Here we are, already moving into mid-January. Perhaps some of your New Year’s resolutions may have already been

forgotten, but if finding a new place is one of them, we hope you’ll find Renters Guide to be your best source of information.

As the Eastern Renters Guide celebrates its 18th anniversary of publishing this year, each month we have a dedicated theme. January’s special focus is on Finding the Perfect Apartment. Look for great tips and advice from the experts to help guide you through this process.

One tip I can offer is to be sure to get a feel for each company and the staff who you’ll be dealing with if you’re renting a space that’s run by a property management company. You should be comfortable and courteous asking questions and in turn you should expect to be treated with consideration and respect. Think twice about any property management company that doesn’t willingly provide any

information you respectfully request. Putting the customer first and offering the best quality rental space for your money is a property management company’s ultimate goal.

Once you find the perfect space, don’t hesitate in going for it and making it your own. I hope this resolution will be one of the easier ones you achieve this year.

opportunity, go out and find that perfect new apartment.Sometimes, even though life has changed and a new apartment is

necessary, moving can feel too overwhelming or inconvenient to take on the challenge and make the effort. While there isn’t an honest person alive that will tell you moving is easy or effortless, you can minimize the impact, stress and headaches by planning it out carefully.

The first step is deciding what you want. Get a few points down on paper, such as: location, size, necessary amenities and budget. Be realistic and know the difference between your ideal and the market reality.

Start looking. Look in advance so you get a feel for what the market has to offer. If you like something put your name on the wait list. Get your finances in order and your references in check. Start streamlining your possessions. If you’re moving with children you’ll have to get their stuff in order too.

If you start getting your move in order well before you actually give your notice and sign your lease there will be much less to do once the 60-day countdown is on. Every year we areexposed to new and exciting design trendsand movements in the industry. Often, theword ‘trend’ can be associated with a negativeconnotation, suggesting a style that willinevitably pass just as fast as the currentseason. However, I believe that if properlyexecuted, a ‘trend’ can become a classic staplerather than a temporary essential.

ColourColour is usually the first trend everyone iscurious about. What’s the big colour to hit thedesign world? In my opinion, there have beena few. First is yellow – a creamy bright hue thatwill dominate with its vibrancy. Yellow can becombined easily with neutrals to create theperfect colour palette. Pair it with white & greyfor a modern look, or accent it with navy for a

fresh design approach. Yes, you read that correctly, navy asa neutral. This is a design trend which deserves some seri-ous note taking. Forget brown and beige, blue is the newchief in town. It’s much more subtle than black althoughthe intensity of navy has the same dramatic effect. Thereis such a large spectrum of blue hues, from royal to electricand midnight to cobalt, you’re guaranteed to be drawn toat least one.

FEElinGLately, a huge movement we’ve been seeing in interiordesign has nothing to do with colour, pattern or even stylebut rather a mood trend. Our clients have been requestinga comfortable environment where they feel at ease in lieuof the typical designer showhome. We’ve been hearingmore and more that our clients are looking for fabricsthey can use, instead of just to look at. It’s an attempt tohave their homes decorated to look as if they’ve decoratedit themselves. This is actually one of my favourite trendsbecause it allows the homeowner to create a personalreflection of themselves in their most sacred environments.This trend is all about using understated pieces to form acollection of new and old, reclaimed and store-bought.

FinisHEsAnother area we are seeing this trend of mixing and nonmatching is with metals. Do you love brushed nickel?Are you intrigued by bronze? Does stainless steel stillexcite you? Well, you don’t have to choose one. While thismay be music to a designer’s ears, it can also be a prettyscary statement for the amateur decorator. It’s how youincorporate the metals and the harmony between yourchoices that will result in the perfect metal combination.For instance, if you are working on a kitchen design, youcan use a faucet that stands out while keeping your cabinethardware consistent throughout the kitchen.

Man CavEFirst and for most, the man cave is not a new concepthowever, it is evolving and becoming much moremainstream. We are seeing more men who like to getinvolved in everything from the fabric selections, furniturepieces, artwork – even down to the rugs. This puts intoperspective that the man cave is no longer a dark andgloomy space either in the garage or the basement. These“caves” were typically poorly lit, dressed with rundownfurniture and kept bare floored yet featured the large TVscreen as their focal point. Rather, these trendy spaces arejust as tailored and customized as the main floor livingroom, although the large TV screen is still the dominantfeature.

