  • ArchitectureOur architectural design work is highly creative, technically sound and ourplanning applications have an exceptionally high approval rate.

    We create meticulously detailed, technical drawing packages before any workbegins on-site. This equips you with accurate pricing ahead of commitmentand furnishes builders with all of the details they require to get the constructionand fit-out right first time. This avoids any ambiguity on-site, which is whatoften results in disputes, delays and additional costs.

    Cohesive:We don’t just think about the outside when we produce architectural plans. Wework backwards from how you want to live inside. It’s very important to marryyour architecture with your interiors right at the start of your project, for theultimate home. But it takes a practice like ours with both architecture andinterior talent in-house, to pull this off successfully as one seamless team.

    Our work typically falls into three buckets:1. Home extensions with either one or more of

    the following:• Basement conversion• Rear extension• Side return extension• Two storey extension• Loft conversion• Barn or other outbuilding conversion• Swimming pool

    2. Remodeling properties – either with or without house extensions

    • Residential clients: structural alterations, space planning and interiorarchitecture services. To optimise the internal floor plan of a propertyand improve its interiors.

    • Developers: Helping with the masterplanning of sites. Creating the bestspace plans and lay-outs when converting existing buildings intoapartments, houses or offices. Providing interior architecture serviceswhich Include Specifying And Overseeing The Fit-Out.

    3. New buildsArchitectural Plans For New Builds.Improving The Space Plans For Developers That Have Architectural Plans ButNeed The Internal Floor Plans Optimised By A Team That UnderstandsInteriors As Well As Architecture.Our interior design and project management teams work in parallel across allof these types of projects as we simultaneously source and specify all of thefixtures, fittings and materials required.

    How we workEnsoul follows the RIBA Plan of Work.In practice, this is how you can expect the architecture process to work with us:

    1. Phone call We will take a brief about what you would broadly like to do and achieve, askfor some information about how you live and any others that live / are going tolive in the property. We will tell you a bit about our capabilities, experience andprocess and determine whether in principle, we are a good fit for each other.

    2. Site visitAssuming that we are a good fit, we will ask to meet with you / or your agentat the property, so that we can walk around, take photographs and establishour first thoughts about what is possible. This site visit, along with a moredetailed brief will enable us to provide you with a quotation for our professionalfees and a very rough cost estimate for your proposed project.

    3. Ensoul fee quotation, terms & contractNext, we will provide you with a fixed fee for Ensoul’s provision of services, acopy of our terms and a contract to jointly execute with you.

    4. Architectural design conceptsOnce engaged, we will produce our first architectural design concepts to showthe art of the possible. These will be presented along with some mood boardsto show what your new architectural features will look like both inside and out.

    5. Planning application submission (where required)When we have a design that we are all happy with, we will then prepare all ofthe plans, elevations, design and access statements, and full documentationthat is required by your planning authority to submit a planning application.Depending on the works, this may also require some survey data e.g. geotechsurveys and arboricultural reports for basement conversions.

  • 6. Planning application processingIt generally takes 8 weeks from formal receipt of your application for the planning authority to give a decision.During this time they will be in touch, to organise a sitevisit, take photographs and potentially ask questions. Wewill manage this process for you and negotiate on yourbehalf where required.

    7. Detailed technical drawing packEach technical package of drawings that we design istailor-made to suit your needs. With some clients we startthis programme of works whilst the planning applicationis in process. With others, we agree to wait until we get theplanning decision.

    • Detailed architectural CAD layouts, sections andelevations.

    • Bathroom elevations with setting out of tiling andsanitary ware.

    • Kitchen outline plans.

    • Lighting and electrical design and specifications.

    • Heating/cooling and plumbing design and specification.

    • AV, IP and security client requirements’ definition.

    • Specifications for finishes and architectural fittings such as flooring, tiling,wall coverings and fabrics.

    • Colour and paint schemes.

    • Our sister company By Ensoul will produce the technical drawing packagefor any bespoke joinery items such as: kitchen and utility rooms, wardrobes,TV and media units, storage cabinetry, built-in offices, bookcases etc.

    8. Tendering to builders & making recommendationsWe write a tender document, compile all the technical drawings, schedules anddocumentation required for builders to tender for works. This usually goes outto 2-3 of our trusted builders. Whilst the builders are putting together the pricingwe answer queries, conduct site meetings with them and receive responses.We then provide you with our recommendation of who to appoint and provideyou with an appropriate draft contract for signing with the selected builder.

    9. Budgeting your complete project costs & approvals In addition to the builder’s costs, there will typically be four other bundles ofcosts that we will put together for you to get a complete view of your totalproject costs:a) Other professional services and survey providers e.g.

    party wall surveyors, drain surveys, geotechconsultants, arboriculturalist, structural engineer.

    b) Fixtures, fittings and specialist equipment. For example:sanitary ware, floorings, tiles, wallpaper, light fittings etc.

    c) Bespoke joinery items such as wardrobes, storagecabinetry etc.

    d) Furniture, soft furnishings and accessories.

    10. Building regulation complianceWe will prepare and submit all drawings and specificationsrequired to ensure compliance with current buildingregulations.

