closet and weed out those gently used but outgrown jackets, that winter coat you NEVER wear, anything extra just taking up space. You may not know who they are, but SOMEONE out there will be grateful for any jacket or coat you give them!

Both the main clubhouse and the small clubhouse may be reserved by residents

for private events. The BBQ and patio area next to the pool

may also be reserved, Call the office, 783-5535, for information.

You do NOT need Water Line Insurance!

You probably got an official looking letter recently, sporting a logo that looks similar to that of the State of California, telling you your address is “not protect-ed by Water Line Insurance Protection from Home Emergency Insurance Solutions.”

Then there’s this official looking BILL with all sorts of payment options, that states “you are responsible for the maintenance and repair of the water line at the above address.”

DON’T FALL FOR IT! You are NOT responsible. Our water lines are the responsibility of the park owners right up to where it enters your house.

This is nothing more than a marketing ploy and in the tiny type buried in the E-Z pay form it finally admits it doesn’t apply to mobile homes or condo-miniums. Who ARE these people?

This is the last Managers letter for the year 2011!! Where did this year go?

We wish everyone at Spanish Ranch #1 MHP a very Merry Holiday.

The annual Holiday party is scheduled for Sunday, December 11th, 2011 between the hours of 11 a.m. and 1 p.m. We look for-ward to seeing everyone at the large clubhouse.

We feel certain that this year’s Holiday Season will be no differ-ent than those in the past and that means that we all will all be enjoying lots of entertaining dur-ing this Holiday Season with family and friends.

With the prior comments in mind, we would like to remind all residents that Visitor Parking areas are for visitors only. There are some of our neighbors that are using the visitor parking for “overflow” park-ing for that “extra” vehicle. Please be kind and considerate to your neighbor and their guests and park your work and extra vehicles outside the community. If you call Spanish Ranch #1 MHP “home” even if you are not on a lease or not registered as a guest, you are not a visitor. A visitor is defined as an overnight guest that visits less than twenty (20) days a year.

We would like to take this occa-sion to comment an occurrence in the month of October.

There was a “police action” as a result of an incident outside the park. In an effort to determine the facts surrounding this occurrence the Hayward Police blocked off the main entrance to the Spanish Ranch and set up checkpoints in areas adjacent to Spanish Ranch. These check points also included the single family homes in the neighborhoods surrounding our community.

Should something like this occur again, PLEASE DO NOT DRIVE AROUND THE PARK IN YOUR VEHICLES OR BICYCLES. PLEASE STAY NEAR YOUR HOME. There is a program in place in which the block captains will keep everyone informed in their area of responsibility via tele-phone and personal contact.

Have you used the Saunas recently? Management just pur-chased and installed new heaters for the Men and Women’s Saunas last month. They work VERY well. If you are fan of the dry heat, then come on down to the club house and let the dry heat drive some of the stress from your body.

This is a close community and we live close to each other. Please show respect to your neighbors by NOT sounding your horn at inop-portune times (late at night or early in the morning). Please turn your radio down when entering your community. Everyone may not appreciate the sound of your new 150 Watt double bass speak-ers as much as you do.

With the Holidays upon us, most of us will be doing some special dinners and events. This means that there will be more stress on our sewer system.

Myth: “It’s a big system. A little fat down the drain will not hurt”

Fact: if each household in Spanish Ranch puts 4 oz. of fat (4 oz. is ½ cup), grease or oil down the drains each day, that is over 98 quarts or put another way over 14.5 GALLONS of sewer clogging debris down the drain EACH DAY!!!

Save a sewer back up and put your grease, oil or fats into sepa-rate cans and put them in the garbage can for Friday’s pickup.

If you would like a nice can for your grease, please contact the office and we will hook you up with a nice plastic can with a lid that our coffee comes in.

Guillermo’s CornerGuillermo would like to com-

mend those residents that are keeping tabs on unfamiliar vehi-cles parking in our community. As a result of their help, these cars have been tagged and turned over the Hayward Police Department. Guillermo says “GOOD JOB!!!”

Guillermo would also like to remind everyone to continue to sweep and pick up the leaves in front of your home at least once a week. The gutter areas in front of your home are your responsi-

bility. Please be considerate and pick up the leaves and not simply sweep them down in front of your neighbor’s home. Be sure to clean up under the “gutter ramps” at your driveway. Your help will insure that our storm drains are working properly and that large “lakes” do not form at the storm drain inlets.

