From the EditorLetter

The end of summer is near, which spells relief for full-time residents. I spent mostof July and August hibernating with my newborn son. It seemed finding indooractivities for my daughter was more of a challenge than the sleepless nights and Ilook forward to the coming days when we can tolerate the outdoors for more thanjust a few minutes, unless submerged in water.

At a time when gas prices have hovered around $4 per gallon, it's become moreapparent how crucial our local businesses are to keeping McCormick Ranch athriving community. Many of us are not only reconsidering where we spend ourdollars, but how far we drive for our daily needs. Whether it be for a cup of coffee ora visit to the salon, I hope you'll consider the advertisers who support thispublication.

In this issue's feature article, we take a closer look at plans for growth along Viade Ventura and the 101 and how it will impact our quality of life in the coming years.As Phoenix grows into a megapolitan, the convenience of our location is undeniable.But for those of us who have lived here over 20 years and miss the charm ofyesteryear, I hope you'll enjoy (and contribute to) the “Remember When” section.

As we all know, home prices have declined.Fortunately, the home price declines in McCormick Ranchhave been much smaller than those seen in many otherareas of metropolitan Phoenix.

Metro Phoenix Home PricesThe graph below is the Case-Shiller Home Price Index

for metropolitan Phoenix. The Case-Shiller Index isconsidered by many to be the most accurate measure ofhome price appreciation, or more recently, home pricedepreciation.

The Case-Shiller Index looks at how the prices ofindividual homes have changed over time. They look atrecent sale prices, the prices those individual homes soldfor previously and then they calculate the home priceindex.

85258 Home SalesMcCormick Ranch makes up the largest part of 85258,

although Gainey Ranch and Scottsdale Ranch are alsoincluded in 85258.

The graph above shows a slowdown in the number ofhomes sold in 85258 since 2005.

Notice that home sales in 85258 increased in recentmonths but are still low compared to home sales in 2003.We may be seeing the beginnings of a turnaround in thenumber of homes sold in 85258, but there is no cleartrend at this time.

The low number of home sales, however, helps explainthe weakness we currently see in single family homeprices in 85258.

85258 Home PricesAlthough sales fell sharply in 2006 and 2007, the

median home price per square foot hung tough at around$270 to $280 per square foot in 85258 and McCormickRanch.

The inventory of unsold homes for sale continued toincrease, however, putting downward pressure on prices.Eventually, the pressure of unsold homes for sale becameso great that in late 2007 we started to see a decline inthe median price per square foot of homes sold in 85258.

The price decline of about $35 per square foot in85258 is relatively small. Most zip codes in Phoenix haveseen price declines of $60 per square foot.

Remember, homes in most zip codes are much lessexpensive than in 85258 so such price declines are muchlarger as a percentage of home value.

Advice to Home SellersScottsdale has been one of the strongest real estate

markets in metropolitan Phoenix in recent years andhomes in McCormick Ranch have depreciated far lessthan most areas of in the last year. Nevertheless, thecurrent weak pricing trend may continue until the numberof homes sold each month increases to more traditionallevels.

If you have your home up for sale, you know you havea ton of competition from other homes for sale inMcCormick Ranch and throughout Scottsdale.McCormick Ranch home sellers should consider pricingtheir homes very aggressively in order to sell quickly andmaximize profit.

Opening their doors just one year ago, Katie Aho andLindsay Compitello have brought their passion forclassic pilates to the Scottsdale Promenade located onShea.

In 2003, Katie left Chicago and the corporate worldbehind to become more physical. She ran a successfulpilates studio in Las Vegas before moving to Scottsdale.Lindsay was a gymnast at UofA and, after graduating,joined the Professional Modern Dance Company inVirginia Beach. Of taking her first pilates class she says,“After that first day, I was hooked. I wanted to be strongand flexible, not bulky.”

