Fiscal Impact Analysis by the Builder's Association in Frederick County by Valbridge - consultants for commercial real state, not residential, hired and paid for by the Builder's Association. The report is in my opinion, questionable as many of the assumptions appear to be skewed leading to higher revenue and lower costs and it does not separate the report into Cost of Services vs. Cost of Infrastructure.What we need is an updated Cost of Community Services Study by the American Farmland Trust, or a neutral 3rd party, and an updated Impact Fee Study, especially given the context of the Prevailing Wage increased costs.If we do not capture the costs of new residential growth from the sources of that growth, then we as taxpayers will get left to foot an enormous bill.We need responsible growth that is fiscally responsible. It is my hope that our County Executive and County Council will work to update the information and to then act upon that information to insure a sustainable future for us all!There are a number of other issues with the report that are too many to list here.