Guillermo also says “Thanks” for all of you that are monitoring the street lights and reporting them to the office. Keep up the good work as he continues to make Spanish Ranch a safe place to walk after dark or on those dreary and dark days.

ARE YOU ANEW RESIDENT?

Grease is the #1 problem with our Park’s sewers. Fat-Free Sewers:

How to prevent fats, oils, and greases from damaging your home and the Environment.

Where does the grease come from?A by-product of cooking, grease comes from

meat fats, lard, oil, shortening, butter, margarine, food scraps, baking goods, sauces, and dairy prod-ucts. When washed down the sink, grease sticks to the insides of sewer pipes (both on your property and in the streets). Over time, it can build up and block the entire pipe.

Caution: Home garbage disposals do not keep grease out of the plumbing system. Products, such as detergents, that claim to dissolve grease may pass it down the line and cause problems elsewhere.

The results can be: • Raw sewage overflowing in your home or your

neighbor’s home;• Raw sewage overflowing into parks, yards, and

streets;• Potential contact with disease-causing organisms; • An expensive and unpleasant cleanup that often

must be paid for by you, the home or business owner; and

• An increase in operation and maintenance costs for local sewer departments, which causes higher sewer bills for customers.

What you can do to help;Help prevent sewer overflows by

• Never pouring grease down sink drains or into toi-lets;

• Scraping grease and food scraps into a can or the trash for disposal (or recycling where avail-able);

• Putting baskets/strainers in sink drains to catch food scraps, and other solids, and emptying them into the trash; and

• Speaking with your friends and neighbors about how to keep grease out of sewers.

THE HYGIENE SUPPLIES AND TOILETRIES DRIVE enjoyed a good response as attested to by the packed cabinet. Spanish Ranch 1 Association president Dawn Plaskon, right, presented the donations to Program Director Sara Lamnin, next to her, and to Peer Advocates Leon and Debbie, left.

The donations of hotel soaps, shampoos and lotions, and hygiene supplies for women and children were collected to help the outreach efforts of the South Hayward Parish, a coali-tion of congregations which include Congregation Shir Ami, Good Shepherd Lutheran, South Hayward United Methodist,

Starr King Unitarian Universalist, St. Clements Catholic, United Church of Hayward, UCC, Westminster Hills United Presbyterian. Visit www.southhaywardparish.org.

The South Hayward Parish community ministry includes Emergency Food Programs that meet unmet local needs; a Day Labor Center providing service for day workers of the community, Community Action Network (CAN) working with homeless individuals in Hayward, public witness activities that promote social justice, and provides resources and advocacy that benefit all residents of Hayward.

Two old guys, Abe and Sol, are sit-ting on a park bench feeding pigeons and talking about baseball, like they do every day. Abe turns to Sol and says, “Do you think there’s baseball in heaven?”

Sol thinks about it for a minute and replies, “I dunno. But let’s make a deal: if I die first, I’ll come back and tell you if there’s baseball in heaven, and if you die first, you do the same.”

They shake on it and sadly, a few months later, poor Abe passes on.

One day soon afterward, Sol is sitting there feeding the pigeons by himself when he hears a voice whis-per, “Sol ... Sol ...”

Sol responds, “Abe! Is that you?” “Yes, it is, Sol,” whispers Abe’s ghost.

Sol, still amazed, asks, “So, is there baseball in heaven?”

RAFFLE AT THE CRAFT FAIR. Co-coordinator (with Judy Allen-Rodgers) Patty Little asks Alexandra, right, to verify the number on a ticket drawn by Zareny, left, as the last of three gift baskets was given away. Granada Circle resident Landa Lindsey won the grand prize of a basket filled with everything necessary to make wrapped presents into works of art. A smaller basket awarded a Michaels gift card along with other items.

The 18 tables featured a variety of handcrafted wares including woodworking, arti-ficial flower arrangements, knitted and crocheted items, sewn items, paintings, baked goods and lots of jewelry. Alexandra offered handmade charms and earrings at her table while Zareny helped her grandmother sell a table of hair accessories.

Organizers hope to revive the Craft Fair as an annual event and were much encouraged by the success of a this more “upscale” event. A regular Flea Market, where all your “rummage” is welcome, is tentatively planned for March 2012.