Trends don’t have to all be used, especially not together. Youshould incorporate what works for you and your lifestyle.They are a gateway to start getting excited about change andmaking better style decisions. These current styles emergefrom the notion of people enjoying their homes and creatingliving spaces that suit them personally. Let’s make 2013 thebest design year yet!

EVER NOTICE RENTAL COMMUNITIES BOAST THEY ARE “just minutes from shopping, schools and all the amenities!” and that “Everything you need is right at your doorstep!”?

This is not just marketing gimmickry at work. These factors really matter,as such attractions are critical in determining appeal to renters – for lifestyle and comfort while living there. However, one of those factors carries a little more weight than the others: proximity to infrastructure.

The federal and provincial governments have been spending billions on infrastructure improvements over the last few years to upgrade highways, transit systems, airports and other services such as health care. For rental developments, this means more and better access.

It’s no exaggeration to say the infrastructure developments have allowed new communities to literally sprout up along the way.

Numerous studies throughout North America and elsewhere show that proximity to mass transit and highways has the most signifi cant impact on property values, since it improves residents’ accessibility to a city’s central business district and other areas with employment opportunities.

The greatest benefi t, according to Cutting Edge Research Inc., a Vancouver-based real estate consultancy that examines housing trends across the country, is for properties located within 500 metres of stations along new transit lines.

“Distance is now measured in minutes, not kilometres,” says Don Campbell, president of Cutting Edge, summarizing a principle that renters anywhere in Canada can follow: as people increasingly factor commuting times into their renting decisions, proximity to transportation is a top determining factor for convenience.

Prospective renters, then, while you’re out there shopping for your new home, take a look around and see how close you are to the nearest highway, subway or light rail transit. Then follow the tracks to those housing projects and communities and your new home.

Here’s a New Year’s resolution anyone can keep: resolve not to make any more New Year’s

resolutions.

That might feel good in the moment, but, if you’re trying to find a mate, shed some weight, or save money this year, simply abandoning resolutions isn’t going to help. Advisors tell us that by setting realistic goals where changes are small, you are more likely to form habits that will stay with you throughout the year.

Amanda Burton, a registered dietitian at Recipe for Health, says, “The problem with most New Year’s resolutions is that they focus on taking something away from someone and tend to accentuate the negative rather than the positive. By focusing on how you can live positively, you are more likely to achieve success.”

In her role as a professional dietitian, Burton most often sees clients who come to her seeking help with the goal of losing weight. She suggests starting with these simple steps:

Think positively: According to the Journal of the Academy of Nutrition and Dietetics, researchers have found that practicing positive thinking can increase your chances of weight loss success.Go slow: Any diet change is easier if you take it slowly. Why not promise to add a new piece of fruit to your brown bag

lunch each week or an extra serving of vegetables at dinner versus doing a big diet overhaul?

Think small: Don’t restrict yourself from the foods and drinks you love. Instead, have small amounts of your favourites. If you like soda pop for example, Burton suggests those Coke mini cans which offer a smaller portion size. Love burgers? Consider keeping calories in check by having a slider loaded with your favourite vegetable toppings, like lettuce, onions and tomato.

Buddy up: Find someone with similar goals to help you through the year. Be sure to share your ideas, plans, and successes regularly. By simply stating your intentions to someone else, you are more likely to achieve long-term success.

Build self-esteem for a lifetime of confidence

How a child feels about him or herself can

have a strong influence on their academic achievement. If their self-esteem is strong, they can respond to life’s challenges better, and become happy and successful adults. As a parent, you play a major role in shaping your child’s self-esteem. Here are some ways to help your child feel good about themselves:

• Acknowledge and encourage your child’s strengths and special talents. Provide opportunities for your child to participate in things she is good at, such as music, sports, dance, theatre, or community service.

• Help your child see the positive. Remind him of his past achievements and special skills. Developing confidence in his ability to solve problems is a key element in self-esteem.

• Teach your child that it’s okay to make mistakes. Reassure him that no one gets everything right all of the time.

