TITLE: Seller shall provide an owners policy of title insurance in the amount of the purchase price and shall execute a gen-eral warranty deed conveying the real estate to the buyer(s).

REAL ESTATE TAXES: The seller shall be responsible for all 2019 calendar year and prior taxes. 2020 taxes will be prorated between seller and buyer.

EASEMENTS: The sale of the property is subject to any and all easements of record.

CLOSING: Closing shall be on or before 30 days after date of proof of merchantable title.