Sh-h-h. Quiet please.Please keep in mind that

in a mobile home, sound car-ries more so than in a regular house. Please keep bass on stereo as well as volume turned down, in your house AND car.

Be courteous to your neigh-bors. Keep your driveway plates aligned so they don’t clatter when you drive in, and don’t run over those in other driveways.

We appreciate your efforts in this area and I’m sure your neighbors will too.

Summary of meeting with regional manager Greg

Besides Regional Manager Greg O’Hagan, the meeting was attended by Managers Teresa Cruz and Jeff Stoops, association officers Dawn, Judy, Jeanie and Peggy, board members Jerry, Barb, and Clint and Disaster Chair Stacia.

• Saunas have been repaired and converted to gas; a sound system for clubhouse still pending; different flooring options are being explored because the carpet is hard to maintain.

* They (owners/managers) plan to convert the north car wash to three stalls and close the south car wash, and will be contacting residents who live nearby for their feelings on the matter. Perhaps add several more visitor parking spaces in the space of the south car wash.

• Refurbish the small clubhouse, add picnic tables and a BBQ to the back yard and couches inside, restore horse-shoe pits on the side, create a kitchen with refrigerator, sink, microwave, upgrade landscaping. The aim is to make it more convenient for resident use on a reservation basis.

• Park maintenance plans call for tree trimming to be completed, 10% of driveways repaired per year, replace roof on the maintenance shed and the adjoining disaster shed near the main clubhouse, fix drainage in northwest storage area. For street paving, they’re getting bids to do it in phases with Macatera and south first.

General discussion: the replacement trees are crepe myrtle and fruitless plum and even though some look dead, they need time to adjust and will probably revive.

Speeding is an ongoing problem. Teresa has looked into getting an electronic monitor that displays your speed as you pass for the front gate. We’ve had one off and on in the past and they only help while they’re in place.

Greg, responding to an inquiry about getting a gate at the front of the park to help combat the speeding problem, pointed out that the back gate is an expensive problem. It is continually being vandalized or knocked off the tracks. Plus people continually write the code on the keypad or casually give out the code to strangers, reduc-ing its effectiveness. He noted that the back gate is not for security but is solely as a deterrent to through traffic.

Thieves dropped off a stolen car in the park which was finally towed. The same ones came back to dump another stolen car and were caught at the back car wash and arrested. —J.S.

Secretary’s Note: A scheduling misunderstanding resulted in the meeting sharing the space with three Boy Scout troops in the main hall while a dance troupe rehearsed in the card room. Last month we moved outside to the patio, but this time it was too cold. The decibel level meant we were yelling at each other, so apologies to those present if these minutes are the first you knew that this is what hap-pened. The meeting was pretty short as a result.

The meeting was called to order at 7:00 p.m. by Vice President Judy in the absence of President Dawn, who was excused. All board members were present except Ruth, who was sick. Several residents attended. The pledge of allegiance was said.

The minutes of the October meeting were approved.

The treasurer’s report from Peggy reflected a bal-ance of $761.93 after an outstanding $29 check was returned by the Secretary of State and voided.

Helping Hand: Marvin reported that a resident requesting help made a monetary donation in return and this will be used to offset out-of-pocket expenses of the volunteers.

Welcoming: Judy reported management had requested more packets and asked if the association wanted to continue this service in view of the cost of copying. Jeanie, who has original files for much of the material included, will review and update where necessary with an eye to consolidating the number of pages.

HMOA: The next meeting is November 19 at Hayward Mobile Country Club on Winton.

El Toro: The editors of the publications of the nine mobilehome parks have been receiving informa-tion from one that is investigating a new publisher. The chronic lateness of the publication has caused ongoing problems with getting events properly pub-licized and there is general unhappiness about the stale news. The current publisher, Mobile Home Park Magazines (MHPM), is aware of the general dissatis-faction and the November issue arrived several days before the 1st, when most editors would like to see it regularly.

MHPM has requested a $1/space subscription fee from the parks it serves to help offset its costs in the face of decreased advertising revenue during this economic slowdown. Since the El Toro is “published by arrangement with a park, an editor and the Mobile Home Board” dba The MBH Group, this request will be directed to the park owners/managers. It has not yet been submitted to SR1 ownership since it has just come to light that MHPM sent everything to the park using the address of a former officer.

