Best New Public Project: Creekview Ranch Middle SchoolSacramento Business Journal - by Robert Celaschi Correspondent

When the Dry Creek Joint Elementary School District needed a new middle school, it wanted more than classroomsand playgrounds. It wanted a theme.

“One of the things that has been found about middle school students is that they like to relate to something morethan just the school,” said Bob Lavey, a principal at architecture firm Perkins + Will, which designed the newCreekview Ranch Middle School.

The architecture and landscaping of the district’s older Silverado Middle School in Roseville evokes a mining townduring the Gold Rush. The district’s Antelope Crossing Middle School gets its architectural inspiration from theroundhouses and shops of the early railroads.

For Creekview Ranch Middle School, the district drew on the agricultural heritage of its location, which is still largelyrural.

But don’t look for the comic book version of a farm here. There are no red barns or silos.

“We did a lot of research about crops that are grown in this area, the different types of industrial buildings that arebuilt in the area,” Lavey said.

The new school makes heavy use of corrugated metal exterior walls, exposed steel framing, high ceilings and exposedductwork. The exterior metal has a certain austereness that might not appeal to everyone, the judges noted, butthat’s likely to be softened a bit as the landscaping matures.

“It’s very peaceful when you get off the road. It’s very pastoral,” district Superintendent Mark Geyer said. “When youdrive by, it’s a good size campus but it looks like an agricultural facility. It fits the community very nicely.”

The district had a few other design requirements. Because the new school sits in the center of the district, Creekviewwould be a good place to hold large events. Because it is in a largely rural area and many parents prefer to drive theirkids to school, the site had to be able to keep all the parking and traffic flow from spilling onto surrounding roads.

The site proved “incredibly challenging,” Lavey said. Water lines had to be run more than a mile out to the property.The district had to put in a sewage pumping station. Surrounding roads had to be widened.

“Most important, from both a student learning standpoint and from an energy-conservation standpoint, the districtdecided to go with an energy-efficient design,” Geyer said. Construction not only would include a high percentage ofrecycled materials, but would strive to use materials from manufacturers within 500 miles. Even the construction trash was recycled.

The design alone will be enough for the school to earn Leadership in Energy and Environmental Design Gold certification from the U.S.Green Building Council, said Paul Whang, Perkins + Will’s project manager for Creekview. Outdoor spaces have shade, while skylightsallow natural light to bounce into classrooms.

“They pulled out all the stops in getting LEED certification. The effort and expense invested is definitely going to pay off in the short andlong run,” judge John Leonard said. “It’s a little more expensive initially, but the savings are seen in both the health of the building and theoperating costs.”

The school also adds sustainability by creating spaces with multiple uses. Movable walls between the school’s gym and stage can be openedto create a theater space.

“You could really see there was no compromise between the two,” judge Tyler Babcock said. “You didn’t have to do a less-than-idealgymnasium space and a less-than-ideal gathering space.”

When construction costs rise and schedules get tight, it’s not unusual to see a developer back away from the initial lofty goals for greendesign, judge Ron Brown said.This project didn’t.

Sustainable practices are getting easier, Whang noted. The green movement had gained a lot of momentum when ground was broken forCreekview Ranch. The cost of green materials is much closer now to that of standard materials.

The school comprises grades six through eight. Each grade has its own courtyard formed by P-shaped wings that branch off the mainbuilding. The open sides of the courtyards provide views of nearby Dry Creek.

“The courtyards have a beautiful scale to them,” Babcock said. Changes in elevation create some spots for kids to perch, and translucentroof panels offer protection from rain and sun while still keeping the areas bright.

“What struck me about that grouping was the rigorous consistency of the architectural vocabulary,” judge Etienne Louw said. “It ties backto some Northern California farm structures or agricultural structures. At the same time it’s contemporary.”

The building placement also has a clear logic to it.

“It’s readable in the sense that you know where you are and can navigate about campus,” Louw said.

Creekview opened the 2008-09 school year with about 750 students. There’s room for 1,200, which gives the current students plenty ofspace while leaving room for growth.
