Panels (SIPs), a Greensmart modular home has measurably more insulation R value and less air leakage than any other manufacturers' modular.
Greensmart Modular Homes are built for the northern climate. They are truly 30% more energy-efficient and 4 times more air tight than any other modular home on the market. Greensmart offers over 20 energy-efficient home plans to choose from, ranging in size from 800 square feet to 2040 square feet. We have self contained and basement models depending on your requirements and offer standard feature packages or your choice of up-grades. We can even build your new home with an optional SIP roof if you want your new home to have an energy-efficient vaulted ceiling.
Built inside Greensmart Manufacturingʼs 140,000 sq. ft. factory in Dawson Creek, BC our homes are quality built to exacting standards. We don't build homes on speculation, every Greensmart home is custom built to the home buyerʼs specifications and all of our modular homes are constructed with our own Structural Insulated Panels (SIPs).
More Energy-efficient
Because SIPs have more insulation performance and virtually no air leakage they are the ideal building envelope for a modular home, especially for Northern Canadian winters. These modular homes have measurable high performance and will qualify for EnerGuide's 80 rating. In fact every Greensmart home tested has reached the EnerGuide 80 mark. SIPs make these homes stronger than conventionally built modulars, their strength comes from their engineered design that combines the continuous whole wall with the roof and floor. Once all of these components are assembled they form a bridge-like structure that is rigidly stronger than ordinary modular homes.

Energy Efficiency in the Alberta Building Code
“The National Building Code is targeting an energy efficiency level equivalent to EnerGuide 80 for
houses. The Government of Alberta has indicated it intends to adopt the new national code once it is
updated.”
“For example, a high-‐efficiency house will save a homeowner $70 per month in Calgary and $100 per
month in Edmonton compared with a house built to the building code. The increased cost to build this
house is approximately $6,000, or $35 per month. This means that owners of high-‐efficiency houses
have a net savings of $35 to $65 per month, starting in their first year of ownership. It is estimated that
more than $16,000 in savings are realized over the first 25 years of ownership for a house in Edmonton
(as shown in Figure 1). “
