The intent behind the redesign of

simple to make fi nding your

the next 16 months with our new

    YPNextHome branding.

company in Canada, our goal is to

deliver real estate information in a

new way via compelling news and

Were the same great group of real

estate experts and weve been hard at

    work creating exciting new products

to help you fi nd your next home.

Were planning for a bright future and

    looking forward to unearthing whats

next in the world of real estate.

Buying a home is an exciting

    experience. Years of saving, months

    of planning, weeks of searching

and days of executing a purchase

    usually lead to countless hours

    of anticipation for newcomers to

    the process. For many, however,

    it can also mean trepidation.

    Relax, though, youre not

    alone. Indeed, more and

    more homebuyers realize

the importance of preparing for their

    new home purchase.

    While homeownership a ordability

is holding its own and interest rates

    remain low, increasing government-

imposed fees and other factors are

contributing to rising prices in the

    new home category. With mortgage

    rates to eventually increase, additional

    preparation to make smart, wise

    homebuying choices is essential.

Were planning for a bright future and

Buying a home is an exciting

    experience. Years of saving, months

    of planning, weeks of searching

and days of executing a purchase

    usually lead to countless hours

    of anticipation for newcomers to

    the process. For many, however,

    it can also mean trepidation.

    Relax, though, youre not

    alone. Indeed, more and

    more homebuyers realize

the importance of preparing for their

    new home purchase.

    While homeownership a ordability

is holding its own and interest rates

    remain low, increasing government-

imposed fees and other factors are

contributing to rising prices in the

    new home category. With mortgage

    rates to eventually increase, additional

    preparation to make smart, wise

    homebuying choices is essential.

  • Recreational lake front property has long been exclusively thought of as a summer treat. From that first warm weekend at the end of May, residents of cottage country do their best to squeeze in as much time at the lake before the leaves and snow fall. There is, however, a new development in Alberta that offers the exclusive benefits of lakeside living

year-round. Whether prospective buyers are looking for a weekend retreat or a permanent residence, The Estates at Waters Edge offers unique, single-family homes to accommodate a range of budgets and lifestyles.

This secure, gated development is situated 45 minutes west of Edmonton on the shore of Lac St. Anne. As a perennial community equipped with resort-style amenities, residents enjoy the beauty that every season has to offer. Summer activities include water sports, fishing, walking, biking, or golfing at a nearby course. Winter brings its own selection of outdoor activities, including snowmobiling, cross-country skiing, snowshoeing, and ice fishing. For skating and hockey enthusiasts, there is an outdoor NHL-sized ice rink, complete with a skate change and warm-up facility. Access to a private boat launch and a maintained marina allows for carefree boating enjoyment. For social gatherings, a

clubhouse, featuring a kitchen, dining area and games room, can accommodate gatherings both small and large.

Home designs are created in-house by the Waters Edge Archi-tecture Team to keep turn-around time to a minimum. Most home builders charge a fee for any changes to their plans, however, this service is complementary for buyers who choose to build with Waters Edge. Owners can also choose to purchase an undeveloped lot and construct with their preferred builder as long as the proposed design fits within the architectural and landscaping guidelines.

Waters Edge homes have been designed in a timeless Craftsman-style and are available in an array of two to four bedroom floor plans ranging from 1,150 to 2,500+ sq.ft.. Layouts and room sizes are completely customizable to ensure that each plan meets the buyers needs. Yards are fully landscaped and can include a choice of parking pad, attached or detached garage. A variety of high-quality interior finishing packages are also available and owners can rest easy knowing that their residence comes with a 10-year Progressive Home Warranty to ensure the highest home construction quality.

Lot prices start in the low $100,000s, and two bedroom residences with completely landscaped lots start in the low $300,000s.

Trapped in a 70s gas guzzler THE 70S ARE CALLING THEY WANT THEIR HOMES BACK!

Thats how it must feel to about 20 per cent of Edmontonians who live in

places built during the 1970s when disco ruled the dance fl oors and avocado

green was the hot colour in appliances.

The reality is that a lot of our homes are starting to show their age, a fact we

confi rmed doing research to help organize a technical briefi ng on the energy

e ciency of buildings for Albertas Climate Change Advisory Panel.

The panels search for ways Alberta can reduce greenhouse gas emissions

began by bringing together experts in all kinds of buildings from o ce

towers to single and multi-family homes. The buildings where we live, shop

and work are responsible for eight per cent of emissions with the residential

sector accounting for less than half of that total.

New homes coming onto the market in recent years are far more energy

e cient. That has kept total emissions from residences from growing even

while the total number of homes has risen. A new wave of energy code

changes now starting to take e ect will raise standards even higher.

The big source of residential greenhouse gas emissions is the million single-

and multi-family homes that were built before the start of the new millennium.

Take all those homes from the 1970s, for instance. A CHBA study completed

a couple of years ago looked at how much energy was consumed by a popular

style of home from the era a 2,100-sq.-ft., two-storey four-square.

Homes like this would consume 343 gigajoules (GJ) annually. CHBA updated

the original construction specs and determined that the same home built today

according to current codes would need just 116 GJ a year down 66 per cent.

The big improvements can be traced to changes in the building envelope

and the energy-consuming devices within the home. The energy needed to

heat homes has fallen sharply, from more than 80 per cent of the total in the

mid-70s to slightly more than half today.

There may well be an opportunity for Alberta to lower its emissions total and

improve its environmental record through a program to help pay the costs of

retrofi tting older homes. Well have to see what the Climate Change Advisory

Panel recommends when it sends its report to the provincial government in

    late October.

    Edmontonians who want to

compare the e ciency of todays

homes with their 1970 gas guzzler

should check out whats o ered by

    CHBA members.

    Besides the big environmental

    improvements, modern homes o er

fl oor plans to suit todays lifestyles and

    prices to accommodate most budgets.

    Communities are smartly planned

so the infrastructure can handle big

rain storms without fl ooding and

    theres easy access to shopping

    and recreational opportunities.

    Edmontons competitive market

    forces builders to constantly seek

    out innovative products that provide

more comfort, style and e ciency.

Its time to stop living in a rerun

of That 70s Show and see what a

di erence 40 years can make!

  • SEP 25 - OCT 23, 2015 | NEW HOME GUIDE 19
