House of Fraser: Anchor Tenant

Anchor tenant - Usually the first, and the leading, tenant in a shopping centre whose prestige and name recognition attracts other tenants and, it is hoped, shoppers. Anchor tenant generally pays rent rate lower than that paid by ancillary tenants.

Brownfield Development – what preceded this building?

Home to the DfSD : Where do you find this in the

booklet? What do the letters represent? What do they do?

Lanyon Place – Which item do you find information about this?

Inner North Belfast includes: Duncairn Ward

Duncairn Gardens is situated in inner North Belfast and is a main connecting road between North Queen Street and the Antrim Road.During the 1970s the Duncairn Gardens area of North Belfast was among the city’s worst sectarian flashpoints, as it became an interface between the Nationalist New Lodge and Unionist Tiger Bay areas. Civil unrest in this area became a daily occurrence and preventive policing became a drain on police resources. As a result, buildings in the area became derelict and prone to vandalism.Vacancy levels in the housing stock augmented. Escalating numbers of buildings were demolished thus increasing the areas of cleared space.

The main objective of the Comprehensive Development Scheme adopted by the Department in April 1993, was to remove existing dereliction through redevelopment and to create a corridor of commercial properties between the communities to help restore social and economic confidence in the wider area. It was also envisaged that the creation of an industrial/commercial area between the communities would help reduce the civil unrest in an area that has experienced the full brunt of the troubles.

Inner North Belfast includes: Duncairn Ward

Neighbourhood Renewal Strategy - Key drivers for this are? see item 3 to identify them

Why Duncairn Gardens?

Historically a wealthy area.

Area acts like a peace line. Became run down

due to the ‘troubles’ in the 1970s.

Polarised community .

In the early 1990s the solution to the poor quality environment and divided community (interface) was to create business park i.e. Teletec. Is this still the solution lets look at following pictures to help judge?

After more than 10 years effort Department and other regeneration partners, private sector confidence and investment is now returning to this part of North Belfast and the public perception of Duncairn Gardens is changing for the better.

Multiple Deprivation three aspects : Mobility deprivedOpportunity deprived Household deprived

Ward - Electoral wards/divisions are the key building block of UK administrative geography, being the spatial units used to elect local government councillors.

The Indices of Deprivation produced by Communities and Local Government (CLG) are measures of deprivation for every Super Output Area (lower layer) and local authority area in England. Separate Indices at SOA level are provided for each of the seven domains of deprivation: (Income, Employment, Health deprivation and Disability, Education Skills and Training, Barriers to Housing and Services, Crime the Living Environment). This allows all 32,482 SOAs to be ranked according to how deprived they are relative to each other. This information is then brought together into one overall Index of Multiple Deprivation. There are also two supplementary Indices, the Income Deprivation Affecting Children Index (IDAC) and the Income Deprivation Affecting Older People Index (IDAOP). District and County level summaries are also provided.
