How to conduct a great meeting that builds a client generating relationships

•Be genuinely interested in the business and the owner/manager. If you can do this one thing, everything else will fall into place!

•The business owner doesn’t have to answer all the questions in the template.

•You can ask different questions than what is on the template.

•Be present in the interview. Don’t worry about getting every word down. take notes, listen to what they’re saying, and have FUN!

•Use the interview as a way to learn about this business owner (who is likely a homeowner), so that you can naturally start asking real estate oriented questions, and demonstrating your real estate expertise!

•Ask if the business wants to put up promotions at the END of the interview when they are most happy and appreciative of what you’re doing for them.

Before you can be great, you gotta be good; before you can be good, you gotta be bad; before you can be bad, you gotta suck!

Post Meeting Checklist

Ask for promotions (if applicable)• “Would you like to offer a deal for new customers? And a coupon to incentivize your

customers to write a review? It’s free! Parkbench doesn’t take anything.” • Why not? It’s free for them. It works. And it helps draw more locals to your website.

Get a picture• “Now let’s get a picture together to go with this article.” • This enhances your brand as the local real estate expert that people know, like, and trust.

Ask for referrals• “Do you know any other business owners or professionals who would like to be featured on

the (Neighbourhood) website?” • Business owners know each other, and want to help each other succeed.

End Result: Client Generating Relationships

1. Figure out how often, on average, homeowners move

(e.g. 10 years). 2. Figure out how many more deals you want this year (e.g.

12 deals) 3. Multiply the two together (e.g. 10 x 12 = 120 clients, in 10

years to average 12 more per year) 4. Therefore, you need to do 120 meetings in 1 year, to

increase your business by, on average, 12 more deals

per year. 5. Divide that number by 12 (120 / 52) = 2.3 meetings per

week.
