1.0Scope of InstructionWe have carried out a Building Survey of the under-mentioned property in connection
with proposed site. The report has been prepared in accordance with the signed and
agreed terms and condition of engagement.

4.0Introduction and General RemarksThis report contains our advice in relation to the overall condition of the properties
and is not an inventory of every single defects, some of which would not significantly
affect the value of the property. For further details please refer to the condition of
engagement.
At the time of inspection the weather was hot and dry. The weather during the
preceding period was similar. The houses were unoccupied and furnished with floors
covered.
There was obstacle in the areas which limited our access to some areas. The sites were
too dangerous to be explored due to many defects traced. No exposure of hidden parts
of the structures has been carried out.

5.0Description and Age of Property3 property of two storeys terraced from about colonial period in 20
thcentury located
in Georgetown. There is no refurbishment and modernization of the houses has been
carried out. The houses retain many of the original period features and presented to beheritage properties.

8.0Roads And AccessThere are several roads connected to these properties. The properties are in the
heritage site of Georgetown. Besides, the site contains hotspots centres such as
shopping complex and administrative centre. E.g. Komtar. Because of the
circumstance, the roads may become congested at busy times.

10.0 Services10.1 Electricity
We recommend that the electrical installation be inspected and tested by
registered electrician, test to include insulation, polarity abd earth continuity.Any works necessary to comply with UBBL should be undertaken.
10.2 GasThere is no gas meter provided in the property.
10.3 Water and PlumbingWe have not seen the underground main supply pipe but if this is an original
pipe it will now be due for replacement in modern polypropylene and this willinvolve dinging up the front pathway. We recommend that inquiries be made
with the vendor to ascertain what is known of the age and type of main water
supply pipe.
10.4 DrainageThe drain flow was satisfactory at the time of our inspection. We must
emphasise that we have not tested the drain under pressure and we have not
inspected inside manholes in any other adjoining garden.
11.0 The Site11.1 Garages and Outbuildings
None
11.2
Ground and Boundaries
There is a tree growing in the surrounding. Tree roots can be damaging to
structures and services below ground. There is evidence of damage having
been caused by these trees was note at the time of our inspection.

11.3 FloodingWe are not aware of any history of flooding having affected this property or
those nearby but legal advisers should make the usual environmental searches
and enquiries.
11.4 Building Regulations, Town Planning and Other RelevantStatutory Matters.
There would not appear to have been any alterations to these properties which
would have required planning approval.
Some alterations may have been made which required approval under UBBL.
11.5 Contamination and Hazardous Materials.No evidence of contamination of hazardous materials was found during our
inspection to the areas seen.
12.0 Summary and RecommendationsWhere we have recommended further investigations or reports from specialists in this
report, these should be obtained together with estimates for the necessary work.
In the various foregoing pages of this report we have mentioned various items forrepairs that are considered necessary.
We have not carried out tests to ascertain whether any deleterious or hazardous
materials or techniques have been used in the construction of this building, or have
been incorporated subsequently. Neither have we conducted tests to ascertain if the
land is contaminated.
The report provided will be confidential for the specific purpose to which it refers. It
may be disclosed to the clients professional advisers. It shall not be disclosed to any
other person nor reproduced in full or in part without prior consent.
Condition Rating Definition
1 No repair is presently required. Normal maintenance must be
undertaken
2 Repairs are required but Building Surveyor does not consider
these to be either serious or urgent.
3 Defects exist of a serious nature and requiring urgent repair.
