INTRODUCTION

End Systems Limited are a highly respected national service provider to the construction industry and have offered specialist solutions to the building services sector since 1976.

These services include Commissioning Management, Commissioning Verification, Independent Commissioning Certifier, Commissioning and Testing, Validation, LEV and Fume Cupboard Testing, Operating and Maintenance Manuals, Record Drawings, Project Data Books, Soft landings, Seasonal Testing, Post occupancy and Building Energy Log Books for the Building Services Industry.

Originating from an idea by the Managing Director Brian Townsend who saw a niche in the market for Commissioningand Testing, End Systems have developed a high level of respect within the Industry.

End Systems offer a professional service for all its activities, which has assisted us in maintaining a continual quality service to our clients. We believe End Systems offer Value for Money and have carried out projects for many of the UK’s leading main contractors and M&E sub-contractors.

End Systems have successfully completed works on many prestigious projects throughout the country comprising Hospitals, Crown Courts, Exhibition and Convention Centres, Offices and Factories, Laboratories and Pharmaceutical Buildings together with many smaller projects.

Occupying a site near the motorway network, End Systems employ an experienced staff of over 70 with all our engineers in possession of SkillCard and are fully proficient in Health and Safety matters with backing from our full time Health and Safety Officer.

End Systems are an experienced Commissioning Contractor acting as a BESCA Accredited Competent Person that has completed a complex and rigorous audit of its management systems (B&ES Inspection and Assessment Regime) to demonstrate that it has the appropriate systems in place to operate competently. We utilise our own BESCA Accredited Certifiers that are suitably trained, experienced and qualified to sign off work as complying with the requirements of the Building Regulations.

End Systems are also a Quality Assurance Company to ISO 9001:2000 which they have maintained since 1997 and have been an Investor in People since 1999.

HEALTH & SAFETY

Health & Safety is a key business function at End Systems and to outline our commitment we have introduced our own initiative to promote, educate and train all our staff and subcontractors with the intention of eliminating injuries in the workplace. HVAC COMMISSIONING AND TESTING

End Systems provides qualified experienced Commissioning Engineers who are graded in accordance with the requirements of the Commissioning Specialists Association (CSA) to fulfil the needs of all HVAC commissioning.

All commissioning works are carried out in accordance with the CIBSE and BSRIA Commissioning Codes together with the CSA Guidelines and British Standards as applicable and all instrumentation is regularly tested and calibrated to national standards.

Our Commissioning and Testing Services meets the needs of the Building Services and Pharmaceutical Industry and includes the following:-

BUILDING ENERGY EFFICIENCY SERVICES

End Systems have the experienced staff to carry out independent assessment of both mechanical and electrical services installations. This takes the form of checking the performance of existing installations, including temperatures, humidity and air quality checks and proving whether they are operating efficiently and conforming with current Building Regulations. A fully detailed report is issued on the findings together with any recommendations to repair, modify or update the systems to improve its performance and efficiency.

The primary aim of the inspection is to give building owners and operators information about the performance of their buildings and plant, and to identify opportunities to save energy and cut operating costs.

The Inspection and Report are undertaken in accordance with CIBSE’s methodology, Inspection of Air Conditioning Systems TM44: 2007 by an inspector accredited to the National Occupational Standard and accredited by CIBSE Certification.

COMMISSIONING MANAGEMENT

The main objective of Commissioning Management is to manage the overall commissioning activities, which is vital to the success of any project. End Systems can offer a full Commissioning Management service covering all Building Services in line with CIBSE Commissioning Management Code M.

The End Systems Commissioning Management Team provide a truly effective addition to your own Project Team by influencing the activities of everyone involved in order to make the building operate successfully by:-

INDEPENDENT COMMISSIONING CERTIFIER

In this role we would act as an Independent Commissioning Certifier, witnessing and accepting the testing and commissioning activities on behalf of the Client.

This would encompass certification of the mechanical and electrical services testing and commissioning to ensure compliance with the requirements of the design briefs, specification and relevant Codes of Practice.

Interactive Electronic Manuals provide all the functionality of the hard copy document, but include point and click navigation for the end user. The electronic manual incorporates all the detail from the hard copy format including manufacturers literature and record drawings all available to view on screen or print out as required.

ENDocs — END USER DOCUMENTATION

Accessibility and sharing of information now form crucial success factors in the logistical delivery of construction documentation. ESL are investing heavily in the architecture and development of an online collaboration website to allow clients to view, comment and collate real time documentation easily and securely online.

TECHNICAL DOCUMENTATION (O&M MANUALS)

Our Technical documentation services include Operating & Maintenance Manuals to BSRIA standards for services installations, Project Data Books for complete building installations, Tenant Information Packs for domestic installations and apartment blocks, Building Energy Log Books to conform to Building Regulations Part L and Interactive Electronic Manuals.

Project Data Books are the complete manual for a building incorporating Design Information, Building & Structure Details, Mechanical Services Operating & Maintenance Instructions, Electrical Services Operating & Maintenance Instructions, Building Automatic Controls, Specialist Installations and Equipment, Maintenance Strategy and Health & Safety Documentation.

