While the winter home selling season was impacted by the polar vortex, especially in the east and north-east, there is now pent-up demand from buyers who have been waiting for better weather to join the house hunt. JobGrowth For some areas of the country, slow job growth is still holding back the real estate recovery. But, many cities in the BayAreainCaliforniaandinTexashaveseen strong housing recoveries due to the strengthoftheireconomies.Texascon-tinually outperforms the national average forjobgrowth.SinceJanuary2012,Texashasaddedover459,000jobs. In addition, economists expect gross domesticproduct(GDP)growthin25

statestoexceedtheUSaverageof2.3percentin2014.Thisgrowthwillbedrivenby real estate, manufacturing and energy markets.

CheapMortgages Although mortgage rates are increasing, they are still relatively cheap. Increasing mortgage rates will not cause houses to beunaffordable.TheRealEstateCenter atTexasA&MUniversityrecently calculated that even if mortgage rates were to rise to 7 percent, houses would be just as affordable as they were in 2007.SalesofpreviouslyownedhomesclimbedinDecember2013forthefirsttimeinfivemonths,cappingthebest yearsince2006andindicatingthe real-estate market is starting to adjust to higher borrowing costs.

Melt butter in a large sauce pot set on medium high heat.Add1/2dicedonionsandsautéfor4-5minutes.Addflourandcookfor1-2minutes.Donotbrown.Addcream,half&half,salt&pepperandbringtoasimmerandcookuntilthickabout5-6minutes.Gratebothcheeses and blend into the sauce. Add cooked pasta andplaceintoseparatebakingcrocksorinto12”X9”baking dish.
