Marks & Spencer’s recently opened store, designed by Aukett Fitzroy Robinson (AFR), sets new standards for sustainability in the UK retail sector. Built over two floors totalling more than 18,100 m2 (GIA), the store in Cheshire Oaks, Chester, will be the largest for the retail giant outside of London. It has the highest environmental accreditation of any Marks & Spencer store having received a BREEAM ‘Excellent’ rating. The new store’s environmental impact has been greatly reduced due to the use of innovative sustainable design techniques and renewable materials. Each part of the building has been carefully designed by AFR to reflect the requirements and aspirations of M&S’s Plan A; a policy which aims to make it the most sustainable retailer in the world. The project’s sustainability is no more evident than in the design of its attractive ‘wave’ style roof, built from over 1400 m³ of 100% FSC- certified, curved Glulam timber beams. The roof features north- facing skylights which together with strategically angled cedarwood Brise Soleil, on the sides of the building, maximises the best use of indirect natural light, uncommon in a retail environment. Vast banks of soil can be seen around much of the structure and the building itself is deliberately partly sunk into the ground, this provides natural insulation and helps to keep the store at a consistent temperature. Fresh air is tempered through an intricate system of underground earth tubes to provide natural ventilation and efficient air- conditioning. The building’s walls are constructed from highly sustainable Hempcrete, a building material comprised of hemp and lime that acts as an extremely efficient insulator, whilst also allowing the building to breathe and absorb carbon from the atmosphere. AFR was the first to commercially use this bio- composite material in the UK on the Adnams Brewery Distribution Centre in Southwold (dubbed as ‘Britain’s greenest warehouse’), and has been instrumental in the further development of this innovative product and its applications. Suzette Vela Burkett, Managing Director of Aukett Fitzroy Robinson, comments: ‘The target of using as few construction materials as possible was always going to be a real challenge, but by the careful selection of materials it has allowed us to expose the timber and other structural components which have then become finished surfaces.’ In 2011, Aukett Fitzroy Robinson was named ‘Most Sustainable Architect’ at the Marks & Spencer Plan A Conference, for its work on the Cheshire Oaks project and others in the M&S portfolio. Setting a benchmark for all future sustainable retail stores, all construction materials used on the new store were chosen for ease of buildability, low embodied energy, and recycled content, aiming to maximise and increase air tightness and overall flexibility in construction and design. Throughout the construction process, measures were taken to reduce the carbon impact as much as possible. Components were prefabricated in order to minimise waste and maximise repetition, with demount options maximised to encourage the recycling of materials at the building’s demolition. Many of the materials used were sourced locally to reduce haulage miles and this improved the overall carbon footprint of the building whilst also benefitting the local community and economy. PLANS to build houses on theGreen Belt are another example ofCoalition promise-breaking, aswell as showing the government’sinability to set policy based onnational need.

The Green Party has criticisedConservative think-tank PolicyExchange’s call for eight millionnew homes to be built on GreenBelt land across the UK.

The think-tank claims the proposalis the only way to solve UKhousing shortages, but it is thedirect opposite of one of thepromises made in the CoalitionAgreement, published just twoyears ago.

That document, which made aseries of statements about how theCoalition would govern, pledges:‘We will maintain the Green Belt,and create a new designation toprotect green areas of particularimportance to local communities.’

Green Party leader Natalie Bennettsaid: ‘This proposal does not makesense, it is not necessary, it will notdeliver homes where they areneeded and it is another exampleof a promise made in the Coalitioncoming under direct threat fromthe government which wrote it.

some backbone on this matter?

Policy Exchange is a think-tank,feeding policies into theConservative Party. But in recentweeks, its influence has grown, asits founder, Nick Boles, was lastweek appointed as thegovernment’s new PlanningMinister.

Mr Boles’ appointment coincidedwith plans announced byChancellor of the ExchequerGeorge Osborne, which includesupporting new house-building byunderwriting £10bn of investmentand reducing regulationsprotecting the Green Belt fromdevelopment.

Policy Exchange claims itsproposals are the ‘only way’ tocreate new homes, citing an‘endless and failing cycle’ asevidence.

But its report on Green Beltbuilding says: ‘Developers holdland for hundreds of thousands ofhomes as a) land prices rise as theplanning system releases too littleland, and b) land takes time to getthrough the planning system.’

Its solution, as Green Party leaderNatalie Bennett points out, is tostop ‘landbanking’ – as the processis known – by providing yet

more land for developers to leaveempty.

Ms Bennett said: ‘You can’t stoplandbanking by offering moreland for developers to bank.’

In England and Wales at present,the Local Government Associationreports there are 400,000 unde-veloped plots with permission forwork to start, and adds that it willtake three and a quarter years toclear this backlog.

Ms Bennett said: ‘The GreenParty’s land value tax would cutthis problem at a stroke. Thecurrent system enables developersto sit on large plots of land.

‘A land value tax will helpencourage faster development onland sitting empty which hasplanning permission.

‘Greenbelt land is important foragricultural production, openspace for recreational purposes.And we do not need a fewdetached houses built around theedge of cities, or isolated housessurrounded by fields.

“We need sensitively planneddevelopments on brown-fieldsites, which allows people to livein cities, not in isolated pocketsdotted around the country.’

Green technology pioneer,Matilda’s Planet, has launched thefirst internal insulation product togain OFGEM approval underCERT, CESP and the new ECOprogramme, in the UK.

Utlising patented technology, theproduct, called Matilda’s Blanket,comprises a series of bespoke wall

panels made from Gypsum boardswrapped in foil, an insulatingmaterial and heavy-duty hard faceboard. Together they work tocreate a highly insulating, sealedbarrier reflecting warm air backinto the room. The panels areinstalled as an ‘internal skin’inside solid wall and hard to treatbuildings, drastically improvinginsulation and reducing energybills by over 40%.

Having passed rigorous testing atthe National Physics Laboratory,Matilda’s Blanket is now UKASapproved and is the only internalinsulation product to meet theGovernment’s new strict GreenDeal requirements, certified with

a U value of 0.28. At 70mm thick,no thicker than a conventionalradiator, the panels have aminimal impact on the internalliving space, thereby meeting allBuilding Regulations, and areeasily transported and installed.

