RHONDDA CYNON TAFF BOROUGH COUNCIL
DB3 was appointed to lead a multidisciplinary design team, acting as Architect and Lead Consultant for all RIBA Stages from concept design, the planning process through construction to completion.
The £42 million Taff Vale redevelopment, comprising 10,700 sqm of offices, 2400 sqm of community facilities and 400 sqm of café restaurant space is a major element in the regeneration of Pontypridd’s town centre.
• Buildings A, B and C are all linked by a new basement with high quality public space at ground level, linking Taff Street to Ynysangharad Park and the river.
• Buildings A & B are office use and capable of sub -division on each floor. Servicing and car park provision is provided in the basement.
• Building C comprises a mix of D1 and D2 uses, alongside a small café (A3) and some administration space (B1) Each of the three buildings is to operate independently, with freedom of working hours.
The site had been derelict for many years, following the demolition in 2011 of a 1960s development built on the site. The project has created a vibrant new quarter in the centre of the town.
Taff Vale Regeneration
Quorum Business Park is a major employment destination, located in Newcastle, developed on a phased basis by Grantside Quorum Ltd.
DB3 was invited to submit designs for the next stage of this major project, in a closed competition, to provide a mixed use development situated around the main entrance to the site. The proposed accommodation comprises BREEAM ‘Excellent’ offices of 3700m², retail space of 460m², a restaurant of 206m² and a hotel of 4327m².
By careful planning and an understanding of the needs of each client type, we ensured that the retail element contributed to the overall flow of both pedestrians and traffic, without upstaging the larger hotel element to which it is connected.
This was achieved by shaping the building to allow it to merge with existing public realm elements and to provide easy access for deliveries and passing trade.
The scheme as a whole needed to complement existing architecture on the site as well as a materials palette as part of the hotel requirement. We therefore morphed the use of materials across our development proposal to enhance its coherence with the overall scheme.
Furthermore, through careful planning we were able to offer significantly improved net to gross ratios within the commercial space than was briefed, without adding to budget.

An example of our approach to sustainable office design is this 1850m² building which houses 128 staff of a new housing association created by a stock transfer from Monmouthshire County Council as well as providing public facing meeting facilities.

DB3 act as Architect for our client Business Homes and have produced a series of concept designs for a high quality, low energy, cost effective business space concept.
The design is capable of being scaled to fit a variety of site areas and planning applications are currently lodged for the first physical development.
A further series of sites are currently at varying stages of the development cycle.

PAUL SMITH
DB3 was appointed as Architect for this prestigious project to convert and refurbish a central London building on behalf of client Paul Smith.
The project comprised comprehensive refurbishment of 5 floors of office accommodation together with a new flagship retail store. Also included within the
scheme is the conversion of a penthouse apartment from a 2-bedroom to 3-bedroom accommodation.
The building is located in the Mayfair Conservation Area and remained occupied throughout the works to the penthouse.

Pembroke Technium was the winner of the Insider Property Wales Sustainable Design Award. The building has been developed to be a model of sustainability and low energy use to demonstrate systems under development. The building is
centered on the creation of an ‘internal street’. This was taken a step further by transforming the link to the main building into an atrium.

KEYLAND DEVELOPMENTS
This project involved the conversion and reinstatement of listed farm buildings at Esholt, Bradford on behalf of Keyland Developments.
The project provides contemporary vibrant office and business unit spaces as a contrast to the existing building fabric. The risk buildings were fully renovated, with the DB3 team developing a complementary, exciting solution.
Home Farm Offices
DB3 acted as Interior Designer and Architect for the refurbishment of the second floor of 2 Assembly Square, Cardiff, to create a new Life Science Hub on behalf of the Welsh Assembly Government (WAG). The Hub is a national and international focal point and nerve centre for life sciences in Wales, and is a resource for the whole of the sector including academic, business, clinical and funding organisations.
The scheme provides 1190m2 of office accommodation with new finishes throughout. The purpose of the space is to stimulate interaction, innovation, networking and collaboration, as well as facilitating jobs and blue chip investment. We developed the design in conjunction with the key stakeholders delivering a multitude of challenging design and planning objectives.
We worked with client stakeholders to design in features that allowed for collaborative working. The main open plan work area includes a combination of meeting areas designed to foster collaboration including open drop-in areas and formal group rooms. The boardroom with views over Cardiff Bay has bespoke leather clad walls with slate-backed display recesses. Further areas of activity and collaboration include a coffee bar and soft seating area.
The fit out included board room table, meeting rooms, multimedia pods, living walls and floors, slate walling, reception desk and copper ceiling to board room. A new café and tea points provide refreshment and catering facilities.

