1. There*is*a*toilet*adjacent*to*the*side*access*to*the*eastern*side*of*the*building*which*is*currently*not*in*service.*There*are*however*two*wc’s*in*working*order*on*the*ground*floor* and* one* on* the* first* floor.* These* are* shown* on* the* floor* plan* included* as*Annexure*C.*

2. Fortune* has* to* hand* a* Valuation* on* the* subject* property* dated* January* 13,* 2015* for*$250,000.*

This*Valuation*was*completed*by*LMW*Hegney*who*are*National*Property*Valuers*and*Consultants* under* instruction* from* the* National* Australia* Bank* for* First* Mortgage*Security*purposes.*

Importantly* this* Valuation* was* completed* PRIOR* to* substantial* renovations* being*completed* in* September* 2015* at* a* cost* of* $131,288.30.* Also* the* Valuation* was*completed*prior*to*the*kitchen*being*completely*refitted*at*a*cost*of*circa*$10,000.*

Interior*spaces*of*both*buildings*are*comparable.*The*bank*chamber*compares*with*the*LPO* retail* and* working* areas.* The* residences* compare* in* that* they* both* have* high*ceilings,*ornate*cornices*and*spacious*rooms.*Each*residence*has*one*bathroom,*lounge*and*dining*with*an*open*fireplace*plus*3*bedrooms.*

The* interior* finish* of* the* bank* building* is* of* a* much* higher* standard* in* that* the*floorboards*are*polished*and*the*interior*is*totally*renovated,*finished*and*decorated.*

The* LPO* buildings* interior* needs* painting* and* decorating* and* the* bathroom* needs* a*complete* refurbishment* and* refit.* To*meet* the* same* standard* of* presentation* as* the*bank* building,* it* is* estimated* that* if* professional* tradespeople* were* employed* to*complete*refurbishment*and*decoration*of*the*LPO*building,*the*following*expenditure*would*be*required*
