LOCATION OVERVIEW Free Market Portfolio Sale

Dobbs Ferry and Hastings-on-Hudson are considered top suburban villages and school districts in the greater New York City metro area. Both properties sit in prime locations in their respective villages with the ability to walk to shops and restaurants downtown and the Metro North train stations. The commuter train takes less than 40 minutes to get to Grand Central Terminal in Midtown Manhattan from both stations.

With views overlooking the Hudson River, strong schools, and easy access to New York City, both villages have seen strong condo sales if a conversion is of interest at either site. The property directly across from 78 Main Street in Dobbs Ferry (Print House Lofts), just completed a con-version and recently began sales. The chart to the right titled “Print House Lofts, Dobbs Ferry Condo Comps” contains all the sales to date at the property since the conversion. Hastings-on-Hudson also has a strong demand for condos.
