Why Vote?

By voting in the Greater Montréal Real Estate Board (GMREB) general election, you will elect Directors who will best protect your interests and speak on your behalf while serving on the Board of Directors. Also, you will help ensure the GMREB remains a democratic organization.

To assist you in exercising your right to vote, the GMREB has produced this election guide. Inside, you will find information on the composition of the new Board of Directors and how to vote electronically. There is also background information on each of the candidates so you can cast an informed vote. This year, eight (8) directors must be elected.

At no time can there be more than four (4) members per banner/independents on the Board of Directors.

To be considered a banner, a real estate brokerage firm must be made up of at least 5% of all GMREB members. Given that the GMREB currently has 9,442 members (as of January 1, 2015), this means that a firm needs to have 472 members to obtain the “banner” status. For this election, the independants are considered a distinct group and have the same status as banners.

For the purpose of this election, the following companies have the status of banner: RE/MAX, Groupe Sutton, Royal LePage, Proprio Direct and Via Capitale.

For the 2014 election, the maximum number of candidates that can be elected from each banner is as follows: RE/MAX : 2 / Groupe Sutton : 3 / Royal LePage : 4 / Via Capitale : 2 / Proprio Direct : 4 / Independents : 2.

To be declared elected, candidates will have to receive a number of votes that accounts for at least 1% of all GMREB members. Given the number of 9,442 members (as of January 1, 2015), this means candidates will need to receive at least 94 votes to be declared elected.

To be considered valid, a ballot cannot have more votes than the number of vacant positions, but must have at least as many votes as 2/3 of the vacant positions, which means five (5) votes for the 2015 election.

Composition of Next Board of Directors

Candidates who receive the highest number of votes will be declared elected. However, certain conditions apply: The Board of

Here are the steps to follow to vote electronically:

Log on to the GMREB Extranet and click on the “2015 Election” link.

Identify yourself with your member code and PIN. You will then be directed to the page that features all the candidates.

Choose among the listed candidates. Don’t forget that you must vote for a minimum of five (5) and a maximum of eight (8) candidates, otherwise your ballot will not be accepted.

How to Vote Electronically

The voting period will be from March 23 to 27, 2015, until noon.

If you are a member in good standing of the GMREB, you have a right to vote. To do so, you will need a Personal Identification Number (PIN), which will be sent to your email address in the week prior to the election.

Once you are finished, a message will appear on the screen to confirm that your ballot has been accepted.

Don’t forget that your PIN is confidential. So make sure you

protect it as you do for yourdebit card PIN.

GMREB Board of Directors

I’m requesting your confidence today, as I seek a fifth mandate on the Board of Directors.

The real estate industry is facing significant issues that will require important decisions to be made by our representative organizations. These issues include the combined effect of new technologies and new consumer habits on our practice. We are entering an era of segmentation and diversification of our service offering.

My vision is based on a solid understanding of the reality and issues facing our industry and our profession. In addition to my nine years of experience on the Board of Directors, I have 20 years of experience as a real estate broker. In January 2008, I founded my own agency, REALTA, which has been very successful in central Montréal.

It is therefore as a practitioner with my profession’s best interests at heart that I would like to continue making a contribution to the Board of Directors.

Recognized in the industry as being passionate about real estate, I would like to help advance our profession.

The real estate industry is undergoing many changes and I would like to work with my colleagues to make our profession more positive among the general public and show our peers that it is possible to collaborate and move forward together, regardless of the banner we work for.

I co-founded two committees for business people on the South Shore, both of which are still in existence, one for 12 years now and the other for 10 years.

I participated in a real estate show on live radio for a period of 2 years.

I am truly passionate about real estate. Since the start of my career, my primary goal has been to serve my clients as best as I can and to collaborate well with other brokers regardless of their banner. My expertise in negotiations, acquired through my past experience, will be an asset for the GMREB and for members, as we must remember that the Board of Directors’ work is done by members, for members.

