A RARE OPPORTUNITY IN MELBOURNE'S EXCLUSIVE EAST END.
222 EXHIBITION STREET HAS LONG BEEN A FIRST CLASS BUILDING IN ONE OF MELBOURNE’S MOST SOUGHT AFTER LOCATIONS.
INTRODUCTION
08
Originally designed by renowned architectural firm Denton Corker Marshall, 222 Exhibition Street was met with critical acclaim upon its construction in 1989, even receiving the 1989 RAIA Victorian Chapter Merit Award for Outstanding Architecture in the New Commercial category. Since that day it has stood proud, enjoying a prominent corner location in the highly desirable east end of Melbourne’s CBD.
Rising over 30 levels, including parking, retail and commercial spaces, 222 Exhibition Street boasts stunning, protected views across the city, further enhancing its appeal. In 2010, the building underwent a plant and equipment overhaul, elevating the overall offering and paving the way for the new rejuvenation works which will see it better meet the needs of the modern workforce and become arguably one of the most compelling leasing opportunities within the Melbourne CBD.

THE NEW 222 EXHIBITION STREET IS NOW LEASING.
INTRODUCTION
10
This significant repositioning will include:
—New podium façade treatment and structure—Upgraded building entrance and foyer finishes—New End of Trip facilities—Outdoor spaces accessed via winter garden styled balconies—New ground floor retail tenancy offering—Lift lobby upgrades—Level by level lobby and bathroom upgrades—Signage (ground level, podium and sky) opportunities
Capitalising on the award winning design of the existing building, the renewal of 222 Exhibition Street will see key features re-imagined to deliver a higher standard of convenience and functionality. The ground floor lobby will be extended, providing a welcoming environment, complete with cafe and expanded retail suites.
The exterior of the podium will be completely rejuvenated with a stunning tessellated facade unfolding around it, creating a powerful street presence.
Each floor will feature new finishes, providing stylish blank canvases upon which tenants can customise their space. The existing balconies on each side of every floor will be converted into winter gardens, providing useable outdoor space that is incredibly rare in a building of this kind. These gardens are part of a significant sustainability and wellness upgrade that also includes brand new, modern End of Trip facilities that will enjoy direct access from Lonsdale Street and an outdoor terrace on Level 7.
Once completed these upgrades will see 222 Exhibition Street continue to stand tall as a landmark building within the exclusive east end of the city.

LEADING ARCHITECTURAL FIRM GRAY PUKSAND HAVE RE-IMAGINED 222 EXHIBITION STREET TO CREATE A NEW ICON WITHIN THE CITY SKYLINE.
VISION
“”
1312
In the rejuvenation and revitalisation of this important and iconic building, we set out to create a new identity focusing on the podium level by providing a lightness through the use of colour, material, finish, texture and pattern. In essence we were reinventing the podium and entry lobbies to align with the Theatre and Chinatown districts upon which the building resides. Origami provided the influence for the tessellated façade detail that will wrap the building. The elegance and simplicity of the art form really appealed to us, but also brought a sense of energy and drama to the design which worked well with the notion of the theatre district.
The ‘tessellated’ pattern of the façade serves to create a sense of visual interest with its form and scale. From afar it will appear the façade is just a ‘veil’ for the existing podium, however, upon closer interaction, it will reveal itself as a gateway to the stunning lobby and offices within.

DESIGNED FOR BUSINESS
THE WORKPLACE
1716
222 Exhibition Street presents prospective tenants with the unique proposition of an existing blank canvas. The large, contiguous floor plates are exceptionally adaptable to all manner of fitouts, thanks largely to the highly efficient, column free layout. The central core, with its crucifix form, provides maximum flexibility with lifts, goods lift, showers and bathrooms all accessed from a central position. This design also means that 98% of all tenancy floor areas are within 12 metres of natural light.
