The Sedona Lands are located in a mature part of Downton Edmonton, just outside of the Central Business District. This development site is located just steps away from many trendy restaurants and shops as well as an abundance of other services and amenities. The Lands has immediate access to a number of bus routes and is within walking distance to Bay Enterprise Square LRT Station, providing easy access to all areas of the city. The Lands are located on top of the river bank, and any future development will have stunning views of the Edmonton River Valley.

The Lands currently carry an RMU, (Residential Mixed Use), zone land use designation. Permitted uses include apartment housing, child care services, community recreation services, convenience retail stores, government services, group homes, personal service shops, public libraries, cultural exhibits, as well as professional, financial and office support services. Of note, the maximum FAR of 5.5 under the RMU zoning falls towards the lower end of density range evident in downtown Edmonton. Given current market conditions and current city councils policy of supporting higher density, the subject site could potentially be rezoned to achieve higher density and height.