    11. Work commences on-siteDuring the course of your works, we will act as the Contract Administrator,making sure that the builder’s works are on track, approving valuationpayments, managing any variations required etc. Another key aspect of thisrole is answering onsite technical questions and helping to resolve any issuesalong the way.

    12. Project management, procurement & cost controlWe place orders for all fixtures, fittings and equipment, manage the entireproject with all of its third party suppliers and provide you with budget trackingand reports.

    13. SnaggingWith our frequent site visits, we will ensure that your agreed plans areimplemented properly and we will aim to pick up any issues along the journey.At the end of the builder’s programme, we will provide our detailed snaggingeyes and provide lists to the builder to complete.

    14. Completion of worksAt the end of the works we will agree completion with you for the builder’scontract and if we are appointed as Project Managers also deal with any otherspecialist trades that may be working onsite e.g. AV specialists.

    • Set the creative vision for the property.

    • Design the themes for specific rooms / areas.

    • Propose paint schemes with detailed, broken down schedules.

    • Present concepts and finishes for bespoke joinery such as:– Wardrobes– Storage cabinets– TV & media units– Bathroom cabinets– Under-stair storage– Bookcases– Built-in offices– Libraries– Original furniture e.g. dining tables, dressing tables.

    How we work / what you can expect from usIn a very short time, we have an innate ability to get under your skin andanticipate what you will like design-wise and what will work for your lifestyle.

    There is no judgement or intimidation from us – just bags of enthusiasm tounderstand your brief and get it right for you.

    From the start of your project to the end, we will work hand-in-hand with ourarchitectural design team. This is so that we can:

    • Have an input on ensuring that your external architecture marries up withour concepts for the interiors. And, ensure that our interior ideas are buildable.

    • Communicate and liaise on what is going to be installed in the fit-out sothat the technical drawing package includes all elements.

    • We will present you with a combination of mood boards images andphysical samples to view in conjunction with your plans.

    • Where desired, we can produce 3D renders and walk throughs to bring yourinterior schemes to life.

    • Throughout the process we will be a sounding board to listen to your ideasand give you our honest opinion on all design options and decisions.

    • Once items are approved, we produce detailed schedules with full productspecifications, ready to procure all items.

    • For projects that we are project managing, we will manage all of thedeliveries and logistics for getting goods to site on time.

    Your involvementIt’s very helpful for us if you create either Pinboards or Houzz Ideabooks togive us an idea of the creative direction. This doesn’t have to be a bigundertaking. Just a few images can help a lot. Or alternatively a few tear sheetsthat you rip out of magazines is equally useful.

    Once engaged, we will take on overall responsibility for the interior design, andare happy for you to have as little or as much collaborative input as you wouldlike. However involved you want to be, we aim to make it a pleasurableexperience with as much stress taken out as possible.

  • BasementConversionsBasement conversions have become a significant trend in the last decade, as welook to add more space to our homes in order to stay living in areas that we love.

    Whilst they do cost a significant amount of money to create, they can also offera high return on investment, particularly for London basements where the valueof real estate per square metre is high. E.g. if your property is worth >£750 persquare foot, then you can expect a return on investment of >1.3.

    We offer four types of basement dependingupon your plot:1. Under house basementThis forms the majority, particularly for London basements where gardens aresmall.

    2. Under front garden / under driveway basementThese have become particularly popular with those looking to house theirvaluable cars in protected under ground car parking space.

    3. Under garden basementWe have become renowned for designing under garden basements. To godown this route, you will need a sizeable garden either to the front or rear ofyour property that we can dig out and then re-landscape on top.

    Generally speaking, planning authorities restrict under garden basements to50% of your garden so bear that in mind when thinking about whether it’s aviable option for your accommodation needs.

    Under garden basements have the added benefits of: potentially allowing morelight into your basement with glass roof lights, lightwells, bay windows etc. Andoften, we are able to create a separate entrance for under garden basementswhich double-up as fire escapes.

    4. Sometimes a combination of the above.

    Basement services we provideFeasibility studiesWe will work through what size and broadly where your basement could besituated with consideration to planning rules in your local authority,site and arboricultural restrictions. And also if the ground substructure and drainsare suitable.

    Architectural design & spaceplanningThis will provide you with plans and lay-outs of your newly proposed basementso you can see the size and shape of yourbasement, how it connects to your currenthome and how the space will be dividedand used. We also indicate key fixtures,fittings and pieces of furniture so that youcan see how we would suggest fitting it outand furnishing it.

    Planning applicationWe will create all of the plans anddocumentation required and submit toyour local planning office. We liaise withthe allocated planning officer, answerquestions and negotiate where required.The process typically takes 8 weeks fromreceipt of your application.

    Cost planning & procurementWe create a detailed and structured tender package which we then issue andmanage with 2-4 trusted, specialist basement builders that we know and trust.

    We frequently break basement contracts into two parts for your basementbuild as each requires very different skills. It also means that you can get Part1 underway for a fixed price, whilst we design the interior of your basementwhich is where the many cost variations are.

    Part 1: Basement Shell & Core Construction. This is the creation of yourwaterproofed, concrete structure in the ground.

    Part 2: Basement Fit-Out. Preparing and fitting-out the interiors: internal wallformation, plastering, flooring, electrics, lighting, decoration, joinery etc.