• Support your child’s attempts to try new things. Help her to feel that she doesn’t have to be a “star” at everything she tries. The pressure to succeed may lead a child to limit herself to activities she knows she can already do.

• Help your child take responsibility for the negative consequences of his own behaviour. Learning to acknowledge and try to repair harm or damage done to others is a far more effective tool to build a child’s self-respect than blame or punishment.

After school programs can help children develop self-esteem by providing structured and supervised activities such as computer instruction, sports, literacy tutoring, music and art lessons, nutrition guidance, and help with homework.

Cherry, Almond and Wild Rice

Stuffed Pork LoinThis impressive dish features juicy pork tenderloin filled with dried cherries, hearty wild rice, herbs and roasted almonds. It’s sure to be the star of the dinner table!

6-8 servings ingredients:

2 tbsp (30 mL) olive oil

1 small yellow onion, diced

6 oz (170 g) Italian sausage, removed from casing

2 cloves garlic, minced

¼ cup (50 mL) chopped parsley

1 tbsp (15 mL) chopped fresh thyme

1 tbsp (15 mL) chopped fresh rosemary

⅓ cup (75 mL) coarsely chopped dried cherries

½ cup (125 mL) coarsely chopped roasted almonds

1 cup (250 mL) cooked wild rice

Salt and pepper to taste

2 ½ pound (1.1 kgs) boneless pork loin, filleted

Kitchen twine for wrapping

Salt and pepper for topping

directions:In a medium saucepan over medium heat, warm olive oil. Add onions and sauté until translucent, about three to five minutes. Add sausage and garlic and cook until browned and cooked through. Remove from heat and add parsley, thyme, rosemary, dried cherries and almonds. Stir in wild rice; add salt and pepper to taste.

Preheat oven to 350°F (180°C). Spread filleted pork loin out on a clean work surface. Top pork loin with prepared stuffing from edge to edge. Starting from the short side, roll pork loin and stuffing into a spiral.

Tie roll together with heavy-duty kitchen string in the centre and at the two ends of roast to prevent it from unrolling in the oven. Place roast on a rack in a shallow roasting pan and sprinkle generously with salt and pepper. Insert an oven-safe meat thermometer into the centre of the roast and cook for one hour. Reduce heat to 325°F (160°C) and continue to cook for another 45 to 60 minutes.

Remove roast from the oven once the meat thermometer reaches 160°F (71°C). Allow meat to rest in the pan, loosely covered with foil for 20 to 30 minutes. NC

Moving is a very personal thing and people who hire moving companies ask for varying levels of service.

The Professional PackerMost who choose to pack themselves do so because it saves money on the move. That is true only if the items make it from Point A to Point B in one piece. Moving companies will not be responsible for items damaged because of poor packing.

The most critical element in packing is taking into consideration how far and long the items will remain in the boxes and containers during transit. Consumers often underestimate just how much jostling their items will endure on the various highways and other roadways on their trip to your new home or business. Accessories such as lamps may seem to be packed

well, but may shift inside the carton and break or chip as a result.

Professional packers have the experience to know exactly what is best for various categories of items, depending on the size and distance of the move, and they pack accordingly. Those who are willing and capable of packing themselves need to consider the proper materials and containers that will help to ensure a successful move. There are also significant considerations to keep in mind, such as not packing explosive or flammable items in the general boxes.

Although you can obtain boxes from places like grocery stores, check with your mover, who may sell proper packing materials that will save you work and worry.

Some of the items you will need are tape dispensers, newsprint, markers, pads and bubble wrap – and there are many sizes and strengths of boxes available. There is a 1.5 cubic-foot box that is often referred to as a book or record box. It’s fairly small and is designed to hold small, heavy items like food jars or cans, flatware, CDs, etc. The next size up is a lamp or lampshade box, which is 3 cubic feet in size. The sizes go up from there, to 4.5 and 6 cubic feet for lighter objects such as pillows and stuffed animals.

These are just some of the moving materials that are available today. Whether you choose to pack your own items or have your mover do it, be sure you choose a company with a solid track record for providing topnotch service.