Developers can seek part fundingfor projects through the CERT,CESP or ECO programmes, as partof the £1.3bn obligation from UK’sBig 6 Utility companies perannum towards energy efficiency.As energy prices continue to rise,this new technology provides anaffordable and easy to installsolution to improve energyefficiency of solid wall or hard toheat buildings.

OFGEM -approved internalwall insulationfrom Matilda’sPlanet

Dow Building Solutions hasextended its range of XENERGYextruded polystyrene (XPS)products in response to industryinterest.

XENERGY XPS combines thefeatures of STYROFOAMTM XPS- durability, reliability and strength- with improved insulationperformance, thanks to theaddition of infra-red blockingparticles to scatter and reflect heatradiation within the foam board.

XENERGY SL - designed forinsulation of inverted flat roofs –was launched in spring 2012 as anextension to Dow’s well-established ROOFMATETM SL-Aproduct range.

Initially available in singleextruded thicknesses of 100mm,

120mm, 140mm and 160mm, twomore thicknesses have beenadded to the XENERGY SL rangein response to interest frombuilding designers and roofingcontractors: 180mm and 200mm.

With a declared U-value of 0.032W/mK, 4mW thermal conductivitygains are possible at 140mm,160mm, 180mm and 200mmthicknesses, an 11% improvedinsulation performance comparedwith ROOFMATE SL-A.

“There’s been a huge amount ofinterest in XENERGY SL since itslaunch, primarily due to the factthat it can help building designersto achieve the thermalperformance they are looking forat thinner thicknesses withoutcompromising on the benefits ofXPS,” said Richard Powell,Roofing Manager for DowBuilding Solutions.

“We’re delighted that ourinvestment in research anddevelopment has resulted ingreater choice in the market place,and are pleased to be able to offeran extension to the range already.”

XENERGY XPS is blown withCO2, giving it a Global WarmingPotential (GWP) of less than five.It offers low water absorption andexcellent freeze/thawperformance - important attributesin inverted flat roof applications –as well as durability and highcompressive strength.

The Roofshield vapour and airpermeable underlay, supplied bythe A. Proctor Group, was recentlyinstalled on the roof at StillpointClinic and Dojo, Bath.

The project is a 600m2 mixed usescheme in the heart of the WorldHeritage site of Bath, comprisingan alternative health clinic, martialarts dojo and 2 houses.

The benefits provided by the highperformance Roofshieldmembrane were obvious to thespecifiers, Mitchell TaylorWorkshop in Bath. The very lowvapour resistance of 0.09MNs/gcombined with high vapour and

air permeability reduces thepotential for interstitialcondensation as far as is possible,and without the requirement touse a vapour control layer, thusgiving a robust and dependablesolution that can be specified withconfidence. Launched this month is a newinternal insulation made fromnatural materials designed forsolid exterior walls, from TellingLime Products.

Homatherm is a superiorinsulation material made fromwood fibre which has excellentvapour permeability and provideshigh levels of thermal insulation,heat protection and soundinsulation for optimum energysaving. It is ideal for the thermalupgrading of exterior walls whichare solid with no cavities.

Manufactured as slabs in threedifferent thicknesses of 40, 60 and80mm, Homatherm is made in asingle thickness process, obviatingthe lamination layer glues thatexist in some other systems, which

can have a detrimental effect uponthe true vapour permeability.

Application of Homatherm woodfibre internal insulation isparticularly appropriate for pre1900’s buildings where their solidwalls usually ‘breathe’ through thelime mortar. One of the main beneficiaries ofthis trend is the concept of the‘structural roof panel’. There areseveral varieties, all slightlydifferent in concept or design, butthey all share a common feature:they permit the construction of astrong, self-supporting roof oftenwithout the need for internalsupporting members.

Panel systems therefore can give acompletely clear roofspace – idealfor creating a room-in-the-roof. Yettheir benefits don’t end there; theyare also very warm.

Just about every panel systememploys a sandwich constructionin which the outer ‘skins’ oftimber sheeting provide theessential stiffness for the structure.

The inner core can be packed withhigh levels of thermal insulation.Thus panel systems are essentiallywarm systems.

This is extremely important totoday’s housebuilders because ofthe demanding requirements ofthe Code for Sustainable Homes(CSH) which is fast-tracking newhousing to zero-carbon status(represented by Level 6 of theCode) by 2016.

So it’s no surprise that roof panelsystems are now widely adoptednot just by the ‘eco-homes’brigade, but by the larger volumehousebuilders. The structuralinsulated roof panel has become amainstream product, and not justin housing; specifiers are adopting

the panel solution for contracts,too.

Manufactured off-site in controlledconditions, roof panels are highquality products some of whichcan be factory-sealed to guaranteereliable performance. Any type ofinsulation can be employed, fromthe humble mineral wool to themost advanced rigid foams. Panelsare therefore ideally suited tomeeting the highest levels of theCode.

They also offer reduced buildprogrammes: a panel roof can beinstalled in hours whereas atraditional roof structure takesdays. This in itself can be a verystrong argument for their use. Anysystem which reduces construction

time and improves health andsafety on site for the erectors hasto be taken seriously.

So where does all this leave thetraditional trussed rafter? Thesimple truth is that, whereas roofpanels are undoubtedly successful,the majority of roofs – are still builtwith trussed rafters.

One reason for this is that panelsystems don’t suit every building.They generally span from gable-to-gable or from eaves to ridge,and are well suited to relativelynarrow-fronted gabled buildings,such as modern terraced, semi-detached and detached housesand this is one reason for theirpopularity with today’shousebuilders.

Trussed rafters are undoubtedlymore versatile. They havedominated the roofing scene forthe past 50 years and could bedescribed as the original ModernMethod of Construction. They arestill the preferred choice for manyapplications and there is a largeand well-established industrydevoted to the design andmanufacture of trussed rafters,Modern design and productiontechnology ensures that even themost complex roof structures canbe accomplished with trussedrafters.

It is sometime erroneously statedthat roofs incorporating trussedrafters cannot be made as energy-efficient as modern panel systems.Yet trussed rafters are no barrierto complying with the requirementsof the Code.

With sensible specification, a roofconstructed with trussed rafters iscapable of matching the insulationvalues of panel systems, thoughthe skills and care required toensure the U-values meet thespecification are high. Particular

attention should be paid atspecification stage to constructiondetails; for example, at eaves levelwhere insulation thickness couldbe reduced by the roof pitch.

