Choosing a Realtor
Why use a Realtor A Realtor can help you find a house
efficient and quickly. Your Realtor’s expertise and experience
with be crucial in helping you find the right home of your dreams.
How to find a Qualified Realtor Past Experience, Referral, Seminars,
Internet, Open House, Sign or Ad calls

Realtor Consultation
Meet with your Realtor Ask questions, how long have you been a
Realtor? What areas do you work in? Do you work with buyers only, sellers only or both?
Discuss the type of home you believe will be right for your needs. Growing family, entertain often, gardening, work
at home, Chef, needs lots of closet space, fixer upper, couch potato.

Realtor Consultation
Discuss with your Realtor if you have met with a Lender and applied for Loan Pre Approval.
Bring in a copy of your Pre Qualification or Pre Approval Letter.
Provide your Realtor with your Lender contact information, name, address, phone number, etc.

Looking for a Home
Preview homes and make selection Always bring your check book. Always go out with the expectation of
purchasing a home today. Bring your camera (Ask first if it is ok to
take pictures). Bring a pen and some paper to take
notes.

Making the Offer
Your Realtor will help you complete the Purchase Contract and other required documentation and attach your Pre Qual /Pre Approval Letter.
You will write the Initial Deposit Check. Earnest money to show seller you are serious about
buying. Discuss with your Realtor if you will be putting
money down for your down payment or if you will be doing 100% financing.

Seller’s Response
Offer Accepted Open Escrow and your Realtor will help you
order the Home Inspection. Offer Rejected
Review with your Realtor as to why the offer was not accepted.
Offer Countered Review the counter offer and accept it or make
another counter offer or cancel the contract

Offer Accepted
Good Faith Check is deposited. Escrow Instructions will be typed and
send to the Buyer, the Seller and both Realtors for signatures.
Buyer will hire a Professional Home Inspector.
Verification of funds Lender will order the Appraisal.

Inspection Reports
The Seller will review and response to the Request for Repairs and will complete all Disclosures with his Realtor and order the Home Warranty and the Termite Report.
Escrow will order on behalf of the Seller the Preliminary Title Report and the CC & R (for Condo purchase)

Disclosures Reviewed
The Buyer will review the Seller’s response to the Request for Repairs, all Disclosures and the Termite Report.
The Buyer will receive a copy of the Appraisal and Prelim Report.
The Buyer will continue to work with the Lender on the process of the loan

The Closing
Order Hazard and Home Protection Insurance
Termite work completed by Seller. Read and sign Loan documents. Bring in closing cost and down
payment funds (cashiers check only).

Complete Final Walk Through Loan Funding