Providers of Ontario (FRPO) is warning all tenants and landlords to be aware of an increasing number of apartment-fraud schemes. Rental scams vary but here are three of the more common scenarios:

Rental housing fraud on the rise:

ExamplE 1: A scammer poses as a landlord on websites such as Craigslist or Kijiji and says they are out of the country and require a deposit on the rental apartment. Once the money is paid, usually through a money transfer, the new tenant discovers there isn’t actually a rental home available, and their money is lost.

ExamplE 2: A scammer has somehow obtained access to a property or place. They pose as a landlord / property manager and show the victim the property. They then request an immediate down payment to secure the property and inform the victim they can move in at a later date. On the move-in date, the victim arrives only to discover it wasn’t actually an available rental home and there have been other victims as well.

ExamplE 3: A scammer poses as a tenant and responds to internet advertisements for rental apartments. The suspect contacts the landlord by email only. The “tenant” advises they are currently out of the province, but they will send a pay-cheque or bank draft as a deposit to secure the rental. The cheque will be more than the agreed-upon amount, and the “tenant” will direct the landlord to send the excess money to a third party. After depositing the cheque, the victim will be notified by their bank that the cheque they deposited was worthless and the landlord will be responsible to the bank for the money.

Fraud prevention tips for tenants

Is thE prIcE too good to bE truE? Check rental rates in the same area. Often fraudsters will try to entice their victims with unbelievably low prices to elicit multiple victims.

arE thEy just communIcatIng wIth you vIa EmaIl? Fraudsters will not want to meet their victims in person to avoid being recognized and investigated by police. According to the Ministry of Consumer Services, complaints have been filed against businesses using the email addresses [email protected] and [email protected]

arE thEy askIng for cash only or a cash sEcurIty dEposIt? Never pay a rent deposit by cash. Cash is untraceable and can be used immediately.

arE thEy askIng for monEy to bE wIrEd?Once money is wired, it is extremely difficult to cancel the transaction. Also, money transfers are difficult to trace. Never send payment electronically to an individual you have not met.

havE you sEEn thE placE and walkEd around wIth thE propErty managEr or ownEr? Never rent an apartment home if you have not visited the property and met someone on-site, unless it is with a well known and respected owner/management company.

arE thEy thE landlord or propErty managEr? Only the landlord and property manager have the authority to rent out a place (there are exceptions to this rule, however, it is rare).

ask thE nEIghbours about thE landownEr and hIstory of thE propErty. Neighbours are a great source of information regarding the owner and property. They can often confirm who the owner or property manager is.

look for cErtIfIEd rEntal buIldIngs Look for buildings in the Certified Rental Buildings Program in Ontario. These buildings are monitored by FRPO to meet professional standards and are independently audited to meet rigorous standards. You will not be exposed to fraud in a CRB building. vErIfy paymEnts If you are considering renting to someone who sends advance payment, ensure that their payment is good with your bank.

ExcEss paymEnts Never wire or transfer excess funds to anyone.

cautIon durIng studEnt rEntal sEason Fraud becomes more prevalent near the end of a term at university or college when students are attempting to sublet their apartments. Be extra cautious at this time.

tEnant scrEEnIng Use proper applicant screening practices and follow up on all references. Make sure that the tenant application form has been completed in its entirety.

What You HaveGet out your latest statements (or if you’re planning to do this, save your next statements) for your:

Other Financial StuffNext, make a note of the following:How much do you earn gross and net? What benefits do you have where you work? Whose job will take priority (if, for example, you have to move for a career opportunity)?Do you own a car (or other vehicle)? How old is it? When will you likely need to replace it?If you didn’t do it before because you didn’t owe the tax man any money, find a copy of last year’s tax return now.Do you have any insurance (through work, or that you bought)? Who is it with? What’s it for (life, disability, medical, critical illness)? What’s the insurance benefit? Who is the beneficiary? Will you be changing the beneficiary once you marry?Do you have a will and powers of attorney? (Once you wed you have to remake your will if you already have one.)Get a copy of your credit report so you can see how you look to lenders. The worse your credit history, the more you’ll pay in interest since you’re a higher credit risk.How will we deal with interruptions in our income as they come (which they, undoubtedly will)? For example, if one of us loses a job? When we have children? If a family-member becomes ill? If we decide to continue our education?What other financial responsibilities do we each have (i.e., commitment to support a family member, child support or spousal support, aging parents, needy siblings and the like)?Now that you’ve each sketched a picture on paper of your financial realities, it’s time to talk.