The future of our profession is of great importance to me and I am ready to commit to this new adventure for the good of all members. As a practicing broker, I would like to share the vision and issues of our daily lives in order to find solutions and improvements to our profession. I am a person of integrity and respect, regardless of the situation.

As an ambassador in the East group, my leadership skills are well established, as many of my colleagues can attest to, including our group president.

GMREB Board of Directors

Since my election to the Board of Directors in 2009, I have been very involved as I am currently a member of the Audit & Finance Committee, the Centris® Management Committee, and the GMREB’s West Group Committee.

For the past two years I have been a Regional Director, representing Québec, on the CREA Board of Directors. In the past, I sat on many committees (Governance, Advertising, CREA) and on the Board of Directors of the Collège de l'immobilier du Québec.

I am particularly proud of having earned the trust and respect of those who are involved in our industry, especially members of the Board, managers and employees of the GMREB and CREA and, of course, the real estate brokers who I work with daily.

Regardless of our real estate banner, we all work collaboratively and that is our strength! This is what we do in the field as brokers for our clients, and this is also what we do as members of the Board of Directors for the good of our industry and our brokers.

I am proactive and available. I would like to promote your interests to the GMREB on the issues that concern all of us, particularly:

Work jointly with the other Québec real estate boards to create an AGGRESSIVE advertising campaign on the risks associated with buying and selling a property without a broker.

Promote, more than ever, the importance of the real estate broker’s role among consumers.

Set up a blog or other tool to improve communication and transparency between the Board of Directors and real estate brokers, in terms of decision-making as well as management and governance processes.

The GMREB should assume a substantial part of the mandatory training fees that are now imposed on real estate brokers.

I have solid experience in home staging and in innovative advertising.

I was interviewed by the LCN and TVA news networks and by the newspapers La Presse and Le Soleil for creating the first scripted real estate advertisement in Québec.

I founded the Association des Bed and Breakfast de la région Brome-Missisquoi and was a member of its Board of Directors for 3 years (2003-2006).

Board of Directors

My motivation: to represent brokers, first and foremost!

Originally from Belgium, I have lived on three different continents (Europe, Africa and North America) in seven consecutive years. I speak several languages and my rich life experience has given me tenacity and the ability to easily adapt to all kinds of situations with new and thoughtful ideas.

For the past 17 years, I have been working in Québec in our beautiful real estate industry, a proud member of the GMREB. I am convinced that I can bring added value to the decisions that need to be made in these times of change, and act responsibly in the Board of Directors’ accountability and the sustainability of the GMREB.

Real estate is my passion and I want to defend our rights in terms of the different types of “bad weather” that may affect us. I pledge to fight in order to maximize members’ interests in the decisions made on the GMREB’s major strategies, while prioritizing our Internet tools so that they are kept at the forefront of technology. I am committed to enhancing relations between the GMREB and the OACIQ in order to be better positioned and reach the Real Estate Board’s goal of being an organization that defends the interests of member brokers!

A member of the Board of Directors since 2001 and Vice-President since 2010, I had the opportunity to be at the forefront of major changes that affected our industry and helped our profession to evolve. Transparency, listening to our members, restructuring of the Collège de l’immobilier du Québec, sound financial management, review of all GMREB bylaws and policies, and communication with GMREB members have been the priorities for this Board of Directors for the past five years.

The GMREB’s new bylaws and policies will be presented to you at the Annual General Meeting. As you can see, a lot of work has been done in recent years and many other projects are still on the table, but will be concluded with the help of all of us.

Recognizing brokers’ value and expertise are also very important issues.

A team player, I would like to use my experience in the field, both as a professor to future brokers and as an agency executive officer, to ensure that our profession can shine in the eyes of the consumer.

I want to get involved so that our profession does not go unnoticed, so that brokers are proud to say they are brokers, so that more and more people say “Never without my broker”.

I am currently involved in the South Shore Group Committee and I would like to contribute to positive changes at other levels for the benefit of our profession.