These kindred spirits joined forces to open PilatesCorps and show people the difference the originalmethod can make in their bodies. As followers of theauthentic method of pilates they have each receivedover 700 hours of instruction, unlike many instructorswho achieve certification over the weekend. Both Katieand Lindsay are very hands-on with their clients makingsure every movement is done correctly. “Properinstruction creates good body awareness. We look atyou as an individual and design the program to meetyour needs,” says Katie.

The machines in studio can be a little intimidating atfirst, but they are designed to accommodate all levels offitness. Just 3-5 repetitions and you move on to the nextexercise, so users never get bored. One machine,called the Reformer, can perform 75 exercises alone.The Gratz equipment used at Pilates Corps is theoriginal equipment designed by Joseph Pilates forphysical therapy. Halloween is a fun time for children and adults, butfor your pet it could be dangerous. Keep the followingtips from the Humane Society in mind this Halloween:• Keep your pet in a quiet place, away from the noises

of trick-or-treaters. Try to keep your pet(s) in a contained area of your home with music or a noise distraction so that they do not get scared or go into protection mode each time the bell rings.

• Keep flame decorations out of your pet’s reach. Pets are curious, they will try to sniff and possibly burn theirsnout or may knock over a candle or pumpkin and cause a fire.

• Keep candy away from pets. Candy, especially chocolate can be toxic to pets. Wrappers can also be harmful if swallowed.

• If you decide to dress them up, make sure the costume does not constrain their movement, hearing or ability to breathe. Check the costume for parts that your pet could chew off and possibly choke on.

• Leave the dog home when you take the kids out trick or treating. Your pooch could get scared by costumes or frightened by the numerous people trying to pet them.

• Be aware that your pet may not recognize you in your Halloween costume. Pets are very sensitive to differentappearances.

he area around Via de Ventura along thePima Freeway (Loop 101) has seen somedramatic changes recently and there is moredevelopment either already in progress orplanned for the future. In some cases,

developers of these projects have had to follow specialprocedures when building on Salt River Pima MaricopaIndian Community (SRPMIC) and allottee land, but theyhave done so with the premise that the newdevelopment will be of benefit to not only the Indiancommunity, but the surrounding Scottsdale communityas well. Here we look at some of the most prominentconstruction and development in the area and how it isexpected to impact the area.

According to Gerry Blomquist,partner with MainSpring CapitalGroup, primary developer ofPima Center, which is borderedby Via de Ventura to the southand Pima Road on the west, thisis an "A+ location" due to its easyaccess to on/off rampsaccessing the freeway as well asits proximity to Scottsdale. Butthe process of getting the projectoff the ground was seven yearsin the making. "We had to have aconsensus from more than 200[allottee] families," Blomquistsays. "At the time, there was notemplate for what we were tryingto achieve, so we just went fromfamily to family, spending timewith them and earning theirtrust."

Pima Center is only 35 percentcomplete, yet it promises toencompass 3.5 million square feet at time of build outand Blomquist hopes the result will benefit the SRPMICfamilies. "The revenues for the landowners will be aslarge or larger than anything on their land exceptgaming," he says.

Jeff Roberts, vice president of real estatedevelopment for Opus West, hopes the project willbenefit the community by creating more employment

opportunities. Opus subleased the ground lease frompartner MainSpring Capital in 2005. At that time, Opussecured a sublease agreement that was more affordablethan purchasing fee land in Scottsdale; Opus thenpassed on that savings Pima Center tenants.

The 209-acre multi-use business park encompassesa variety of Class-A office space options to attractdifferent kinds of companies. In late July, Opus Westhad signed five new tenants to Pima Center:Hemisphere GPS, New Horizons, Pierce-Eislen,Safeguard Security and Z & H Engineering, bringing thefields of technology, communications, research andengineering to the center. At time of press, 500,000

square feet had been completed andanother 260,000 square feet wereunder construction. Roberts expects1 million square feet to be completeby year's end.