One feature that all housebuildersmust build into their products is‘kerb-appeal’. The buying publichas a love-affair with traditional-looking homes and whatevertechnologies are incorporated in anew house, anything that detractsfrom the archetypal image of aBritish home will have a negativeimpact on its saleability.

This is a shame, because freshthinking and modern materials,permit novel and imaginativedesigns that can be difficult toachieve with traditionalconstruction methods. Howeverthe market for this type of houseis very small. The real ‘ideal home’is still a brick clad building undera tiled pitched roof, with fourwindows in the front and door inthe middle.

The challenge for designers andhousebuilders is to satisfy themarket’s demand for ‘traditional’appearance while at the same timesatisfying the industry’s need tocomply with increasingly onerousenvironmental, economic andlegislative pressures.

As the saying goes, there are manyways to skin a cat. Your choice oftraditional trussed rafters ormodern roof panel systems willdepend on many factors –building type, design aspirations,cost and speed of construction. It’snot a question of which is better;rather, it’s a question of which isbetter for a given project orhousetype.

The existing three-layer felt roof on the

30+ year old building was widely

failing and needed to be replaced so

Devon County Council’s appointed

consultant, NPS, specified Kemper

System’s solvent-free 2K-PUR cold

liquid applied system along with the

company’s Kempertherm PIR

insulation board. Main contractor,

Skinner Construction Ltd, appointed

Stormforce Roofing to install the roofing

system, in a project that was carried out

both during the school holiday and

within term time.

Andrew Sturgess from Skinner

Construction Ltd explains: “Obviously

having children on site while the work

was on-going presented some health

and safety challenges. The Kemperol

2K-PUR system was the ideal choice in

this regard: as a cold applied wet-on-

wet system it is quick to install and

avoids the need for any hot works on

site. What’s more, the choice of the

solvent-free product which is based on

a castor oil formulation means that

there are no unpleasant odours during

or after the project, allowing staff and

pupils to get on with school life on a

business-as-usual footing.”

Stormforce installed the new roofing

system on top of the old substrate with

minimal preparation, effectively

recycling it as a vapour control layer.

The insulation board was then cut to

shape and laid directly onto the existing

roof before installation of the 2K-PUR

system in a single process. The result is

a durable yet flexible waterproof

membrane which will not delaminate

and will keep Redhills’ children dry for

at least the next 25 years.

“By 2020 schools in England have to findan extra £600m to pay their energy bills.The new building school programmes(BSF/PFI) should be producing some of ourbest energy performing schools, but thisyear’s post occupancy evaluation reportshows this not to be the case. The average

energy use of schools in recent newbuilding programmes shows that electricityconsumption is broadly in line with thecontractual energy benchmarks yet heatingis about four times more.

Many suggest it is the rising use of ITwithin schools that is pushing up theelectrical loads from the IT equipment itselfand related air conditioning, but it is theheating benchmarks which are excessive,often because new builds have extensivecontrols included but are rarely managedefficiently in the operation phase. Effectiveand proactive management of the existingcontrols can yield 15%+ energy savings.Schools must not seek to install complexnew kit but instead invest in properongoing energy management.”

Delivering tangible resultsvia carbon energy, waterand waste efficiencies

The Cheshire based Green ElectricianGroup, a leading installer of renewableenergy microgeneration and energyefficiency technologies, has been workingwith Shropshire’s Barrow 1618 PrimarySchool to help it become the county’s firstcarbon neutral free school.

Having recently moved from state schoolstatus to an independent free school, theGovernors of Barrow 1618 asked the GreenElectrician to help reduce the school’senergy spend and carbon emissions. Workshave been completed within just 6 weeksand in time to greet the first intake ofpupils.

The Green Electrician provided a GreenEnergy Management programme, startingwith a detailed assessment of the school’senergy use. This led to the implementationof an energy reduction plan that includedthe procurement of a cheaper 2-yearelectricity supply contract, the installationof an energy monitoring system, as well asenergy efficient lighting and radiators. Tohelp the school generate its own renewablepower and heat, The Green Electrician alsoinstalled both Solar PV and Biomasssystems and will continue to provide anongoing programme of support.

The effects of the work undertaken aresignificant; the school has reduced its

dependency on fossil fuels and is forecastto save 12 tonnes of CO2 emissions peryear. As an added benefit, the school’scombined electricity and heating bill hasalso been reduced by 31% a year. Throughthe contribution of the Feed in Tariff for theSolar PV and the Renewable Heat Incentivefor the Biomass, the scheme will alsoprovide the school with a net annualincome. This will amount to about £900 foreach of the first five years whilst the financeis repaid and then, for the following 15years, at least £5400 every year. Thisadditional income stream could amount tonearly £95000 over the next 20 years.

Shropshire welcomesits first carbon neutralfree school

Due to the age of the building and its Listed status, the renovation of Hill House required careful planning to ensure the historic fabric of the building remained in tact.

Hetreed Ross Architects (HRA) was commissioned by Wraxall Builders to submit detailed applications for the renovation of the historic farm building into new workspaces and offices for the farm workers and visitors.

Jonathan Hetreed from Hetreed Ross Architects said: “One of the major considerations for the project was how to best maximise natural lighting for the loft area of the smaller barn. The Listed Building Officer required the position of the original rafters to be maintained, with rooflights sitting above them. Due to the location of the rafters, an off the shelf rooflight product was not an option, and a more intricate design was required.”

HRA approached Lumen Rooflights as experts in providing bespoke rooflights for Grade Listed and Heritage properties.

Lumen examined a number of options for the window opening and how the existing structure would affect the internal aspects of the rooflight. They also considered a variety of options, including electric actuators, before settling on the middle casement as the opening piece.

To accommodate the sizing parameters Lumen spaced the joins in the outer frame to achieve the best position for the winders. They then produced an internal American Ash framework to supplement the liners around the casements. This provided a neat internal finish to compliment the slender framework on the outside.

The final product, comprising of two fixed casement and one large central opening casement, provided an extremely low profile design with each of the glazing bars perfectly matching the position of the buildings’ original rafters.

Hetreed said: “The Lumen rooflight has contributed to retaining the historic beauty of the barn from the outside and helped to transform the loft’s interior to a stunning, light and airy workspace for the staff and children to enjoy.”