Tenant Information Packs are small individual manuals aimed at the owners of domestic properties and apartments with little or no technical knowledge, but who still need to know the contents of their property and how to operate the equipment within that property. The pack includes details and locations of all equipment and manufacturers information on the operation of the equipment.

In England and Wales the Building Regulation Part L require that Building Energy Log Books be produced for all new and refurbished buildings other than dwellings and buildings where significant changes have been made. Prepared to CIBSE TM31(2006) standards the Log Books are a dynamic document and summarise the building and its energy consumption. This allows the owner/manager to ensure the building is operating to satisfactory energy levels over the life of the building.

To enable a buildings user to understand and operate the building safely and efficiently, in the manner envisaged by the design team, End Systems have developed the Building User Guide.

Under the Building Research Establishments Environmental Assessment Method (BREEAM), credit is awarded, where evidence can be provided to demonstrate that there is provision of a simple guide, containing information relevant for the non-technical building manager and occupants.

This guide can be contained in the O&M Manual, but must be an extractable or stand alone document. Building User Guide’s provided by End Systems on a bespoke basis to suit the particular systems and design concept of your project.

Our vast experience in documentation production enables our services to be extended into Management of your Documentation deliverables. Bespoke tracking documents and reporting tools ensure End Systems effectively manage, collate and deliver your overall project documentation.

At End Systems we specialise in the production of As Fitted Drawings for Building Services either from your marked up prints or from our own building surveys. The resultant drawing files can be printed up to A0 size in colour or black & white, sent directly via email or printed to PDF format for distribution as read only documents.

The Soft Landings Process

With ESL as your soft landings partner we utilise our proven 5-stage process (based on the Building Services Research and Information Association industry-standard framework for construction delivery) to facilitate a seamless transition between construction and occupation – and beyond.

1. Inception and briefing – An opportunity for designer, constructor and client to come together for initial discussions.

2. Design development – Where the entire project team gain insights and learn lessons from similar projects and really start to understand how the building will work.

POST OCCUPANCY

Building efficiency and savings into everyday use

As the UK construction industry continues to take giant strides in reducing its carbon footprint, much focus is now moving to the post-occupancy phase of a building’s life.

With technology and construction methods already having a major impact, forward-thinking and proactive building owners are also turning to post-occupancy evaluations (POE) as method of combating inefficient energy use and ensuring their building are operating in line with expectations.

The ESL post-occupancy evaluation service

The End Systems post-occupancy evaluation service offers in-depth technical evaluation of buildings, new or old, and analyses all areas of operation, including user comfort, statutory requirements and energy use.

A detailed report is then produced, containing a list of recommendations and improvements to increase the efficiency of the building and, crucially, reduce your costs. Undertaken as part of the ESL soft landings after-care process, at the outset of any POE we consult with the people who really matter (building owners, users and users, and maintenance teams), while also engaging with relevant teams involved in the construction (architects, designers, constructers and installers). We then use the feedback from this to identify key areas for improvement and create a bespoke POE that delivers a detailed assessment about where energy improvements and, ultimately, savings can be achieved.

Functionality

All POEs are conducted by fully qualified engineers with vast experience in this complex area.

POEs can be carried out as part of ESL’s wider package of services, meaning no aspect of your building’s performance is left unchecked.

Included within each bespoke POE is a CIBSE TM22 energy assessment and report, which provides an analytical review of energy performance based on metered energy usage.Three levels of assessment are available, meaning you can choose the option best suited to your needs in terms of the building’s age, condition, usage, etc.

SEASONAL TESTING

Following its introduction in 1990 and the subsequent widespread use of BREEAM assessment methodology in the UK construction industry, the need for seasonal building testing has increased at a similar pace.

Setting the standard for best practice in sustainable building design, construction and operation, BREEAM is a comprehensive measure of a building’s performance. BREEAM assessments use recognised measures of performance – set against established benchmarks – to evaluate everything from a building’s design and construction through to its everyday use.

These measures cover a broad range of categories and criteria, including energy and water use, the building’s internal environment (health and wellbeing), pollution, transport, materials, waste, ecology and management processes.

The ESL seasonal testing process

With ESL as your seasonal BREEAM testing partner you’ll have on board expertise that ensures compliance to BREEAM MAN1 (sustainable procurement – aftercare), which accounts for one credit.

Our bespoke service checks the operation of your building’s central plant and tests its ability to control the environment via one week-long test each season. All tests are totally non-intrusive, which means that there is absolutely no disruption whatsoever to the day-to-day operation of your building.

BUILDING LEAKAGE TESTING

To ensure compliance with the Building Regulation Part L2 every new building (other than dwellings) with a floor area of 500m2 or existing buildings with a change of use are required to undergo an air tightness test to measure the quality of construction of the building shell. In conjunction with our specialist partners we can arrange, co-ordinate, witness and report on the complete procedure. This includes pressurisation with a mobile fan and smoke tests where necessary. A full report will be produced along with a video of the entire test.

