spective home buyers do the bulk of their re-search via their computers and devices. By ad-vertising their open houses online, sellers have the potential to reach a wide array of buyers. Many real estate agents employ sites such as Homefinder.ca to promote open houses and showcase properties, so sellers can make sure their agents are taking advantage of these wildly popular sites. Some even allow sellers to list their homes on apps that buyers can peruse on their smartphones.

• Generate publicity in traditional ways as well.

Traditional publicity should not be overlooked when promoting an open house. A $5 “Open House” lawn sign is an effective and inexpensive way to attract buyers who are driving through desirable neighbourhoods looking for their next homes. While the Internet is a valuable resource to promote your open house, the sheer volume of online listings can make it hard to reach po-tential buyers. A traditional lawn sign and a list-ing in your local newspaper are budget-friendly promotional opportunities that can generate interest in your open house.

• Invite your neighbours. Neighbours can be great salesmen for your home and the community where you live. Invite friendly neighbours to your open house and encourage them to chat with prospective buyers. Buyers will appreci-ate neighbours’ firsthand knowledge about the community, and their friendliness can help to create a strong first impression that increases buyer interest in your home.

• Consider some changes to your home decor. When hosting an open house, you might not need to go so far as to stage your home, but you may want to make some changes to the decor to

make your home more neutral and appealing to buyers from all walks of life. Remove any poten-tially controversial artwork or decorative items, replacing them with more neutral items that won’t offend or distract any potential buyers.

Basement basics to elevate your homeFinishing an under-utilized basement makes financial sense in certain situa-tions, and may add to your home’s resale value. For a family who has outgrown their current space and wants to avoid buying a more expensive, larger home, finishing the basement can be worth-while. Yet, there are considerations to ensure your project will be worth the time, effort and expense.

Determine if your basement is a good candidate for a renovation and will deliv-er adequate return on your investment with these guidelines:• Is there enough headroom? A finished

floor-to-ceiling height of at least 7.5 feet is required. Include in your calcu-

lation 2.5 inches for flooring and ceil-ing finishing materials. If you own an older home with insufficient floor to ceiling space, you may need to con-sider additional costs to lower and underpin the foundation to create sufficient headroom.

• Is your basement wet? You’ll want to ad-dress any moisture problems before you begin. In older homes, moisture issues can be severe. In some cases, you’ll need to waterproof the founda-tion from the outside. Waterproofing can add substantially to the cost as ex-cavation, waterproofing, weeping tile and backfill may be required.

• Are your windows adequate? The out-

side bottom edges of all basement windows should be at least six inches above the soil. Consider the size and condition of the windows. Are any large enough for fire escape? Are they operable, damage-free, airtight and energy-efficient? Be sure to calculate the cost of any needed window up-grades when estimating your costs.Finished basements provide a myriad

of possibilities including guest rooms, nanny suites, play rooms and home the-atres. Whether you’re looking to increase the value of your home, or enhance your living space, do your research to ensure a successful project.

Three crucial carbon monoxide safety tipsSafety is a top priority for homeown-ers, yet many fail to adhere to some of the most basic home safety rules. Scott McGillivray, host of HGTV’s popular show Income Property says he is always shocked when people seem more con-cerned about the speed of their Internet connection or their TV program bundles than their smoke and carbon monoxide alarms.

“One enhances your life, the other can save it,” McGillivray says. “It is not accept-able for anyone, whether they rent out an income suite or not, to compromise fire or CO safety.”

Here are Scott’s top three safety re-minders:1. Install a smoke alarm on every floor

of your home and outside all sleep-ing areas. It is now law in Ontario, as well, that you must install a CO alarm (or combination smoke/CO alarm) outside sleeping areas if your home has any potential source of the deadly gas.

2. Test alarms monthly. However, un-derstand that if the alarm sounds it is just confirming power is getting to the unit and the circuitry is working. It does not confirm that an alarm’s sen-sor is functioning at an optimal level.

3. Smoke and CO alarms do not last forever. Check the age of all alarms.

Replace smoke alarms that are over 10 years old and CO alarms manufac-tured prior to 2009.McGillivray points out that he only

installs Kidde hardwired combination smoke/CO alarms in his renovations. He looks for alarms with advanced sensors and a sealed 10-year battery for back up in case of a power failure, like the ones from Kidde.

“By never having to change batteries these worry-free alarms save you mon-ey,” he says. “And the alarms also last 10 years from the time of installation. That’s priceless peace of mind.”
