DESCRIPTION
Madrid: Las rentas prime de oficinas han vuelto a incrementarse hasta los 25 €/m²/mes. En el mercado de inversión existe cada vez mayor número de inversores buscando edificios vacíos en zona CBD con necesidad de reforma y para invertir en CAPEX Barcelona: Por cuarto trimestre consecutivo las rentas se mantienen estables en la zona de Paseo de Gracia /Diagonal. Esta segunda mitad de año está siendo muy activa en cuanto a la demanda por parte de inversores.TRANSCRIPT

Las rentas prime han vuelto a
incrementarse en 50 céntimos hasta
los 25 €/m²/mes
Consolidando la senda ascendente y entrando de
manera definitiva en el cuarto de crecimiento de lasrentas del reloj inmobiliario de JLL.
Esta circunstancia se debe a dos motivos
fundamentales: la mejora de las expectativas de
crecimientodeEspañay laconfianza inversoraenelmercado.
El resto de zonas siguen sin despegarmanteniendorentasacausade laescasezde transaccionesenelmercado.

Oferta
La disponibilidad sigue la tendencia descendente
comenzada a principios de este año 2014, tanto enproductosexclusivosdeoficinascomoenHigh-Tech.
La tasa de disponibilidad ha vuelto a
bajar al 12% con un mayor impacto
en la Periferia, en la que disminuye
desde el 15,43% hasta el 14,75%
actual.
Laescasezdeterminacionesdeproductosexclusivosde oficinas desde el 2012, ha ido reduciendo laproporcióndeedificiosnuevos,conmenosde5años,hastael5%desdeel16.4%delaño2004.
Tansolosehanterminado2edificios,unoenelCBDyel segundo en la Periferia, sumando un total de 23.000
m².

Por cuarto trimestre consecutivo las rentas se mantienen
establesenlazonadePaseodeGracia/DiagonalenBarcelona.
Este tercer trimestre del año no se han producidooperaciones destacables que justifiquen un aumentodelasrentasdealquiler.
Peseaello,seprevéqueelrepuntedelospreciossematerialiceenbrevedebidoalaescasezdeofertayaque se pueden alcanzar rentasmáximas en algunosedificiosnuevosdecentrociudadynuevasáreasdenegocio.
Destacar que se observan muchas
diferencias de rentas en la misma
zona dependiendo de la tipología
de propietario y la calidad del
inmueble.
Barcelona se prevé que se sitúe, según nuestrasprevisiones, como la quinta ciudad de Europa conmayor crecimiento de rentas por año en los próximos
cinco años, a niveles de un 3,5% cada año.

La tasa de disponibilidad continúa su descenso portercertrimestreconsecutivoalcanzandoel13,26%.
En loque llevamosdeañoochoedificiosdeoficinasquesumancasi80.000m²hanreconvertidosuuso(lamayoríadeellosahotel).
Este descensode superficie en el stock de oficinas,unido a la falta de oferta futura, sin duda tiene un
impacto directo en la tasa de disponibilidad.
Las opciones de edificios disponibles para grandemanda van reduciéndose conforme avanzan lostrimestres.
Aunqueseestárehabilitandoalgúnedificioencentrociudad, las opciones de inmuebles de buena calidad
todavía siguen siendo escasas.
Vemos además nueva demanda
que abre nuevas oficinas en la ciudad condal, aspecto a destacar
que va unido a la mejora de las
condiciones macroeconómicas.
Por otra parte, el interés de algunos propietarios por
la promoción de oficinas va en aumento, por lo queentendemossepodríainiciarlaconstruccióndealgúnproyectoacorto/medioplazo.

LacontratacióndeoficinasenBarcelonasehasituadoen casi 59.000 m2 en el tercer trimestre de 2014, un
78%másqueelmismotrimestredelañoanterioryun3%másqueelsegundotrimestredelaño.
La contratación acumulada desde enero a septiembre
de 2014 es de casi 176.000 m², un 95% de la
contratación total de 2013.
De la totalidad de los m² contratadas, el 50%
corresponden a cinco operaciones demás de 2.000m².
El alquiler más destacado del
trimestre es el protagonizado por
Aguas de Barcelona en Distrito 38
donde ha alquilado 15.820 m².
Lasnuevasáreasdenegocioshanacogidoel53%delasuperficiecontratadayelcentrodelaciudadel19%.