The construction of the new Ben Wyvis primary school in Scotland has been undertaken by Barr Construction onbehalf of the Highland Council with the objective of meeting the highest standards of teaching accommodation, site

Janine Tuck, who is the Facilities Manager at

Langley Academy commented: “When I received

all the tenders back for the new proposed facility,

I was surprised at the speed of which the project

could be finished by Wernick Buildings. We are a

very busy Academy and minimal disruption to our

site is important for all our Students and Staff”.

The newly constructed classroom facility

comprises of three individual class rooms which

have been designed with the flexibility of being

converted into one large assembly room. This is

achieved with specially designed fold-away

partitions which provide an exceptional 48db

sound proof rating. The inside to the facility has a

full suspended ceiling grid throughout which is

complemented by a high standard of internal

finishes and the latest state of the art IT equipment.

The facility externally features a visually pleasing

finish of real brick and render, which is fully

complimented with a 22.5 degree traditional tiled

Dutch barn roof which matches the existing

neighboring building.

Janine was very happy with the fast track build

provided by Wernick. She commented,

“Communication with the Wernick team from start

to finish was excellent and any issues arising were

dealt with promptly, I am totally impressed of how

the finished building looks ‘just like a traditional

looking building’. Wernick offered a 14 week

Programme however; they achieved the whole

project in just 11 weeks. Our whole experience of

engaging Wernick Buildings to deliver our new

facility was exceptional and most importantly for

us - on budget”.

For Minerva Plc’s 640,000 sq ftcommercial office and retaildevelopment – The WalbrookBuilding, designed by Foster +Partners - air and water tightnessaround the building’s facade was

vitally important. To provide along-term, weatherproof sealaround the curtain wall andwindow installation, specialistcontractor Josef Gartner usedUniversal Membran, an advancedsealing system from global build-ing product manufacturer Sika.

To provide an airtight andwatertight seal around the curtainwall and windows Josef Gartnerapplied the Sika UniversalMembran System. The versatileEPDM synthetic rubberwaterproofing membrane isdesigned to provide an efficientmethod of sealing anyconstruction gaps in buildingfacades. Solvent free, durable, UVand ozone resistant, as well as100% waterproof, it can be bondedto most building substrates.

Sika Universal Membran regulatesand controls the amount ofmoisture escaping from the insideof a building thus minimising therisk of interstitial condensation.Manufactured in 25m x 0.6mmrolls, Sika Universal Membran isavailable in a variety of widthsranging from 100mm to 1,400mm.

Flexible and easy to use, specialistcontractors Josef Gartner simplycut it to the required width andlength.

After cleaning the surfaces towhich it was to be bonded,Sikabond TF Plus elastic adhesivewas applied to the surface and theSika Membran was put into place.

16 New Street in St Helier, Jersey,was constructed in the 1730s intypical elegant, early Georgianstyle. For many years the housestood boarded up and neglecteduntil it was acquired by theNational Trust of Jersey in 2003. Agenerous £1 million bequest fromMrs Mollie Houston in 2004 meantthat a full refurbishment of 16New Street could begin, and theNational Trust set about bringingthe spectacular building back tolife as it would have appearedaround 1813. The house finallyopened to the public in November2011.

During nearly three centuries ofhistory, thousands of people havewalked across the floors of 16New Street, no doubt admiring thebeauty and craftsmanship.However, as a consequence ofwater ingress, pest infestation andneglect, the original floors werecrumbling and in desperate needof repair. Surrey-based flooringspecialist, Ray Gilligan of AthleticFloors was tasked with theresponsibility of refinishing thesurface of the floors, subsequentto their repair by Trust craftsmen.

“The refinishing of the floors at 16New Street was a challenging job,but one I’m very proud of. Toavoid damaging the original woodusing larger preparatorymachines, all three floors of the

house, inclusive of 10 rooms, thevarious stairways and landingshad to be prepared by hand.” RayGilligan explains.

“Repairing and recreating the lookand feel of such an important 18thcentury townhouse wassomething that had to bethoroughly and sensitivelyresearched, right down to whichfloor finish would be mostsuitable. We provided the NationalTrust for Jersey with severalsamples of possible floor finishesthat we thought would offer therequired level of protection andwould work with such a sensitiverestoration. Due to the historicimportance of the building, it wasrequired that as much of theoriginal floor as possible be

salvaged and repaired, and thatwhere new boards had to be used,every effort was made to blendthem harmoniously with the oldboards without compromising theintegrity of the restoration.”

In recent years the notion that buildings must becreated with sustainability in mind, as opposed tojust how aesthetically pleasing and functional theyare, has been placed firmly under the spotlight.

This change in building behaviour can beattributed to a raft of Government changes tolegislation and guidance, such as Part L of theBuilding Regulations and the Code for SustainableHomes.

As the UK looks to move towards a more carbonefficient built environment, it is vital that thenegative myths surrounding the sustainablecredentials of PVC-U are dispelled to ensurespecifiers are choosing the right material for theirprojects.

A recent survey commissioned by Spectus WindowSystems has highlighted that PVC-U’s sustainablecredentials are often underestimated and evenquestioned by specifiers.

However, there is a strong preference among thosewho specify windows and doors to use PVC-Umaterial – so what are the key factors to take intoconsideration when looking to specify a windowprofile in a sensitive area of conservation?

AESTHETICS - One of the main reasons whysome specifiers do not select PVC-U is because thematerial is perceived to be less aestheticallypleasing than other materials.

Spectus discovered that some specifiers evenassumed that PVC-U was not permitted inconservation areas because of its aesthetics. This,however, is far from the truth.

PVC-U is continually being chosen as the preferredwindow building material in these areas becauseit is able to compete comfortably with othermaterials in terms of aesthetics thanks to advancesin foil technology.

Technological advances have led to a huge increasein the variety of coloured foils available. Foils canhelp to meet Building Regulations and planningapplications, as they enable buildings to integrateseamlessly with their surroundings, which maynot always be the case when specifying othermaterials.

PERFORMANCE - PVC-U can also be recognisedas a high performing profile option thanks to itsimpressive thermal and acoustic properties and itsoverall lifespan performance.

Once installed in a property, the average lifespanof PVC-U is 35 years, withstanding weatherpatterns that could lead to other materialsgradually rotting within just 30 years.

Furthermore, while other materials such as timbermay require regular treatment with consolidantsand epoxy penetrants due to these weatherpatterns, PVC-U can simply be cleaned using aneveryday cloth, meaning that money can be savedyear on year that would otherwise be spent onmaintenance cycles to simply keep windows ingood working condition.

