The Propertybeing All That Certain lot or parcel of groundsituate in the Borough of Jefferson (formerlyJefferson Township), County of Alleghenyand Commonwealth of Pennsylvania, Lot No.6 in the Plan of Lots laid out for R. M.Blackburn and Company by J. B. Stilley,August 23 and 25, 1871, and bounded anddescribed as follows, to wit: “Beginning at apoint or monument on the Northerly line ofthe M. Wall Plan and on the line of land nowor formerly of Charles A. Harris; thence alongthe line of land now or formerly of Charles A.Harris, North 13° 20’ East, a distance of411.23 feet to a pin on the line of landsformerly of Curry; thence along the line oflands formerly of Curry, North 75° 01’ East, adistance of 196.33 feet to a pin on the line oflands now or formerly of John Ashton Estate;thence along said lands of the Ashton Estate,South 13° 40’ West, a distance of 502.44 feetto a pin located on the Northerly side of thesaid M. 8. The nature of the title hereby acquired is(i) fee simple in the surface; (ii) only so muchof any coal beneath the surface or anyseparate estate in such coal as is necessary forthe lateral and subjacent support of thesurface and any improvements now orhereafter erected thereon; and (iii) the right toaccess coal, oil, or gas from the surface of theland hereby condemned. However, exceptingand reserving unto Condemnees all of the oiland gas to which Condemnees hold title,provided access to any such oil and gas mustbe obtained from beyond the land herebycondemned.