Durante este tercer trimestre del año, los actores
principalesestánsiendolasSOCIMIS,comoenlaventadeledificiodeCardenalMarceloSpinola42vendidoporJLL.
Existe cada vez mayor número de
inversores buscando edificios vacíos en zona CBD con necesidad de
reforma y para invertir en CAPEX.
Sinembargo,debidoaquenohayofertaadecuadadeproductoenestazonaCBD,hancomenzadoaaparecerfondosValueAdded,queacausadelaesperadasubidaderentas,consideranmásriesgosconlaadquisicióndeedificiosvacíos.
Sepuedeapreciaruncambiodetendenciaenelperfildelcompradoryaqueenesteúltimotrimestreprácticamenteel 80% de las operaciones son de inversores nacionales
atravésdeLAR,HispaniayMontanaofondosdecapitalriesgo como el caso de Meridia Capital.
Demanda
Paulatinamente va habiendo más oferta de producto,aunque el cambio va ser más notorio en el últimotrimestredelaño,momentoenelque losvendedoresycompradores necesiten cerrar operaciones para cumplir
los objetivos del presente ejercicio.
Los principales protagonistas
van a ser fondos internacionales,
compañías inmobiliarias y los bancos,
este cambio de tendencia se genera
por el actual desapalancamiento, la
reestructuración de las carteras y la
liquidación de fondos.

Durante el tercer trimestre se han firmado en Madridoperaciones de inversión en oficinas que ascienden aun volumen de 472,3 M€, ascendiendo a casi 750 M€ el
acumulado del año 2014.
Este trimestre ha sido especialmente activo, teniendoqueremontarsealsegundotrimestredelaño2008paraencontrar un volumen trimestral superior.
De entre las operaciones más
destacadas está la materialización de
la firma del complejo Castellana 200 o los portfolios de Oncisa, 8 edificios en Madrid y uno en Málaga, por 80
M€ o la venta de los 4 edificios de IDL también en esta misma zona por
casi 29,5 M€.
TambiénhacambiadodemanosentreinversoresprivadoseledificiodeCastellana16porunimportecercanoalos20M€,mientras que Pramérica ha vendido a AXIA unedificio, en la calle FranciscaDelgado deAlcobendas,por algo menos de 29 M€.
Enestetrimestresehaseguidoproduciendolacompresiónde rentabilidades tanto en productos prime como en
zonas más periféricas, donde muchos inversores yacuentanconunaprobablerecuperaciónmacroyquierenaprovecharlosactualesnivelesdeprecio.Larentabilidadprime se sitúaenel 5%, con loque seconsolidaunatendencia/marcaunnuevomínimodesdeelcomienzodela crisis.

Esta segundamitaddeañoestá siendomuyactiva encuanto a la demanda por parte de inversores. El fuerte
incrementoqueseprodujoen laprimeramitaddeañosehaconsolidadoeste tercer trimestre.La importanciaqueestánteniendolaactividadinversoradelasSOCIMIse está viendo reflejada en un goteo de operacionesconstantes. A ello se le suma el interés en aumento por
parte de la inversión internacional, dispuesta a comprar a
rentabilidades ajustadas permitiéndoles ser competitivos.
Los fondos de capital riesgo y los hedge funds seconcentran en operaciones estructuradas de deuda y
decarterasde inmueblesdeperfil oportunistacomo ladenominada “Lake”, de Bankia, mientras los inversores
tradicionales y las SOCIMI buscan inversión inmobiliaria
directaenactivosinmobiliariosmáscoreodeperfilvalue-added.
Como viene siendo habitual el número de inversoresinteresadosen laadquisiciónde inmueblesdeoficinascon facilidad a corto plazo para reconversión a usohotelerohacontinuadoestetrimestreyharepresentadoun importante volumen de negocio.
Hay liquidez en el mercado para
analizar todo tipo de operaciones.
De todos modos la mayor parte de la
demanda sigue concentrándose en
activos en rentabilidad, aún escasos
para la cantidad de capital en el
mercado.
Las carteras de deuda con colateral siguen siendo objeto
dedeseode los inversoresyempezamosaver interésporsuelodeoficinasenBarcelona,siesteseubicaensutérmino municipal.
Lademandasigueconcentradaenlassubzonasprime,centrociudadynuevasáreasdenegocioyenparticular,el distrito del 22@, aunque hemos observado unatransacción en el WTC Park de Cornellà.

En cuanto a la oferta de inmuebles de oficinas, estetercertrimestredelañohadestacadoporacumularporprimeravezenmuchotiempovariosprocesosdeventaestructurados y con la participación de asesoramiento
profesional.
El portfolio de Generalitat y varios activos vendidos en las
nuevasáreasdenegocios yperiferia sehanhechodeforma estructurada dando como resultado unos precios
quemuestranclaramenteel importanteapetito inversoren estos momentos de mercado.
A esta oferta ya cerrada, se unirá en
los próximos meses algún portfolio
de activos en rentabilidad, de
características value added, con lo
que se puede confirmar que este 2014 ha sido un buen año para la
compra de activos que generan renta
inmediata.
También tienen cubiertas sus necesidades aquellosinversores que busquen activos con posibilidades decambio de uso, pues en el cuarto trimestre se plantean
operaciones interesantes.

