The Plantation at Ponte Vedra Beach is an equity membership community. Every owner automatically becomes a Member when they purchase a home or lot in the community. Ownership is an all inclusive membership. The HOA owns “The Club”. The Plantation is the only community of its kind in Northeast Florida.

The Plantation encompasses 650 acres of land with 133 acres of golf course and 4 acres of oceanfront. In addition, 6 acres were recently utilized to develop Plantation Commons, a brand new amenity park. Furthermore, in 2015, 7 acres were utilized to create Hollyhock Lane, where 24 new homes will reside, some of which have been completed. There are a maximum of 579 parcels. Currently, just over 540 homes are occupied. The remaining are member owned, preferred builder or successor developer lots. Prospective buyers can choose from a new or resale home, or they can choose to build a new home on an available lot. Estate and low maintenance Garden Homes (lawn & shrub care included in monthly fees) range in various square footage and floor plans. Prices range from $350K to $2.5M. The Plantation is about lifestyle. We have a strong social fabric made up of a well balanced combination of retirees and families. Members are active, involved and friendly. The Plantation is a secure gated community with a golf course which recently underwent a $7+ million dollar renovation under the guidance of Greg Letche. Other amenities include The Plantation House event and dining facility, Fitness Center, Tennis Facility, Croquet Lawn and amenity park, and The Beach House, an oceanfront beach club.

On December 17th 2014, the owners of The Plantation at Ponte Vedra Beach voted in favor of moving forward with plans to maximize homeowner equity, enhance the lifestyle for all members and secure an exciting future for The Plantation. The Facilities Improvement Plan included the addition of an amenity park, beach club renovations and a revitalization of the golf course. The multi-million dollar plan began in August of 2015 and is slated to end in the Fall of 2016. Project Details: “Plantation Commons” Amenities Park Completed February 2016 Open air pavilion, large fenced-in playground, full-size croquet court, open space park-like setting for informal sports and activities and parking. Beach House Renovation Completed March 2016 Main pool area bulkhead improvements, new decking/stone pavers, perimeter landscaping, new ocean-side awning, new ceiling fans, heating and cooling system installation to allow for year-round dining, enhanced north lawn, electrical service for events, elevated and expanded south end, a large-sized special event tent area and permanent gas fire bowl. Golf Course Revitalization Completed October 2016 Improve playing experience by reducing cart path only days, improving drainage, reduce mounding, add an expanded short game development and practice area, construct greens and bunkers that comply with USGA technical standards, re-grass tee boxes, fairways and roughs with Celebration Bermuda, install a state of the art irrigation and improve the overall storm water management system.

Initial Deposit: $40,000 ($20,000 is refundable upon sale of the property.)

Total Fees Per Month:

$1,060 (or $1,285 for Garden Homes since lawn maintenance is provided.)

• $844 – Monthly fees/dues which covers unlimited member use of golf, fitness, tennis, beach and club house facilities plus 24-hour security, private mail service and common area maintenance.

• $40 – Service charge which is in lieu of gratuities. • $55 – Capital allocation; Money set aside specifically for repair and

replacement of capital assets. • $121 – Special assessment; Fee applies to retiring debt taken on to

accomplish facilities renovations. Fee is payable monthly through 2/28/2025.

• Sales taxes will be added on items as determined by the State of Florida. All fees, charges and taxes are subject to change.

• All members will be charged an additional fee of $9.17 per month on behalf of Republic Trash Services for side yard pick up.

• Use fees for private carts, cart rental, club care and storage, locker rentals and guests are extra.

• There are no food minimums.

• The Plantation is the only membership in Ponte Vedra that is both all inclusive – offering beach, tennis, fitness and golf - and exclusive to members only. Our facilities are not burdened with public or resort guests.

The Plantation has some unique rules and regulations that you will want to be aware of. Below we have listed a few. However, please download the Rules and Regulations, Covenants and ADB Guidelines from the “For Realtors” page on our website. Unique Community Rules • Motorcycles, Etc.: No motorcycles, mopeds,

motorized scooters or go-carts shall be allowed except as approved by the Board of Directors in its sole discretion.

• Parking: Automobiles shall be parked off streets and roads and must be garaged overnight in accordance with the provisions of the Associations Covenants. Guest and service vehicle parking should be in driveways whenever possible. When necessary, Guest and service vehicle parking is permitted on streets for the duration of a social or service function. Overflow parking is available in The Plantation House parking lot.

The golf course is a majestic par 72, 7,141 yard signature championship golf course. It is a private course with no resort guests or public events. The Plantation has a very active event and tournament schedule for men, women, couples and young ones. We are also the home course for the “Sharks” of Ponte Vedra High School!

Kids & Family Activities: There are approximately 215 school aged children that live in The Plantation. While historically our membership has been 60+, in the past five years we have seen a noteworthy shift in our demographics and have welcomed many young families into the community.