SUSTAINABILITY - The principal reason whysome specifiers don’t use PVC-U is because it’sperceived to be unsustainable.

In reality, PVC-U is one of the most sustainablematerials on the market. In 2008, BRE upgradedthe material to the highest rating available, ‘A+’for commercial use and ‘A’ for domestic, puttingit grades above aluminium.

However, despite it being four years since BREupgraded PVC-U to this superior rating, as littleas 22% of the respondents were aware of therating, underestimating the material by as muchas five grades.

DISPELLING THE MYTH - The aestheticadvantages, performance characteristics andsustainable credentials of PVC-U go a long way todispel the myths surrounding the material amongsome specifiers.

The survey results obtained by Spectus confirmsthat this cost-effective building material is oftentop of their list when it comes to products theyactually want to specify, and at a time whenbudget restraints play a bigger role than inprevious years, PVC-U presents itself as aneconomic product specification for buildings of thefuture.

Architectural aluminium systems specialist,Technal, has announced new thermalperformance data for its FXi65 casementwindow system, which exceed BuildingRegulations requirements.

The new figures demonstrate that evenwith a 24mm double glazed unit, a Uwvalue of 1.4w/m2K can be achieved. Thisis significantly below Building Regulationsrequirements but is a specification oftenrequested by architects and contractors.

The units were specified by ChevinHousing as it faced the challenge ofsourcing a cost-effective alternative totraditional electric heating, whilst meetingthe stringent energy efficiencyrequirements of Level Three of the Codefor Sustainable Homes. Each of the eighttwo-bed apartments in the block werefitted with a Fighter 200P system, whichnot only recovers heat from warmer areasof the home and utilises this for space andwater heating, but also provides thedesired level of ventilation for the well-insulated properties.

Adam Pearson, technical services managerat NIBE, explains: “Being an off-gas, newbuild development, the specifiers werekeen to source an effective alternative tocostly direct electric wet boilers and spaceheaters, whilst helping meet energyefficiency regulations. This is where ourexhaust air heat pumps proved the idealsolution. They provide an efficient andcost-effective alternative to moreconventional electric systems, significantlycutting electricity consumption – allwithout compromising on performanceand consistency.

“An added benefit for this particular newbuild development is the ventilation theNIBE system provides. With today’sBuilding Regulations stipulating highlevels of insulation and heat lossprevention, buildings are at an increasingrisk of issues like damp and mould. Bydrawing fresh outside air into theproperties and circulating it throughout,the exhaust air system provides a well-ventilated living environment andimproved air quality for residents.”

NIBE’s unique Exhaust Air Heat Pumpsystem works by recovering warm staleair from inside the property’s ‘wet rooms,’such as kitchens and bathrooms, andfeeding this back to the heat pumpthrough a ducting system. The energyfrom this warm air is then re-used toprovide space heating and hot water. Oncethe heat pump has extracted the necessaryenergy from the recovered warm stale air,the used stale air is released outside andfresh air is drawn back into the buildingvia a system of external wall vents.

The vent system delivers the required airchanges inside the property to provide itwith sufficient ventilation without theneed to open windows and waste heat.

Adequate ventilation is a particular mustin well-insulated new build properties. Bycirculating fresh air in this way, the heatpump also keeps the air in the propertyclean, dry and healthy, preventing issueslike condensation, damp and mould –another growing issue for propertiesmeeting high insulation requirements. MrsDepledge, a resident in the developmentexplains: “There is hardly any dust in theair and no trace of condensation and whenI put clothes out to dry on the airer in thebedroom, they dry in no time. I have hadexperience of coal fires and gas centralheating systems, and I’ve found thissystem to be very efficient, easy to use anda lot cleaner. I would recommend it toanyone.”

The Hanham Hall development by Barratton the outskirts of Bristol has created greatinterest nationwide for its potentialcontribution to and, perhaps even moreimportant, its long term monitoring ofdomestic energy efficiency. Barratt isdetermined that its homes should bepractical and affordable to run, coincidingwith the goal of creating a situation wheretried and tested energy efficiency can bereplicated elsewhere in time to meet theanticipated Zero Carbon BuildingRegulations in 2016.

In addition to a total refurbishment of theGrade II Listed Hall itself, the Hanham Halldevelopment will consist of a variedselection of 185 one, two, three, four andfive bedroomed homes. It is set in twelveacres of open space with an area of greenspace running through the heart of thedevelopment and will be a truly pleasantenvironment in addition to its importanceto the construction industry. The first housesare already nearing completion thedevelopment officially launched in August.The project’s importance however will notend with the completion of the housing for

When faced with the requirement to installa storm drain facility during new build andextension works at the Windrush MedicalCentre in Witney, contractor StrongworkConstruction turned to drainage and watermanagement specialist JDP.

The requirement for the drainage systemspecified was that it should be quick andcost effective to install, whilst still beingfully compliant with the requirements of‘The Confined Spaces Regulations 1997’,providing for non-man entry access forinspection and on going maintenance.

Axedo 600 – the safe solution

The Axedo 600 Chamber is designed to beinstalled at depths of up to 6m and ismanufactured for JDP by sistermanufacturing group company DYKA.

The Axedo system from JDP comprises of abase unit available in various channelconfigurations, with 600mm shaft andrestrictor cap. The JDP technical departmentprovided advice on configuration andinstallation of the system, which consistedof 18no. Axedo 600 chambers with variousdifferent angles, riser and connectors toTwinwall pipe. All chambers were deliveredto site within 2 days, which was importantto the contractor.

Axedo 600 polypropylene chambers arelightweight and suited to manualinstallation (weight of each base unit lessthan 25kg), and provide for easier and fasterinstallation than traditional materials,resulting in significant savings in time andinstallation costs.

Wood vs Recycled Plastic

Studies conducted by WRAP* show the long-term

costs of wood make recycled plastic the best cost

option by far for outdoor refurbishment projects.

Reduced Long-term Cost

In one study a 100-metre walkway in wood cost

£1300 over a 23-year period. A recycled plastic one

was just £370. Actual savings are even greater as

these calculations did not include inflation. The

hidden cost of treated wood comes from

maintenance, usually needed after 2 years, and

replacement after 7 years.

