Technical: (Pertaining to Energy)Before performing a retrofit, savings must be determined by comparing energy use before and after. The proper documentation of the pre-retrofit or baseline conditions is critical. If this information is not documented, it is lost and cannot be determined after installation.

Energy Savings is based on two main factors:

Baseline or Benchmark:

It is a measurement that is taken to gain a full understanding of what is being used or spent during a certain period of time in the past. It can be measured against to see if there is any positive or negative change, or if things stay the same once changes have been made.

How do I Benchmark?

-Source EUI:(Source Energy Use Intensity) The total amount of all the raw fuel required to operate your property, including losses that take place during generation, transmission, and distribution of the energy divided by a building’s square footage.

What is EUI and KBTU?

-Site EUI: (Site Energy Use Intensity) Site Energy is the amount of all the energy your property consumes on-site, as reported on your utility bills divided by a building’s square footage. Use site energy to understand how the energy use for an individual property has changed over time.

-KBTU/Square Foot: This is the same as Energy Use Intensity and is one thousand British Thermal Units, divided by a Building’s square footage.

How do I Benchmark?

-Look at Site EUI or KBTU/SF-Measure each Major Utility Individually

(Electric, Natural Gas, Water)

-Choose a Baseline Year to Start. Do some research to figure out one that will work.

-One Year might be a lot better or a lot worse If you have the data in UtilityDirect, it will be a lot easier.

-Set a realistic goal: The USDOE says we can save 10% if we are just aware of what we are spending and using. Set a higher goal, maybe 20%.

-Break them into their different Uses (HS/MS/ES Admin)-Make sure they have complete data for the last 3 FY-Then, Look at their KBTU/ SF for the Last 3 Years- One Step Further: Get their Energy Star Rating- Who can improve the most? This will tell you.- If they have a qualifying Energy Star Score, why would I spend the resources to make it even more energy efficient?

The Buildings with the Lowest Score give you the most opportunity for savings. Prioritize them, but keep an eye on the top performers and average ones. They can be addressed last. Stop the Bleeding with the bad ones.

KBTU Per Sq. Ft.This report generates a bar graph showing the usage per square foot, in KBTU, of all accounts that are measured by *units of energy for multiple buildings. The report can reflect a single month for a given year or every month for that year.*Accounts that are measured in units of energy like Electric, Natural Gas, and Fuel Oil are converted to a uniform unit of measure called KBTU. Non-energy accounts like Water, Sewer, and Trash cannot be converted to KBTU. 1 KBTU= 1,000 British Thermal Units.

Energy Efficiency Report (No Graph By Default)This report shows the KBTU of the gas and electric accounts per square foot, per total degree days as well as the area for a single or multiple buildings. Weather NormalizationThe Weather Normalization Report is designed to give users only a general estimate of the effect of weather on utility consumption from year to year and a general estimate of any possible utility usage avoided from year to year.

Account Details By Building (No Graph By Default) This report is the “Swiss Army Knife” report in UtilityDirect. It shows start/end dates, use, demand, and cost for each bill for each account, to name a few fields. If you cannot find a report that will give you what you are looking for, the Account Details By Building report is a comprehensive report that will help you build a very detailed table or graph. It can only be run for one year at a time.