Este tercer trimestre de 2014 ha sido especialmenteactivo, produciéndose 9 operaciones de inversión
en edificios de oficinas enBarcelonaque suman unvolumendemásde586millonesdeeuros.
El volumen acumulado de inversión
este año alcanza los 790 millones
de euros, frente a los 289 que se
alcanzaron en 2013.
de este trimestre, la presión compradora hace quetengamos una compresión de las mismas y nos
situemosadíadehoyenel5,5%paraelejePaseodeGracia/Diagonal.

Rental levels in the prime area have
seen a further rise of 0.50 euros to
25 €/m²/month.
Consolidating their upward trend and definitivelyentering the rental growth quarter of JLL’s propertyclock.
This isbasicallydue to two factors: the improvementinthemacro-economicoutlookforSpainandinvestors’confidenceinthemarket.
Rentallevelsinotherareasremainunchangedduetothelackoftransactionsonthemarket.

Supply
Vacancyrateshavecontinued to fallsince thestartof2014,bothforexclusiveofficepropertiesandforhigh-techbuildings.
The vacancy rate has decreased
once again this quarter, falling to
12%, especially in peripheral areas
which have seen rates fall from
15.43% to 14.75%.
Thelackofexclusiveofficeprojectscomingtocompletionsince 2012 hasgradually lowered the number of newbuildingsunderfiveyearsoldonthemarket.
Thefigurenowstandsat5%asopposed to16.4% in2004.Onlytwobuildingshavebeencompleted,oneintheCBDandtheother in theperiphery,bothofwhichtotal 23,000 m².

Take-up for the quarter reached 64,000 m² througha total of 83 transactions, an improvement compared
withthethirdquarterofboth2013and2012.
Therewerenopre-letdealsinthethirdquarter,whilethere was only one sale transaction in the CBD, atransaction for under 500 m².
The majority of the transactions were for assetsmeasuring under 1,000m², representing 81%of thetotal.
Large transactions remain few and
far between.
Theonlytransactionsignedforapropertyofover5,000m²waswithGrupoVipsatCastellana278.
TheothermajordealssignedduringthethirdquarterwereforpropertiesinareasasdiverseasMariaTubau,Caleruega and Via de los Poblados.

Barcelona Occupier Market
For the fourth consecutive quarter, rental levels haveremainedstableinthePaseodeGracia/Diagonalareain Barcelona.
Therewerenosignificanttransactionsinthethirdquarteroftheyearthatcouldjustifyanincreaseinrentallevels.However,anupturninpricesisexpectedtomaterialiseshortly due to lack of supply and the fact that rentallevelsforcertainpropertiesinthecitycentreandnewbusinessdistrictsmaysoonhittheirmaximums.
We would like to highlight that
there is a great deal of disparity in
rental levels within the same area
depending on the type of owner and
the quality of the building.
According to our forecasts, we expect Barcelona torank in fifthplace inEuropeas thecity tohaveseenthegreatestriseinrentallevelsoverthenextfiveyears,growingat3.5%perannum.

Thevacancyratehascontinueditsdownwardtrendforthethirdconsecutivequarter,downto13.26%.
So far thisyear,eightofficebuildings totalling80,000m²havebeenconvertedtootheruses(mainlyhotels).Theshrinkingsupplyofofficespace,togetherwiththelackoffuturedevelopments,undoubtedlyhasadirectimpact on vacancy rates.
The available buildings for large demand users aredwindling in number with each passing quarter.Althoughtherearesomerenovationworksgoingoninthecitycentre,optionsforhigh-qualitybuildingsarestillscarce.
We are also witnessing renewed
demand from companies seeking
to open offices in Barcelona, a factor which is closely linked to
the improving macro-economic
conditions.
The interest of some building owners in officedevelopment issteadily increasing,which leadsustobelievethatwemightstarttoseeconstructionofnewofficedevelopmentsintheshorttomediumterm.

Office take-up inBarcelonahas reachednearly 59,000m2inthethirdquarterof2014.
Thisrepresents78%morethanthesamequarterlastyearand3%morethanthesecondquarterof2014.
Accumulatedoffice take-up fromJanuary toSeptember2014amountstoalmost176,000m²,95%ofthefigureforthewholeof2013.
Ofthetotalm²takenup,50%relatesto5transactionsofover2,000m²each.
Themostnotabletransactioninthethirdquarterwasthelease of 15,820 m² by Aguas de Barcelona at Distrito 38.
The new business districts have
accounted for 53% of property
take-up, while the city centre has
accounted for 19%.

