Removal of asbestos containing vapour barrier from pipework within riser at a College building.

About the project:

Deconstruct’s services were utilised to remove an asbestos vapour barrier from pipework in advance of a mechanical services upgrade that formed part of a major refurbishment scheme at the College. The pipework was located in a riser that ran from the ground floor through the 5 upper floors and terminated on the roof. Enclosures were constructed around the riser at each level and existing access panels were utilised and widened where necessary to ensure that all areas of the riser could be accessed and cleaned.

Project challenges:

The work had to be completed to a strict deadline as the college had to ready for opening at the start of the new term. Whilst services were isolated as far as possible, the potential for rogue circuits existed and our teams were fully briefed on this through a tool box talk. The riser contained drainage and waste pipes that had leaked over the years. It was necessary to clean the residual deposits off these pipes to ensure that no contamination was trapped therein. Standing water was present in the bottom of the riser and this had to be cleared and disposed of by our operatives, as contaminated waste.

Removal of asbestos containing pipe insulation residue from within the Boiler House at a Primary School.

About the project:

Following a previous asbestos removal operation that was undertaken to a very poor standard, Deconstruct were appointed by the client’s consultant to remove all remaining asbestos insulation debris from within the boiler house.The Deconstruct team of operatives working under the direction of our Site Supervisor, carefully removed all visible traces of asbestos debris using hand held scrapers and wire brushes. The boiler house was then subject to a rigorous clearance test by the client’s consultant before deemed clean enough for re-occupation.

Project challenges:

Whilst all plant in the boiler house was isolated prior to the commencement of our works, the boiler house remained very congested and working space was tight. Any surfaces that did not have residue on them were pre-cleaned and sheeted over. All other surfaces including walls, ceilings, pipework and plant were cleaned. Works were programmed over the summer recess and it was imperative that they were satisfactorily completed on time to ensure that the boiler’s and heating plant were operational for the first day of term.

Removal of asbestos containing ceilingboards from the dining area and kitchen ata private school

About the project:

Deconstruct were selected by the client’s consultant to remove asbestos boarding and contamination from within the ceiling voids above the dining area and kitchen at this private school. The ceiling was constructed of fibreboard above which an asbestos cement board had been used to line the underside of the timber joists. The asbestos boarding had become damaged over time and debris was scattered extensively throughout. Deconstruct’s team removed the ceiling and board under fully controlled conditions and carried out a full decontamination of the area to enable refurbishment work to continue.

Project challenges:

This project was undertaken during the summer holidays so the school was empty of students. Needless to say, that whenever undertaking an asbestos removal project within a school, the standard of work has to be exemplary with everything checked and double checked. Our operatives worked to a demanding programme and were faced with a number of challenges during the course of the work. The void space above the ceiling was in excess of 2m at the highest point necessitating the erection of access towers inside the work area. Whilst most services inside the work area were isolated, rogue circuits were none to be present and caution had to be exercised when working around these.

Removal of asbestos insulation board firebreaks within the ceiling void of the Royal Academy of Engineering.

About the project:

As part of the planned refurbishment of the Royal Academy of Engineering, it was necessary to remove asbestos insulation board firebreaks from around the lighting positions within the ceiling void to the ground floor. In total, there were 27 firebreaks and these were located above the existing plasterboard ceiling which needed to be carefully removed to provide access to the asbestos. Following the removal of the plasterboard ceilings under controlled conditions, the rooms in which the firebreaks were located were formed into sealed enclosures and the asbestos removed.

Project challenges:

With the asbestos firebreaks being concealed above high level ceilings, operatives could not be certain what condition the asbestos would be in. The plasterboard ceilings were carefully dismantled under controlled conditions using asbestos trained operatives. The asbestos firebreaks were fixed to the underside of the 1st floor at a height of over 4 metres, thereby, necessitating the use of mobile scaffold towers as well. The scaffold towers had to be fully decontaminated upon completion of the work.