Low Carbon Footprint

Since the Kyoto agreement, Government legislation

is aiming for new and refurbishment projects to be

carbon neutral by 2016. A few weeks ago Sir Robert

Mc Alpines used recycled plastic profiles on the

platform of the ArcelorMittal Orbit Tower at the

Olympic Stadium in London. This reduced the

carbon footprint of the project, and was supplied

at short notice by Kedel Ltd, a family business,

based in Lancashire, who specialise in British

recycled plastic profiles.

It might surprise you to find that recycled plastic

is less flammable than wood, and is resistant to

most chemicals. Being non-absorbent, it is very

hygienic and cleans easily with common household

cleaners. Graffiti can be removed with WD40.

UV Stable

UV stability is high, unlike the old UPVC, which

tended to degrade on the surface into a white dust

and become brittle. Kedel’s recycled plastic UV

fading is negligible - only about 5% over 10 years.

Gabions are a familiar sight on our road network

where their simplicity, durability and speed of

construction have made them the default material

where carriageway widening is required and

embankments need to be cut back to accommodate

additional traffic lanes, overhead gantries and so

on.

Their physical mass and open, free draining

composition gives them enormous structural

strength and resistance to hydrostatic [water]

pressures.

From an aesthetic perspective, their use of usually

locally sourced fill material – typically off-cuts of

quarried stone or slate, make Gabions a natural

choice in areas of environmental sensitivity.

Gabions originated in Italy and were invented by

the parent company of Oxford based geotechnical

specialists Maccaferri. In colloquial Italian,

Maccaferri literally translates as “worker of iron”

and directly relates the company to its wire-

working heritage. Maccaferri has held the original

patent since the 1890s and is the World’s biggest

producer.

Today's Maccaferri Gabion is a rectangular wire

mesh box, nominally 2.0mx1.0mx1.0m, made from

double twisted hexagonal mesh of steel wire. A

simple design which has stood the test of time and

which has changed relatively little over the years.

They are also BBA Roads and Bridges Certified

with a recommended design life of at least 120

years.

These mesh boxes are delivered to site flat-packed,

where they are assembled and filled with stone.

Their modular nature means that they can be used

in a wide range of applications and configurations

and the woven units can also be easily altered on

site and shaped to suit project requirements.

For Architectural applications such as cladding

and free standing structures, a more rigid, heavy-

gauge, welded wire mesh is typically specified.

Despite more than 100 years of familiarity with the

Gabion, it is encouraging to see that new and

highly original uses are still being found for this

simple, functional, ecologically sound and visually

appealing product.

building incorporates Gabion walls around a

seating and short-term car parking area. The

sweeping terrace of Gabion units, filled with blue

Welsh Slate, creates a stunning transition from the

upper, parking/seating area, to one of the

University’s access roads some 2.0m below.

A very high level of detail finish was achieved with

carefully mitred corners and tight radii, which

show off the subtle graining of the slate infill to

good effect. A face area of over 400sqm of Gabions

was specified by designers, Architeknik and built

by Maccaferri Construction, Macaferri’s specialist

installation subsidiary.

At the St Anne’s Well Community Centre

redevelopment in Nottingham, broad columns of

thin-walled Gabions were used as architectural

cladding to piled retaining walls which surround

the car park and support the vehicular access

ramps. The stone infill to the Gabions provides

striking contrast in texture and colour to the

painted/rendered facing walls and creates a

natural backdrop for climbing plants and foliage.

Thin walled Gabions also form facing walls to a

sustainable urban drainage [SUDS] facility at

Clifton Campus of Nottingham University. Here,

rainwater run-off from roofs of student

accommodation buildings is collected for

controlled return to natural water courses. The

natural stone filled Gabion baskets form a

perimeter wall above planted banking and contrast

beautifully with the composite brickwork, timber

and rendered facades to the adjacent buildings.

In Scotland, Gabion walls up to 9.0m high allowed

contractors Black & Veatch to hide Scottish Water’s

new, Glencorse Water Treatment Works in the

landscape of the Pentland Hills south of

Edinburgh.

Here, the Maccaferri Gabions, in-filled with local

red basalt, were used to form massive retaining

walls which, when backed up will thousands of

cubic metres of reclaimed soil, effectively hid the

10 hectare plant from view.

By completely burying one huge building and

designing another as a low aspect structure,

incorporating the largest grassed roof of any

building in Scotland, the Glencorse plant is one of

the best hidden and most sustainable construction

projects in the country.

At the Glencorse site, the Gabions fulfil their

traditional, civil engineering function by forming

a network of mass gravity and reinforced soil

structures. The largest of the five walls is 9.0m high

and defines the access roads and turning areas for

articulated tankers and chemical delivery vehicles.

Here, the near vertical structure sweeps north

around the vehicular turning head before

following the north east wall of the main water

treatment building.

Whether it is for decorative effect or structural

strength and long term durability, the future for

Gabions as a building material seems assured. The

combination of engineering capability and

aesthetic appeal gives the humble Gabion a head

start against many other building materials.

It could be argued that the only limiting factor that

may affect the on-going success of the versatile

Gabion is the creativity of the design and

construction community, who has used it to such

good effect over the last century. A point that no-

one should worry too much about, over the next

hundred years.

Atlantic Boilers of Oldhamhave commissioned twoelectric boilers at IonaAbbey on the Isle of Iona offthe West Coast of Scotland.It forms part of a programmeof renewal of the engineer-ing installations in anumber of historic buildingsincluding Edinburgh Castleand Stirling Castle in orderto reduce carbon emissions.

Many of Wealden District Councilproperties are off the gas mains andheated by storage heaters or directelectricity, an expense passed ontotenants. Having already experiencedSpace Air and the Daikin Altherma heatpump system, a 3-bedroom semidetached 96sqm home in Berwick wasidentified by WDC to upgrade theinefficient and bulky storage heaters toan air-to-water heat pump system.

Following Space Air’s site survey, thelow temperature (up to 50°C withoutback up heater) single phase DaikinAltherma Monobloc air/water heatpump was selected (due to internalspace constraints) connecting to slim lineradiators throughout and a 200L DHWstorage cylinder positioned in the loft,

with a 3kW immersion heater (to raise thetemperature for legionella protection).This system also gave the tenants themuch-needed extra space inside theirhome. Fresh air is providing one of Scotland’smost prestigious retailers with up to£10,000 in energy savings thanks to fourhigh powered Dimplex air source heatpumps linked to a master controller,thought to be the first installation of itstype in the UK.

