FA16-001 Killefer Flammang Architects (KFA) marked its 40th anniversary last summer, celebrating the colleagues with whom they have worked and the clients who have challenged them to think big and get things right. The firm has a wide and distinguished portfolio of affordable housing, libraries and schools, adaptive reuse of historic buildings, mixed use housing and hotels. The firm is deeply committed to its staff, and is unique in its high percentage of female staff and licensed architects. Sixty percent of the architectural staff is female, 77% of eligible staff is licensed and, with the firm’s strong encouragement, all remaining staff is on the path to licensure. KFA received a special City Re-builder Award from the Los Angeles AIA for its pioneering design work and advocacy role in rewriting the Adaptive Reuse Ordinance for the City of Los Angeles. The firm has completed 35 historic buildings in downtown LA, converting abandoned office buildings into vibrant places to live, work and play. KFA is particularly proud of having built over 3,400 units of affordable housing with nearly 1,000 units on Skid Row. Wade Killefer was Board Chair and spent 12 years on the Board of Lamp, a non-profit that provides housing and services to the most vulnerable individuals living on the street. AFFORDABLE HOUSINGSince 1990, Killefer Flammang Architects (KFA) has designed 3,436 units of affordable housing in 57 different buildings for 27 different affordable housing developers in Los Angeles County. Twelve of these projects, containing 904 units, have been on Skid Row. It has been a great point of pride for the firm to participate in housing about 5,000 people that might otherwise be sleeping on our streets.

ADAPTIVE REUSE HOUSINGKFA designed the first three buildings under LA’s Adaptive Reuse Ordinance in the Old Bank District. The Ordinance encouraged the development of housing in old commercial buildings in the City’s historic core. Following the interest generated by the Old Bank District, KFA surveyed all the buildings in the Core and published a report illustrating the potential for saving 50 buildings in the District.

The survey was widely quoted in the media and development interest in adaptive reuse soared. KFA has now completed 45 adaptive reuse projects in Downtown Los Angeles and Hollywood, including the Pacific Electric Building, the Eastern Columbia Building, the Pegasus, the Gas Company building, the Ace Hotel and the Broadway Hollywood Building.

MIXED USE HOUSINGBuilding on its experience with affordable housing, KFA has now designed 7,353 units in 51 Mixed Use Projects in Los Angeles County ranging from the 498 units at Lexington and 2nd in Glendale to 399 units at 6th and Virgil in Koreatown to 200 units at Broadway and Lincoln Boulevard in Santa Monica.

In 2006, KFA initiated (arguably) the first mini-unit project in Los Angeles, 200 units of 375 square-foot apartments that included 18 foot ceilings and 90 square foot sleeping lofts at the Olympic Studios in Santa Monica.

PUBLIC BUILDINGBesides residential work, KFA is active in the design of civic buildings and has designed 11 public libraries in Las Vegas, Los Angeles, Santa Monica, Thousand Oaks and Lafayette. The firm has completed 4 fire stations, 5 Boys and Girls Club facilities and the Santa Monica Swim Center. The portfolio also includes work for UCLA and The University of Southern California and multiple projects for public and private schools. Since 1999, KFA has been the campus architect for Loyola High School completing 7 projects.

PUBLIC PRESENCEFirm principals and associates serve on community HPOZ boards, Boys and Girls Club and YWCA non-profit boards, affordable housing boards and architectural support boards. They present at forums and conventions and write articles in real estate journals and contribute editorials to local newspapers. They participate in architectural school juries and mentor students. One associate coaches a highly successful girls volleyball team.

CULTUREFor 40 years of consistent and sustained leadership, KFA has developed a culture that is inclusive and employee driven. The firm subscribes to the theory that people are best motivated by autonomy, having real control over their work and work lives. People can schedule their hours to suit their family needs and other imperatives. The benefits are obvious - 19 staff members have been on board 10 years or more and only 3 have left the firm in the last 5 years. The firm also does the small things - free gym membership, regular happy hours, dogs in house - that make life a little better. In 2013, KFA was recognized as one of LA’s best places to work by the Los Angeles Business Journal. We respect the talents of our employees and compensate them near the top of the competitive scale.

In 40 years, Barbara and Wade have produced a remarkable sixteen thousand housingunits, including over four thousand affordable and Skid Row units.