One of the first questions you’ll want to address is this: “Will we pay off debt before we get married?” If yes, then you have to make a plan for your debt repayment.

Decide how long you have till you’re getting married and then divide the amount you owe by the number of months until you tie the knot. It’s not perfect, but it’ll give you a good idea of how much you’ll have to shell out to dig yourself out of the hole before you plunge into wedlock.

If you decide to tackle the debt together once you’re married, how? Will it come from your current joint cash flow? Will

one or both of you get a second job to pay down the debt?

Don’t even think about having kids until you’ve paid off all your consumer debt. Since one or both of you will likely want to spend time at home with your Mini-me, you’ll have less income to live on. Maternity or parental leave isn’t a right. It’s a privilege. And one you exercise only if you can afford it. You won’t be able to make ends meet on less income if you’re still repaying stupid debt.

If one of you has a crappy credit history, what will (s)he do to fix it so when the time comes to buy a home (or a new car), there are no surprises? And no whopping interest cost.

If one of you is an on-again-off-again money manager, remember that if you have a joint account, any missteps going through that account will be reported on both your credit histories.

While money is the number-one way to mess up a perfectly good relationship, I have met couples for whom relationship issues lead to money problems. While you’re in questioning mode, why don’t you answer the following 12 questions too?

How are we going to divide up the household chores?How much time will we spend at work, at home together, doing our own thing?What are our expectations about how we will spend our free time?Do you believe that we should be doing everything together?

What role will religion/spirituality play in our lives together?Can we each pursue our own interests?Do you need time alone?What role will our families and friends play in our lives?What’s your philosophy on having/raising children?How will having a child change the way we live?How would you feel if I want a night out with my friends?How will we make sure we have quality time together?Now that you’ve come clean, you should be ready to move forward together without too many big surprises.

Marriage requires constant attention. Just when you think everything is going smoothly, your significant other will say or do something that takes your breath away. Know, also, that no matter how well paired you seem at first, as time goes by and you each change, you won’t be the person you were when you married and neither will (s)he. Give each other room, and revisit the questions you sense may have different answers. For while it may feel safer ignoring your differences, that’s a fool’s game. So communicate, don’t disintegrate.

Renting Helps to Transition After the Death of a SpouseSince the death of his wife only three months ago, a man I know has moved into an apartment downtown, within walking distance of his office. After several months of coming home to an empty house filled with reminders of their life together, their children now grown, surrounded by married friends, and suddenly on his own again, he found living in a new space, with furniture he had chosen by himself, helped him to move on. Renting –and in a lively downtown neighbourhood

where great shopping and entertainment opportunities abound -- was the option also chosen by his octogenarian mother, who also had the good fortune to meet a very nice gentleman in her building, after her husband died three years ago. › 2 1/4 cups all-purpose flour› 2 1/2 tsp baking powder› 2 tsp sugar› 3/4 tsp baking soda› 1 tsp salt› 1/4 tsp cayenne

directions

Preheat oven to 450°F.

Whisk together flour, baking powder, sugar, baking soda, and salt in a bowl, then blend in butter with your fingertips until mixture resembles coarse meal.

Stir in Cheddar, scallions and chives. Add buttermilk and stir until just combined.

Drop dough in 12 equal mounds about two inches apart onto a large parchment lined baking sheet.

Bake in the middle of the oven until the tops are golden brown and the biscuits are cooked through, about 18 to 20 minutes.

Serve hot or warm with some fresh butter close by!

or served on their own, slathered with butter as they come out warm and fragrant from the oven. Quick and easy to prepare, this recipe calls for a handful of dry ingredients that are blended together with butter then tossed with cheddar, chopped scallions, minced chives and buttermilk, to form a stiff batter. The dough can be made ahead, covered and set aside until needed, then simply dropped in small mounds onto a parchment lined baking sheet and baked for about twenty minutes, until they become puffed up and golden brown. Lovely and crispy on the outside, with a moist, cheesy and pillowy centre, these heavenly little biscuits are way too easy to make and completely addictive.