Modern interiors are more oftenthan not designed to be light andairy spaces – clean lines and mini-malist in concept. Unfortunatelyreal life quickly intrudes on thedesigner’s vision as the placementof potentially distracting objectssuch as radiators and associatedpipe work need to be considered.This is where the architect’singenuity really comes into playand designs are envisioned thatincorporate radiators into fluid,unobtrusive curves along walls oreven as an architectural featuresuch as a run of balustrades oreven disguised as pillars.

“It is at this point reality strikesbecause units such as these arehardly going to be picked off theshelves of a plumbers’ merchantso it is really important to find aproactive manufacturer who canshare the vision and also come upwith bespoke practical solutions –without compromise,” says PeterDiamant of Hudevad.

“One-off projects need one-off,bespoke products so a radiatormanufacturer in this premiummarket has to be prepared to beflexible; to work with the client tofind the best solution. The worstthing a manufacturer can do is say“this is what we do, take it or leaveit”. Architecture and interior design inboth the public and domesticdomain has long been influencedby the classic Scandinavianconvention and hence industrial‘furniture’ such as radiatorsfollows this trend, which looks asthough it will continue. And it ishappening already – flat frontedradiators with hidden integralvalves and sensors may beseamlessly extended from theirstandard 300mm width into acontinuous run of almost limitlesslength by the use of infill panels.These runs can be situatedanywhere from floor level toceiling height. Throw into the mixa manufacturer who is willing andable to curve these units to fit aspecific feature, such as pillars,and there really is no limit.

The versatility of flat frontedradiators lends itself to manydifferent projects, not just those on

“In recent years we have seen therise of under floor heating in newbuild projects, which begs thequestion why follow the traditionalradiator route at all? In designterms, as we have already seen flatfronted radiators are completelyunobtrusive, so that argumentdoesn’t work. Perhaps moreimportantly under floor heatingcan struggle to cope with variableclimates such as we have in theUK. It can also be a challenge tocontrol the accuracy when outsidetemperatures fluctuate. Roomswith high glazing also createdifficulties for under floor heatingdue to solar heat gain and higherheat loss. This can create fluctuationsthat do not occur with radiators”.

“When teamed with a radiatorequipped with remote valve TRVs(for pin point temperature control),perfect ambient conditions areguaranteed in any space, at anytime along with unobtrusive heatemission,” adds Mr Diamant.

And when premium quality isspecified, price takes a back seat,even in these straitened times. Forexample, Aston Martin and LouisVuitton have not suffered in thedown turn and Bentley hasactually grown sales. Quality willalways sell. It is a similar story inthe bespoke heating solutionsmarket. If clients want it, they willhave it.

Premium quality is not just forwell-funded flagship projects, localauthorities are becoming far morepragmatic and are taking wholelife costs of equipment into accountto a degree that was unheard of afew years ago when an adherencesolely to the annual budget wouldoften preclude capital investmentin products that were deemed tobe ‘too expensive’.

For example, schools, hospitalsand care homes must use LowSurface Temperature radiators forsafety reasons and often these arealso coated with a special surfacepaint that reduces health hazardsand aids hygiene. Schools inparticular need robust productsthat stand up to wear and tear andare impervious to denting so 2mmsteel on the front plate of a radiatoris a boon here. Of course, theseoptions come at a price. However,nowadays the purchasing officeris more likely to recognise thebetter functionality and longer lifeexpectation and say “Why pay forit twice?”

Solar PV company Enfinity UKmore than doubled its target lastyear, in its first year of UK trading,supplying some 6.5MW of solarPV systems against its 3MWtarget. These results are set againsta back-drop of the Belgian-ownedEnfinity Group increasinginstalled capacity by 200MW in2011, reaching some 390MW totalinstalled PV to date, confirmingthe company as a European marketleader and top ten player globally.

Enfinity UK, which is based inCorsham, Wiltshire, has nowsupplied some 4MW of solar PVinto the residential and commercialmarket, as well as supplying PVmodules, inverters and associatedequipment to over 2,500 socialhousing installations. This year,in spite of the cuts to Feed-InTariffs, the company has deliveredon a number of new housingassociation and local authorityprojects including Taff HousingAssociation, Rooftop Housing,Cynon Taf Community Housing,Monmouthshire County Counciland Torfaen County BoroughCouncil. Enfinity has also completedthe development of nineteen sub-50kWp installations for a national

utility company with a totalinstalled capacity of 720kWp.

Worldwide, Enfinity growthcontinues unabated. Highlightsinclude the opening of a solarenergy plant in Les Mées, SouthernFrance (18.2MW), a project in theIndian province of Gujarat (15MW),the Stardale project in Ontario,Canada (33MW) and a high speedrail solar tunnel in Belgium (4MW).The group is also strong in theAsian and American markets andhere Enfinity recently finalised anagreement with Wells Fargo, thelargest bank in the US, to provideup to $100 million funding forsolar photovoltaic (PV) projectsdeveloped by Enfinity.

Although it has been a challengingyear for the UK solar industrywith the numerous changes inFeed-In Tariffs over the last 6months, Enfinity remainsconfident for the future as MartinAllman, Enfinity UK TradeManager explained, “The UKmarket is in a period ofconsolidation and at Enfinity wefeel we are in a strong position asa mature solar company. Wealready have partnerships withGraham and Jewson in themerchant market and arecontinuing to expand our networkof Installer Partners throughoutthe UK.” He continued, “Withsolar PV system costs adjusting tothe new tariff rates, the technologycontinues to be an excellentinvestment for both the privateand public sector.”

Following the recent disappointingdecision on ‘community’ Feed-inTariff (FIT) status for social housingprojects, leading name inrenewables Dimplex is helpingregistered providers go ahead withPV projects, thanks to a solarfinance solution designed for socialhousing.

Clare Campbell, product marketingmanager at Dimplex Renewables,says: “The government’s recentruling makes it a little less easy forsocial landlords to tackle theescalating problem of fuel povertywith solar PV. However, thereremain great benefits to be had

from the technology and we havedeveloped our finance scheme tohelp organisations go ahead withinstalling PV on their housingstock.”

