I attach copies of the Land Registry Search undertaken by Messrs Burgess Salmon and Co dated 13 September 1982 Forms CR21 and Form 96 . In addition we attach Land Registry plans of the same date (although not dated but stamped file plan 796) which shows the entire boundary of my clients property edged green which includes The Pound. This clearly predates the Parish Councils claim of part ownership in 2013 by some 31 years. I trust this is sufficient information to forward to the Inspector under the Policies Sites and Places Plan; Main Modifications Consultation (June 2017) Would you kindly acknowledge receipt of this email Yours sincerely John Phillips PPDL - Phillips Planning and Development Chartered Town Planning and Development Consultants OFFICES AT 45 - 47 HIGH STREET, NAILSEA, BRISTOL, BS48 1AW ----- Original Message ----- From: To: John Phillips Cc: Planning Policy Sent: Tuesday, July 18, 2017 4:50 PM Subject: RE: LGSD437 The Pound Westerleigh Dear Mr Phillips, Thank you for that helpful clarification. Since there is a difference of opinion on the legal ownership of the land, I would suggest that if you would like your views to be considered by the Inspector carrying out the Examination on the PSP Plan, that you review the consultation here: www.southglos.gov.uk/PSPmodifications. This webpage provides a response form and details of the consultation on the Main Modifications which runs until 7pm 24th July 2017. Please do supply any evidence with dates of title deeds and anything else you feel is of relevance, maps for example. I trust this information is helpful. Yours sincerely,

My client Mr Fox of purchased his property in and the Title Plan already submitted to your Council is of the same date which shows the red line including that of The Pound in his ownership. This clearly predates the Partish Councils Land Registry Certificate of 2013 . If required we shall send further evidence to show that the land in question including The Pound is entirely within his ownership and not that of the Parish Council. ----- Original Message ----- From: To: Cc: Planning Policy Sent: Thursday, June 29, 2017 12:36 PM Subject: LGSD437 The Pound Westerleigh Dear Mr Phillips,  Further to our conversation, I write to confirm that following the Inspectors decision to make a main modification to the PSP Plan LGSD437 is currently NOT proposed to be designated. This is because the Inspector, whilst finding our process on LGS designation sound, she considered that there had been some inconsistency in the way we handled some landowner objections. Therefore she recommended that LGSD437 should NOT be designated due to the objection you submitted on behalf of your client.   We contacted you today to let you know that we have received notification from Westerleigh Parish Council, the nominators of LGSD437, that they have a land registry certificate from 2013 showing their ownership of the land at The Pound and further documentation for the southern part of the space regarding a covenant for the space regarding access from the road. They propose to make representation to the Inspector to demonstrate ownership and access and therefore seek designation of the whole space as nominated.

We write to provide you with the opportunity to make further representation to the Inspector on the above matter, if you so wish. Primarily, in the evidence that you submitted with your original objection, the land registry document from your client was not dated. It would be useful to the Inspector to clarify who owns the land. At present this appears to be the Parish Council. You can find out how to make comment via our website at: https://consultations.southglos.gov.uk/consult.ti/PSP_modifications/consultationHome. Closing date for comments is the 24th July 2017.  Please do not hesitate to contact me if you require any further assistance.  Yours sincerely,