SOCIMIs (Spanish REITs)were themain players in thethirdquarteroftheyear,asillustratedbyJLL’ssaleofthebuilding at Cardenal Marcelo Spinola 42.
Demand for empty buildings in the
CBD area needing renovation is
increasing as investors look to invest
in Capex.
However, given that there are currently no buildingsmeeting these requirements in this area, value-addedfundshavestartedtoappear.
Due to the expected increase in rental levels, they arewillingtoassumegreaterrisksacquiringemptybuildings.
Therehasbeenanoticeablechangeinthebuyerprofile.Thisisreflectedbythefactthatalmost80%oftransactionsinthethirdquarterwereexecutedwithdomesticinvestorsthrough LAR, Hispania and Montana or private equityfundssuchasMeridiaCapital.
Demand
Therehasgraduallybeenmoresupplycomingonstream,although this will be much more noticeable in the lastquarter of the year as sellers and buyers look to closedealstomeettheirtargetsfortheyear.
The main players will be international
mutual funds, real estate companies
and banks.
This change in trend is the result of the currentdeleveraging process, portfolio restructurings and theliquidationoffunds.

Madrid Investment Market
Investment transactions in Madrid offices in the thirdquarterof2014reachedavolumeof472.3millioneuros,amounting to a 2014 YTD figure of almost 750 millioneuros.
This third quarter was particularly
active, registering investment
volumes not seen since the second
quarter of 2008.
The most notable transactions include the completionof the Castellana 200 deal or the Oncisa portfolioscomprising 8 buildings in Madrid and one in Malaga for
80million euros, and the sale of 4 IDLbuildings in thesame area for 29.5 million euros.
The Castellana 16 building has also changed handsbetween private investors for an amount close to 20millioneuros,whilePraméricahassoldabuildingtoAXIAon calle Francisca Delgado in Alcobendas for just under
29 million euros.
Yield levels have continued to narrow during the thirdquarter,bothforprimeandperipheralareaproducts,as
manyinvestorshavealreadypricedinaprobablemacro-economicrecoveryandwanttotakeadvantageofcurrentprice levels.
Yield levels currently stand at 5% in the prime area, aclearsignofachangeintrend,aswellasmarkinganewlowsincethestartofthecrisis.

Barcelona Investment Market
Investoractivityisprovingtobeverybuoyantinthesecondhalfoftheyear.Thesharpincreasethatwasregisteredinthefirsthalfoftheyearhasgonefromstrengthtostrengthin the thirdquarter.Theconstantstreamof transactionswe are seeing is clear evidence of the importance ofthe investment activity being driven by SOCIMIs. Thiscomesinadditiontotheincreasedinterestofinternationalinvestorswho arewilling to take on tighter yield levels,enablingthemtobecomemorecompetitive.
Private equity and hedge funds are concentrated instructured debt transactions and opportunistic property
portfolios,suchasBankia›sLakeportfolio,whiletraditionalinvestors and SOCIMIs are mainly seeking direct real
estate investment in predominantly more core assets or
thosewithavalue-addedprofile.
As has been the case for some time, the number ofinvestorslookingtoacquireofficepropertiesintheshortterm for their subsequent conversion into hotels hascontinuedthisquarter,representingasignificantvolumeof business.
Thereissufficientliquidityinthemarketforustoanalyseallmanneroftransactions.However,thegreatestdemandremains for rentalassets,whicharestill in short supplytakingintoaccounttheamountofcapitalavailableinthemarket.
Debtportfoliossecuredbycollateralarestillthecovetedprize for investorsandwearestarting tosee interest inland for office construction in Barcelona, provided it islocatedwithintheBarcelonamunicipaldistrict.
Demand continues to be centred on
prime sub-zones, the city centre and
the new business districts, particularly
at the 22@ district, although there has
recently been a significant transaction at WTC Park in Cornellà.

ThesaleoftheRegionalGovernment›spropertyportfolioand various assets sold in the new business districtsandperipheralareaswereexecuted throughstructuredprocesses, the prices forwhich are a clear sign of thesignificantinvestorappetiteatthemoment.
Inadditiontotheabove,overthecomingmonths,rentalasset portfolios with value-added characteristics areexpectedtocomeontothemarket.
This is all a clear sign that 2014 has
been a good year for the purchase of
properties that immediately generate
rental income.
Investors seeking assets for a change of use will alsobeabletofindopportunitiesinthisscenarioasthereareseveral interesting transactions planned for the fourthquarter.

The accumulated YTD investment
volume has reached 790 million
euros, compared to 289 that were
reached in 2013.
Yield levels have been one of the key points thisquarter,given that anupturn inpropertyacquisitionshavenarrowedyieldstocurrentlystandat5.5%forthePaseo de Gracia/Diagonal axis.
