LOCATIONThe property is at the junction of Mill Street and Leam Terrace in a busy and popular part of the heart of Leamington Spa. Nearby are the Leam Boat Club, The Pump Rooms and retail and leisure properties on Victoria Terrace, an extension of the B4087 Parade. Also nearby are the Railway Station and Jephson Gardens and the Royal Spa Centre are to the other side of the River.

DESCRIPTIONThe property was built in 1905 of good quality of red brick with pitched tiled roofing. The main entrance is off Mill Street, with further accesses off Leam Terrace. The ground floor has a variety of room sizes many of which can be opened up as required, whereas the first floor is mainly open plan and has a very lofty ceiling, revealed to the timber frame. Windows are tall, some including stained glass. There are currently useful mezzanine storage/office areas. There is a passenger lift to the rear of the property, ample WCs, kitchen facilities and private rooms.

Generally the premises are well appointed and mainly currently used as offices and consulting rooms. There is a full gas fired central heating system with radiators throughout.

PLANNINGThe building has been used in the past for a number of purposes including worship, as a Community Centre and for collection and meetings, training, administration and offices. We would therefore expect current use to fall within Class D1 (non residential institutional) use.

The premises may be suitable for a change of use and interested parties should make their own enquiries of Warwick District Council’s planning department on 01926 450000. There is plenty of on street car parking in the immediate vicinity regulated by permit or limited to two hours per visit.