Riverwalk Arizona is a 187-acremaster planned mixed-usedevelopment bordered by the Loop101 to the west, Via de Ventura to thenorth and Indian Bend Road to thesouth. According to developer TheAlter Group's Senior Vice President ofNational Development, Kurt Rosene,"Riverwalk will afford the area retail,hospitality and corporate officefunctions thereby providing alive/work/play alternative for theMcCormick Ranch area." RiverwalkArizona will be providing a newresource for shopping and hospitalitythat will increase amenities in theimmediate area. "The corporate officeportion of the site will provide aresource for new jobs and high

paying corporate positions that will be new to theimmediate area," he says.

Ultimately, Riverwalk will include more than two millionsquare feet of development and will employ over 7,000people upon build out, which Rosene estimates will takeseven to 10 years. The project is currently in its firstphase of development and has completed 500,000square feet of buildings.

The site is adjacent to Casino Arizona at TalkingStick, which will boast the full service Casino ArizonaResort & Spa with 497 deluxe guest rooms, 100,000square feet of indoor/outdoor function space, multiplerestaurants and a 13,000-square-foot state-of-the-artfull-service spa. Construction of Casino Arizona Resort& Spa is scheduled for completion in early 2010.

The 140-acre Pavilions, located on Indian Bend justoff the Loop 101, is one of the most successfulcollaborations with SRPMIC to date. De Rito PartnersDevelopment, Inc. purchased The Pavilions in January.Founder and owner Marty De Rito saw a greatopportunity to purchase a piece of property that servicesthe Indian community, Paradise Valley and Scottsdale."Phoenix is expected to grow to eight million," says DeRito. "The Pavilions already has a huge existing upsidepotential because of its position near the freeway."

De Rito recognizes that the project needs significantupgrades. Since January, the company has replacedmore than 250 lights, all the streetlights on Indian BendRoad surrounding the property, and signage lighting,and the landscaping has been modified. The property isnow hooked up to the community's water system, andby year's end; it is expected to be hooked up to thecommunity's septic system as well. The firm is currently

reworking the entire parking lot – by November it willeither be replaced or repainted, and the property'sbuildings will be painted by year's end. De Rito alsoadded an onsite property management office so the firmcould consistently handle upkeep. Other significantimprovements are planned over the next few years, butdetails have yet to be released.

All of this development will benefit Scottsdale inaddition to the SRPMIC, according to Harold Stewart,business services manager. "For Scottsdale thepresence of companies along the 101 means thatemployees have the opportunity to shop, eat and relaxin Scottsdale after work or during lunchtime," he says."One benefit of the availability of new jobs next toScottsdale is that it provides an opportunity forScottsdale residents to work near home." Stewartbelieves the development along the 101 corridor canhelp maintain interest in Scottsdale as a businesslocation as well as focusing interest on SRPMIC land.

As the Via de Ventura/101 area develops, it will be awin-win for members of the SRPMIC as well asScottsdale residents. And since there is a good supplyof land for development between the 101 and PimaRoad, it is almost certain that more development is onthe horizon. MCRL

Q: Where are you from originally and what brought youto McCormick Ranch?A: I am a native New Yorker. My husband and I lived in

San Francisco for many years prior to moving here.

Q: What do you enjoy about the area?A: I love the trees, flowers and easy drives to wherever

I need to go. Also the interesting differences in thestyles of homes.

Q: How have you gotten involved with the community?A: Recently I joined the group that plans events for theMariposa Community. We have 4 events each year plusa Garage Sale in the Fall.

Q: Something most people would be interested tolearn about you?A: I appeared as a featured dancer for 5 years on theGary Moore Show, where Carol Burnett got her start asa weekly television performer. Other guests on theshow included Julie Andrews, Ella Fitzgerald and Gwen

Verdon to name a few. Also, my dance partner and Idanced for the President of The United States at ThePress Photographers Ball in Washington, DC.

Q: What is your favorite local restaurant?A: My favorite restaurant is the Pinon Room at theMillenium Resort...especially their Cobb Salad andHamburgers.