Editor Jeanie reported that she’d been contacted personally with this request but given that the position

of editor of the El Toro had to be definitively sepa-rated from a “committee” of Los Rancheros associa-tion, in the wake of attempts by a former association board to hijack the magazine to promote a hostile agenda, the association is not the proper partner to be asked to help. She also noted that the amount requested represents more than half the current Spanish Ranch 1 Association’s treasury which has not yet recovered from being decimated by that same former board.

Old Business: Craft Fair: Preparations are continuing and adver-

tising has been placed in both the Pennysaver and the Daily Review. Several gift baskets will be raffled off.

Charity Drive: The drive for toiletries and supplies for homeless and battered women’s shelters served by Hayward CAN/South Hayward Parish is complete. A goodly amount of donations were received and will be turned over to Program Director Sara Lamnin this week by Dawn. The next outreach is a repeat of last year’s success drive for “One Warm Coat” and contributions have already been received for this.

New Business:Betty Deforest from Hayward CAN/South Hayward

Parish, who was asked to visit a board meeting and describe their services which are directed specifi-cally to our area and impact our community, was not able to attend this meeting (a blessing in view of the decibel level), and will attend the December 1 meeting.

A community event, “Dejunking with Donna”, has been scheduled for February 7. Donna Christner-Lile, MA, a Family Caregiver Counselor, recently gave a program at the Newark Library, and promises that with two boxes and a trash bag she can show you how to dejunk your house. Since all present admit-ted to harboring an accumulation of “stuff”, it was thought this would be a fun and interesting topic to share with the community.

BUS SCHEDULE INFORMATION

Route number 68 (which replaced line 77), a 2-direc-tional circular route, services both the South Hayward BART station, as well as the Union Landing Shopping Center.

Weekdays, going to South Hayward BART, board the bus across the street at Tampa / Folsom (where the park is) hourly from 6:32am until 8:32pm, arriving at BART at 6:46am until 8:46pm. Weekends / Holidays, service is from 6:32am until 6:32pm.

Weekdays, returning from South Hayward BART, board the “counter-clockwise”, Tampa directional bus hourly from 6:30am until 8:30pm, arriving Spanish Ranch at 6:42am until 8:42pm. Weekends and Holidays, service is from 6:00am until 6:00pm.

Weekdays, going to Union Landing, board the bus at the corner in front of the 2 houses at Tampa / Folsom hourly from 6:37am until 8:37pm, arriving at Union Landing at 6:54am until 8:54pm. On Weekends/ Holidays, service is from 6:37am until 6:37pm

Weekdays, returning from Union Landing, Board the “clockwise”, Tampa directional bus hourly from 6:22am until 8:22PM, arriving Spanish Ranch at 6:39am until 8:39pm. Weekends / Holidays, service is from 6:22am until 6:22pm.

Additional frequency (now every 45 minutes, as opposed to every 1-2 hours) has been added to the “Tuesday & Friday” shopper’s shuttle (Spanish Ranch to Southland

– Route 391). Busses now leave the Spanish Ranch Clubhouse at

10:10, 10:55, 11:40am, 12:25, 1:10, and 1:55pm and arrive at Southland Mall at 10:35, 11:20am, 12:05, 12:50, 1:35, and 2:20pm. NOTE – The last trip leaving Spanish Ranch at 1:55pm which arrives at Southland Mall at 2:20pm has no direct return trip back to Spanish Ranch.

Return trips leave Southland Mall at 10:42, 11:27am, 12:12, 12:57 and 1:42pm, arriving back at Spanish Ranch at 10:55, 11:40am, 12:25, 1:10, and 1:55pm.

Route 22: For those who wish to walk to/from Tennyson Ave, on weekdays route 22 will go to the South Hayward BART station every 30 minutes from 6:22am until 11:22pm weekdays, and hourly on weekends and holidays from 6:22am until 11:22pm. From the South Hayward BART sta-tion going down Tennyson will leave every 30 minutes from 6:04am until 11:04pm weekdays, and hourly on weekends and holidays from 6:17am until 11:17pm.

Route 22 is a circular route, serving Tennyson, Hesperian (both Chabot College and Southland Mall), Winton, and both Hayward and South Hayward BART stations along Mission Blvd. Visit AC Transit’s web site at www.actransit.org for more information.
