of the property with the inspector after the inspection is complete

u Written report with color photos

The home inspection period is not a time to re-negotiate the offer you have already made, but rather a time to ensure the condition of the home is acceptable. Your inspection report will point out many items for you to be aware of. After reviewing your inspection report, it is important to focus on your "Top 5" items of concern. We will address these "Top 5" items via a document we'll deliver to the seller's agent, allowing them to correct any items of concern that may have come up in the inspection. In the case of an "As-Is" home purchase, an inspection period is usually given, although requests for repairs are not permitted.

Here are some things to consider to ensure your offer gets accepted:

What type of sale is it?

u Foreclosure, Short Sale, Traditional Sale, etc.

Is it priced right for the market?

u Are there offers on the home?

u What other homes are for sale in the neighborhood?

u What has sold recently in the area?

u How long has it been on the market?

What is the seller’s motivation?

u Are they price-driven or are there other terms that are important to them?

u When is their ideal date to close?

Do you need concessions for closing costs from the seller?

u Closing costs such as Title/Escrow and Lender fees usually cost between 1-3% of the sales price

Are there multiple offers on the property?

u This is not uncommon for homes priced right for the market and in great condition

u Oftentimes, the seller will ask for your “highest & best” offer. In other words, what is the highest price you will offer, so that if another buyer offered more, you would not have any regrets if you were outbid?