Q: What do you do for fun?A: I teach a dance class at The Scottsdale Athletic Clubwhich is right off Indian Bend across from the entrance towhere I live in McCormick Ranch. My students have hada great time learning dances from Musical Theater(Damn Yankees, Chorus Line, Chicago and much more).

According to a study by the National Crime PreventionCouncil, Identity Theft was the number one concern ofconsumers in the United States. However, few peoplehave done anything to protect themselves from IdentityTheft. Here are 10 things you can do right now to makeyou less likely to be a victim of Identity Theft.

• Guard your social security number and date of birth. These two key numbers can be used to steal your identity.

• Purchase a crosscut shredder and shred old bank statements, credit card statements, and credit card offers before throwing them in the trash.

• Don’t put outgoing mail in your mailbox. Take all mail to a US Post Office or use a “blue box.”

• Each year, order your credit report for free by going to: www.annualcreditreport.com. You can order one per year from each of the three credit bureaus. Check for mistakes or fraudulent activity.

• Opt out of credit card offers (either permanently or for two years) by calling 1(888) 567-8688

• Stop direct mail and telemarketers by writing to:Direct Marketing Association; P.O. Box 9008; Farmingdale, NY 11735

• Remove your name from telemarketer’s lists by signingup at www.donotcall.gov/ or call 1(888) 567-8688.

• Don’t respond to unsolicited e-mails asking for personal information no matter who claims to be asking for it (prevents “phishing” fraud).

• Don’t give personal or credit card information out over the phone to anyone who calls you. Only give information when you initiated the call and know that you’ve called a legitimate business.

• Use auction websites with extreme care. Be wary of escrow sites that you have not heard of or can’t verify through the Better Business Bureau or your state regulatory agency (e.g. Arizona Registrar of Contractors). MCRL

Without mold we would have no Wisconsin cheese...no California wine. Or Penicillin, one of the greatestmedical achievements, which has saved countlessmillions of lives. But this article is to help the homeowner understand what mold or mold-like substancesare and how to deal with them.

First of all, molds are simple, microscopic organisms,that are virtually everywhere, inside and outside.Society has used mold to its advantage for thousands ofyears and everyone is exposed to some mold on a dailybasis without evident harm. Molds, along withmushrooms and yeasts, are fungi and needed to breakdown dead material and recycle nutrients in theenvironment. Mold growth is often seen in a form ofdiscoloration, frequently green, gray, brown, or black.

Today, Americans spend the majority of their timeindoors, where they are exposed to a smorgasbord ofair pollutants. A major problem with indoor air qualitybegan in the 1970’s with the energy crisis. As a way ofconserving energy we began building our homes airtight. The air pollutants now stay in the home ratherthan being vented through loose windows, doors, etc.

All mold needs to survive is moisture and an organicfood source like wood, drywall paper, dirt, etc. Mold

wants to reproduce and it does so by sending out intothe air mold spores that land on surfaces like dampcellulose or wood. Mold spores primarily cause healthproblems when they are inhaled in large numbers, butcan also pose risk through skin contact and eating.Some common symptoms of mold exposure arerespiratory problems, nasal and sinus congestion,watery burning eyes, skin irritation, headaches, achesand pains. People at a greater risk when exposed areinfants and children, the elderly, immune compromisedpatients, pregnant women and individuals with existingrespiratory conditions, such as allergies and asthma.

In addition, certain types of mold “know” they arecompeting with other organisms for space so theyproduce toxins called mycotoxins, in order to poisontheir competitors. Mycotoxins are found in both livingand dead mold spores. Exposure to mycotoxins maypresent a greater hazard than that of allergenic orirritative molds.

Don’t think that mold is limited to just poorlymaintained homes; even nice homes, like yours, canhave mold present when water is allowed to sneak in.Common sources of moisture that become moldproblems are leaky roofs, constant plumbing leaks, notproperly maintained and sealed showers andtub/shower enclosures, over spraying the walls withsprinklers, stucco/siding below grade, planters next tohouse, and over-watering.