The Dimplex solar finance solution,offered in partnership with ForrestGreen, covers the cost of purchase,installation and ongoingmaintenance of solar PV panels viaa finance solution over up to 15years, covered by payments underthe FIT. Residents can access freeday-time electricity immediatelyafter installation and theprogramme can be expected to becost neutral from the first year.

A large new installation of solarpanels near Hailsham in EastSussex is proving that thisrenewable energy source stillholds good investment potential,despite a cut to the Government-backed grants for such schemes.

A 50kW solar PV system has beeninstalled by renewable energyexperts, Aspen Renewables, on aroof at a commercial premises near

Hailsham. What was once unusedspace has now been transformedinto a profit-generating scheme.The roof mounted photo-voltaicpanels convert sunlight intoelectrical power which can then beused on site and the excessexported to the grid.

This particular scheme is expectedto generate 45,600 kWh ofelectricity and save more than 25tonnes of C02 per annum. Overthe 20 year term of the contract,the total benefit to the owner isanticipated to be £259,350, whichrepresents a 12% return oninvestment (ROI). Solar panelinstallations like this one are stillproving that good returns can beexpected, while also helping toconserve energy and protect theenvironment.

At this site, 200 solar panels werefitted and for every kW of solarPV, the cost for installation is£1740. This means that clients ofAspen Renewables have theflexibility to choose the size of aninstallation to fit their particularbudget.

The Kidderminster company hasdonated its time for free to workwith the Birmingham basedcharity and help reduce carbonemissions at its communityEcocentre.

Eco2Solar has installed two solarPV systems at NorthfieldEcocentre, which is well-knownfor its work within the communitypromoting practical ways toprotect the environment.

Uniquely, the installation will beused as an educational resourcewithin the community to showresidents how they can use solartechnology to reduce their carbonfootprint and work together toprotect the environment.

The project involved theinstallation of one pitched-roofand one flat-roof solar systems.

The pitched-roof comprises of sixSchuco 190-MS-05 190 watt panels

and one SMA sunnyboy 12000inverter donated by buildersmerchant, E H Smith. Tocomplement this, Eco2Solar alsoinstalled one Solion Sunmountflat-roof solar system with fiveREC 240-PE 240 watt panels andone SMA Sunnyboy 1200 inverter.

Both systems are expected toproduce more than 1,923kWh of“green” energy every year andsave over 3,527kg of carbonannually – the equivalent of asmall family car’s annual journey(10,000 miles).

Electricity generated will be usedon site, helping the centre to cutcarbon emissions and reduceenergy costs. The money savedwill be invested in the manycommunity projects run by thecentre, including Northfield’sOrchards which aims to plant1,400 trees by spring 2013.

Owned by The Central EnglandArea Quaker Meeting, NorthfieldEcocentre is expected to generate£404 in tax-free income from theGovernment-backed Feed in Tariff(FIT) scheme.

“This is an exciting time forNorthfield Ecocentre,” saidGeorgia Stokes, manager ofNorthfield Ecocentre.

She said: “As part of our role, it isvital we continue to adviseresidents on the most up-to-dateenergy saving technologies andactivities available.”

“This is a serious concern for both private andpublic sector organisations which have a duty ofcare to minimise fire risk and guard againstpotential loss of life, injury and propertydamage.”

Applied on the walls and ceilings of corridors,stairwells and other communal areas that formpart of a circulation area or fire escape routes,Timonox can help provide additional time for abuilding to be safely evacuated.

The coatings work by limiting the oxygenaround the flames through the release of non-combustible gases, and by using a formulationthat provides a barrier to the flammable paintlayers beneath.

The vacuum insulation panelswere chosen because they are only20mm thick and have a thermalconductivity of 0.005 W/mk – thelowest on the market. They meetall the requirements of currentbuilding regulations and candeliver a U-value of W/m²K on astandard cavity brick wall.

The panels have just received thirdparty UK accreditation fromBEATA in addition to earlierinternational approvals from DiBt,

having been tested using EN12667 (the “hot” box test) for thethermal performance of buildingmaterials and products.

They are the only vacuum panelsin the UK with such accreditationsand are available from Lakeland –based EnviroHomes.

The certification means they areaccepted under Building Regu-lations and by the NHBC. Inaddition, they have an independ-ently assessed EnvironmentalProduct declaration which giveszero ozone depletion potential and< 2global warming potential.

Vacupor® panels are made fromfumed silica with a post pressingparticle size of 7-40mm and a poresize of around 20μm. That compareswith open cell polystyrene foamwhich has a pore size of approx-imately 800μm - 40,000 timesgreater!

With cavities smaller than the pathlength of gas molecules the microporous mixture inhibits move-ments of gas molecules and byincorporating opacifiers – infraredabsorbing and reflecting substances- Vacupor® panels also control thetransition of radiated heat.

IKO PLC has installed its firsttotally CFC / HCFC free (zeroozone depletion) and 100%recyclable, lightweight thermalinsulation, IKO EPS Carbon, on anoffice development in Richmond.

The development has beenrefurbished and extended, and theoriginal building was threeseparate blocks linked together bystair cores. These stair cores weredemolished and new structuralsteel links and extension to the southern elevation wereintroduced thus creating largeopen plan office areas totallingapproximately 3000m2 over fourfloors.

Challenges to this project includedretaining the existing facade,managing tight logisticaldeadlines, and meeting networkrails stringent approvals process.

It was also essential to maintainRichmond Borough CouncilsEmergency Control Centre in theground floor and basement of oneof the blocks as the project worksproceeded.

The 4-star Superior hotel MilanoScala is the first eco-sustainablehotel in Italy’s fashion and designcapital, Milan. All rooms andsuites in the historic boutiquehotel, which dates back to the 19thcentury, were planned andfurnished with particular focus onsustainability and durability. Inimplementing this forward-

Located in the picturesque artists’quarter Brera, the seven-floor hotelMilano Scala underwent acomplete overhaul in 2010. Itsdesign was based on a classicItalian opera. A number of therooms bear the names of famousarias and compositions, whilelarge paintings depict familiaropera scenes. Along with 62rooms, ten suites andatmospherically designed lounges,the hotel has a generouslyproportioned roof terrace offeringa breathtaking view of Milan’shistoric centre. To preserve thecharm of the ancient building, allthe while meeting the modern,future-oriented criteria of eco-friendly building, a specialapproach was adopted. The hotelwas equipped with a heatrecovery system to regulate thetemperature and produce hot