DB3 created the design for the flagship headquarters relocation for Admiral Insurance. The proposal was informed by the existing architecture and look to mimic the high quality of materials and finishes that was to eventually enclose Callaghan Square and create a unified development.
In terms of its massing and scale, the building was planned to be lower on the south eastern corner increasing in height on the north western corner to create a focal point when viewed down St Mary’s Street, which meets the requirements of the masterplan.
The building exterior was planned to be of a similar nature to those on the north of the site. With a colonnade on the ground floor and the top storey recessed, the facade was to be articulated to create interest and quality. The entrance was planned to be prominent but not imposing.
The open plan, modem design provides accommodation for up to 2350 staff.
Flagship HQ Concept
This development project provides new business space in office and hybrid office units at Speake Garston, Liverpool.
The site contains two structures, one of 22,000ft² together with a further building housing eight business units totalling 30,000ft² in area.
Negotiations were undertaken with Liverpool Land and the scheme affords further regeneration of existing brownfield development land.
Close proximity to the existing historic hangar building of the nearby airport called for a sympathetic design approach, something that has seen the successful completion and letting of this high quality flexible space.
The design achieved BREEAM ratings of ‘Excellent’ for the office units and ‘Very Good’ for the hybrid units.

DB3 acted as Architect for this major scheme to create a new corporate and retail banking UK headquarters of Punjab National Bank at No.1 Moorgate.

The project includes a two storey vertical extension to a four storey existing office building.
The extension provides circa 3000 sqm of additional high quality office space.

MIDLAND & REGIONAL PROPERTIES
In the heart of Wolverhampton, DB3 developed a scheme that provides a new and exciting vision for the city, planned to build on the strengths and character of its architecture.
The aim is to produce a responsive development which will become an integral part of the urban fabric of Wolverhampton in the future.
The proposed scheme provides new shops, offices and private homes, in addition to a number of hotels with conference and leisure facilities.

DB3 was appointed by the owners to revisit this tired office building in Birmingham’s city centre. The building sits within a conservation area.
Our design incorporated a refit to the main office floors as well as an upgrade to all common areas, washrooms and the building reception space.
Whilst a design-led approach was required, we were mindful of the sensitive nature of this building and the corporate tenants our client attracted.
A phased approach to the project allowed for the ongoing occupation of the building throughout the upgrade programme.

DB3 was appointed by Charnwood Developments as Architect to develop the masterplan for the 16 acre Wales 1 Business Park at Junction 23A on the M4.
The name defines the location as the first key point of entry to Wales over the new Severn Bridge on the M4 corridor.

Aberporth Business Park is situated alongside West Wales Airport and adjacent to one of the world’s most advanced aerospace technology centres. The scheme
was developed on an exposed brownfield site with the intention of increasing site biodiversity through sensitive landscaping and low impact construction methods.

TILLION PARTNERSHIP
The Tillion Partnership selected DB3 as its Architect in obtaining a detailed planning approval for a mixed use development of offices and residential on an 8 acre site between the River Aire and Leeds Liverpool Canal on the outer fringe of Wakefield City Centre.
The final design approved by the client was for a series of buildings running along both the canal and the river side having their own distinct presence, and creating
flexible floor space enabling various options as to the sub-division, dependent on individual tenant needs.
A full planning approval was obtained for a total of 220,000ft² of office and residential accommodation over a number of buildings varying from 5,000 to 30,000ft² with designated car parking spaces.
Wakefield Waterfront
Food store design and project management is a major strength of the DB3 offer.
Responsible for the architecture of a multitude of ASDA stores since 1964, our client relationship developed over this period, where the practice provided Design, Project Management and Client Agent services on a wide range of projects.
Our involvement encompassed extension, refurbishment and renewal of retail superstores, with a focus on speed to market and minimisation of store trading disruption.
Experience and skills within the practice enabled DB3 to tackle any project type including new stores, renewals, minor departmental changes and roll-out projects.
