Many environmental issues are related to global warming, which caused by an increase of greenhouse gases, burning of fossil fuels, rising sea levels, and global dimming, soil erosion, deforestation, and mountaintop removal mining, which reduce radiation density on the earth’s surface area. The uncontrolled growing  population collapse urban infrastructure. Global warming affects directly every  person, or living things on this planet that’s why many local, governmental and international organizations are working together to find out solutions to reduce this problem. To reduce this warning peoples are urged to take steps to minimize their effect on the environment as a whole. The architects or designers are attempting to safeguard air, water, and earth by choosing eco-friendly building materials and constructions in their projects. Green architecture may have many of characteristics, but efficient use of space is most important factor of all which normally result in overuse. Globally everybody is talking about save air, energy, water, trees, animals and other natural recourses excluding availability of land. Land has not been on the priority agenda on any organization. We are still made to believe that land is scare, and deserve to be grabbed and hoarded-the entire real estate industry seems to run on this basis. This paper explores the question of use of land in construction industry and its  particular relevance in building sustainable communities. Architects or designers think over to designing with a maximum openness which recognizes the place will ultimately be made by those who live there. There is a definite symbolic relationship between the creation of memories and the influence of the physical environment, built or natural, upon every human activity. It is therefore important, in the ‘creation of place’ to recognize this influence and understand how to  properly shape perception and experiences through effective surround space or in the context of urban design.

The city’s new growths divide in to small plots and people suppose to construct

small bungalows, which cannot generate municipal funds but municipality has to

invest much funds to provide infrastructure for this kind of development. But if 

the designer designs his ideas vertically or vertical growth of city can make

maximum ground surface free and he can create greenery. In his project he can

create complete greenery, forest areas, and golf courses can create water reservoir 

which help to reduce warming. In the open parking slot designer covers ground

with paving or concrete area which hamper to absorb rain water and create heat.

Whatever development you do in the city’s with high density, high intensity you

should use land in a proper manner. Unless and until we make our use of land in a

 proper manner and a right intensity we are not able to give house to our millions

of people in future.

Low rise building people pay very low tax or slum people they don’t pay any

taxes but municipality had to provide them all infrastructure and which covers

maximum ground area.