WATER TREATMENT

System contaminants such as millscale, jointing compounds, and building debris will inevitably be found in newly fabricated pipework systems. If allowed to remain in the system in sufficient quantity, these contaminants will make the system prone to blockage at strainers, control valves and small bore heat exchangers. They may also initiate further corrosion and encourage the growth of micro-organisms. In conjunction with our specialist partners we can arrange, co-ordinate, witness and report on the complete water treatment procedure.

FUME CUPBOARD TESTING

End Systems specialise in testing of fume cupboards in line with the new European Standard EN14175 Part 4. This would comprise the following:-

• Inner Plane Containment Testing• Smoke Testing (Air Flow Visualisation)• Face Velocity Testing• Room Air Velocity Testing

LEV TESTING

End Systems carry out the annual examination and testing of Local Exhaust Ventilation (LEV) Systems in line with the HSE Guidelines in respect to the COSHH Regulations.

This encompasses an initial thorough examination and test comprising a visual inspection, smoke test and measurements at each extract point and fan using our specialised calibrated instruments.

On completion a detailed report for each system is prepared confirming whether the LEV is ‘Fit for Purpose’ or if remedial works are required.

VALIDATION

Besides ensuring the safety and well being of patients, in order for pharmaceutical manufacturers to market products in the US and continental Europe it is necessary for them to meet the strict requirements of the US Food and Drug Administration (FDA) and their European equivalent, the Medicines and Healthcare Regulatory Agency (MHRA). These requirements are addressed by following the process of validation.

Validation has formally been defined as “the process ofestablishing documented evidence which proves a high degree of assurance that a specific process will consistently produce a product meeting its predetermined specifications and quality characteristics”. Although making direct reference to product manufacture, the definition lends itself in principle to any item of equipment or service which by its nature or function has the potential to impact upon product quality.

This validation service is offered to the following:-• Clean Room Environments• Sterile Room Environments (Grades A,B,C & CNC)

We have an in depth knowledge of current best practice and computer validation to current GMP** standards. End Systems carry out the production of Installation Qualification Programmes (IQP’s), Installation Qualification Reports (IQR’s), Operational Qualification Programmes (OQP’s) and Operational Qualification Reports (OQR’s), in accordance with the Design Qualification Plans (QP’s), which are derived from the User Requirement Specifications (URS).

The construction of a world class R&D Facility by one of our blue chip clients saw End Systems Limited deliver its full scope of coordinated services from Commissioning Management, Hands-On Commissioning & Testing, Documentation Management and Technical Authoring, Full Drawing Survey and As Fitted Delivery, Asset Registers, Keyname Labelling and Environmental Testing.

National Graphene Institute - University of Manchester

At 7,825 square metres with £11m of state of the art equipment the National Graphene Institute (NGI) is the home for the University of Manchester exiting development facility.The NGI has 1,500m² of class 100 and 1000 cleanrooms, which have an atmosphere more than a million times purer than air and the latest technology for Nano scale and characterisation projects.ESL worked as Project Commissioning Manager for Balfour Beatty Engineering Services full co-ordination of all the mechanical, controls & electrical services commissioning, including hands on commissioning by teams of engineers, co-ordination and witnessing of specialist equipment and systems and project documentation oversight.ESL also carried out the full Commissioning & Testing of the HVAC Systems, Water Treatment and Preparation of the O&M Manuals, including Building Energy Log Book, User Guide and Client Video Training..

University of Liverpool - Crown Place Student Accommodation

Crown Place will provide self-catered ensuite accommodation to 1259 students. The development was constructed in three main buildings, each rising between seven and 11 storeys. Building One included a number of retail units on the ground floor along with a large social space, games room and laundry built around the scheme’s admin hub. Building Two included an undercroft car parkESL worked as Project Commissioning Manager for HE Simm involving full co-ordination of all the mechanical, controls & electrical services commissioning, including hands on commissioning by teams of engineers, co-ordination and witnessing of specialist equipment and systems and project documentation oversight.ESL also carried out the full Commissioning & Testing of the HVAC Systems, Water Treatment and Preparation of the O&M Manuals, including Building Energy Log Book, User Guide and Client Video Training.

VIDEO TRAINING

As a further enhancement to our service offering, End Systems now provide fully digital video capture, editing and presentation of the client training sessions.

This provides the ideal opportunity to capture that valuable learning, which can all too often be forgotten following handover.

End Systems will coordinate the training sessions, assist with scripting and preparation, and provide all of the lighting, sound recording and video recording equipment necessary to expertly capture the individual training sessions.

Following the on-site recording, End Systems will edit the video capture develop a menu driven front end to allow users to navigate the various training modules.

To fully integrate your training video’s with the O&M Manual, End Systems can load all of the digital video content on to our dedicated web based portal, ENDocs.

O2 Hotel & Apartments Greenwich

End Systems worked with both Balfour Beatty as Main Contractor and HE Simm & Son Limited as the M&E Sub-Contractor on the prestigious landmark development on the Greenwich Peninsular, London. Situated next to the O2 Arena, the 452-room hotel, boasts the largest ballroom in Europe and was fully commissioned and documented by the skilled staff at End Systems Limited
