SHREVEPORT DRIVE TIME ANALYSIS & OVERVIEW IMMEDIATE TRADE AREA The subject property, located at the intersec-tion of 70th Street and Fern Ave, is positioned just west of Youree Drive, a major north-south

surface street carrying over 33,000 cars per day. Youree Drive connects this trade area with the Shreveport central business district to the north and good nighttime population to the south. 70th Street, carrying over 32,000 cars per day serves as a connector to Interstate 49 to the west and South Bossier City to the east. SHREVEPORT, LA Located in northwest Louisiana, 15 miles east of the Texas-Lou-isiana state line, Shreveport is the third largest city in Louisiana with a population of 218,021. With a history as a regional center for the oil and gas industry, the city has largely transitioned to a service economy. In particular, the area has seen a rapid growth in the gaming industry, hosting various riverboat gambling casinos, and, before Hurricane Katrina in 2005, was 2nd only to New Orleans in Louisiana tourism. A new 350,000 SF convention center was recently completed in downtown Shreveport. It includes an 800-space parking garage. An adjoining Hilton Hotel opened in June 2007. Shreveport is also a major medical center for the re-gion and state. The Louisiana State University Health Sciences Center Shreveport operates at expanded facilities once used by the former Confederate Memo-rial Medical Center. Major hospitals include Christus Schumpert, Willis Knighton, and the Shriners Hospital for Children. Since November of 2008, excitement about the Haynes-ville Shale has been a boom to Shreveport and the sur-rounding areas. Many new jobs in the natural gas industry have been created and as a result home growth has continued to be brisk.

SHREVEPORT-BOSSIER CITY MSA The Shreveport-Bossier City Metropolitan Statistical Area (MSA) is a metropolitan area in northwestern Louisiana that covers three parishes – Caddo, Bossier, and De Soto.

Recent growth in the film industry has added to the economic diversification of the area. Tax incentives offered by the state government have given Louisiana the third largest film industry in the country. Over 30 feature films have been shot in the area since 2006. “The largest employer in northwest Louisiana is Barksdale Air Force Base, located south of Bossier City. Employing nearly 11,000 people, Barksdale generates an annual economic impact of $753.8 million for the economy of Bossier Parish and surrounding communi-ties. In 2009, the Air Force’s newest command, Global Strike Com-mand, was activated at Barksdale increasing the base’s importance as a military facility and economic engine.”

Growth in the gaming industry has spurred large scale retail growth in the area. In May 2005, the Louisiana Boardwalk, a 550,000 SF shopping and entertainment complex, opened across the Red River in Bossier City, featuring outlet shopping, several restaurants, a 14-screen movie theater, a bowling com-plex, and a Bass Pro Shops. Bossier City is also home to 1 of the 3 horse racetracks in the state, Harrah’s Louisiana Downs. Casinos in Shreveport-Bossier include Sam’s Town Casino, Eldorado Casino, Horseshoe Casino, Boomtown Casino, and Diamond Jacks Casino (formerly Isle of Capri). The Red River, which runs along Shreveport and its neighbor, Bossier City, is considered “a mecca for fishermen” and “is host to many fishing tournaments – including the 2009 Bassmaster Classic.” “Year-long festivities - For Shreveport-Bossier festivals are a way of life. Special events include an exciting July 4th celebration, arts and music at the Red River Revel Arts Festival in October, crawfish and Cajun culture at Mudbug Madness in May and great family fun at our over-the-top Mardi Gras celebration.
