The purpose of this guide is to: 1. Explain the way WyldFyre 7 is integrated with the eNeighborhoods Suite 2. Show you how to use Maps and put together awesome CMAs, BuyerTours, and Flyers 3. Walk you through the major features of each module

This Jump Start guide will give you the information to use your WyldFyre 7 and eNeighborhoods modules to their full competitive advantage. Remember that free on-line training is always available to you.

GETTING STARTED

The Jump Start Guide for the WyldFyre 7 and eNeighborhoods suite integration assumes that you are already familiar with searching the MLS in WyldFyre 7. If not, see the WyldFyre 7 Jump Start Guide. This guide begins with a completed MLS search and the resulting properties being displayed in the WyldFyre 7 Property List Table. (See Fig. 1).

The Property List Table will be the starting point for each example in this Jump Start Guide. Let’s begin by taking a look at the eNeighborhoods Map module. You’ll quickly see why it’s the most powerful real estate map on the market!

Maps

From the Property List Table in WyldFyre 7, just click on the Maps icon located in the top menu bar. (See Fig. 2).

Within a few seconds the eNeighborhoods Map module will open. You may notice that it checks for updates automatically while you are connected to the Internet. Once the Map is open, it will immediately display, as arrow icons, all of the proper-ties resulting from your previous MLS search in WyldFyre 7. Now you have a beautiful, detailed Map. However, this is just the beginning! (See Fig. 3).

Click on the Map Legend button on the far left toolbar (See Fig. 4) and the Map’s highly detailed Legend appears.

This Legend allows you to control the level of detail displayed on the map. You can check or uncheck schools, parks, theaters, shopping centers, etc. in order for your map to look its best. In most neighborhoods, you won’t need to adjust the Map Legend. However, in more densely populated urban areas you might fi nd this tool handy. (See Fig. 5).

Map Note

Click on the Map Note button, located right below the Legend button, and you’ll see a unique feature that really enhances the Map for selling real estate. (See Fig. 6).

A small balloon symbol will replace your standard mouse cursor. In this example, the balloon is placed over a neighborhood park on the Map. (See Fig. 7).

Then the mouse is clicked again, and a menu appears that allows the user to insert text into the balloon. (See Fig. 8).

Note that there are three preset options for displaying information in a Map Note. These are located at the top right of the box and include Neighborhood Stats, School Stats, and Housing Stats. Clicking on any of those links will auto-populate the Map Note with the corresponding school or demographic information for the area where you have located your Map Note.

In this example, we are going to add some “insiders” information about the local park by typing in some text and then format-ting the text. After typing the text, notice how much control the user has over the font, size, etc. Lastly, click the OK button in the Map Note menu and the balloon now reveals an example of an interesting fact about that park – It has a great playground for the kids! (See Fig. 9). Just imagine the possibilities with this feature. As a real estate professional, you are likely to know certain facts about a neighborhood that simply won’t appear on any computer Map. With the Map Note feature, you can now demonstrate your knowledge of the neighborhood to your clients by giving them the most information-rich map they have ever seen. This is just one of many ways that you will be clearly distancing yourself from the “average agent.”

Search MLS

In our example we searched the MLS fi rst, than opened the Map module to plot the resulting listings. Once in the Map module, you can use the Search MLS button to search for more listings. You can also start with a blank Map before searching the MLS. To do this, click on the Map button from WyldFyre 7 but this time with no properties showing in the Property List Table. The Map opens and the initial screen will appear asking for an address, city, zip code, etc. Simply enter the city name you would like for your default Map view as shown in Fig. 10. Then click the Map It! Button.

Your Map will automatically display the Sold Properties from the eNeighborhoods database. To display MLS listings only, click on the Legend button previously mentioned in this Jump Start Guide, then un-check the “Recent Home Sales” and “My Home Sales” boxes. (See Fig. 11).

After fi lling in your criteria, click OK to begin your search. WyldFyre 7 will search the MLS in the background as you continue to view your Map. After a few seconds, the listings found in your MLS search will appear as arrows on your Map. (See Fig. 15).

Search MLS Area

Searching an MLS area is an even more powerful way to search for listings, especially if you are looking for comparable prop-erties for a CMA. Repeat the steps from the Search MLS section until you have the blank Map in front of you. Then, click the “Search MLS Area” button from the left toolbar. (See Fig. 16).

A screen may appear that shows previous MLS Area searches that you might have saved. If there are none, or if you want to search a new area, click on “New Search Area” then click OK. (See Fig. 17).

At this point a message prompts you to use your mouse pointer to outline the exact geographic area for your MLS search. Each time you click your mouse, that spot becomes an “anchor” point. You can click as many times as you need to outline your MLS area. Keep clicking until you reach your original anchor point. (See Fig. 18).

Notice how the eNeighborhoods Map allows you to defi ne the area in any geometric shape, unlike other map programs that confi ne you to an imprecise circle or square.

When you come back to your starting point, your MLS Area is complete. The Map will then prompt you to give this Area a name for future searches. (See Fig. 19).

Once you have given the MLS Area a name, the WyldFyre 7 search screen appears just like in the previous section. (See Fig. 20).

The difference is that this search, without changing any of the previous criteria, will limit the listings to the geographic outline of your Map! (See Fig. 21). Note how all of the properties displayed fall within the boundaries that you set in your MLS Area.

Aerial Maps

Aerial Maps can create an impressive addition to your Map reports, whether using the Map by itself or in combination with the CMA and BuyerTour modules. With the previous Map view still visible, click on the “Aerial” button located near the top of the left toolbar. (See Fig. 22).

In a few seconds, the Aerial Map will download over the Internet and display in the exact position as your previous Map. (See Fig. 23). The words “Sample” appear in the Aerial Map view. However, when printed for your client the words “Sample” are removed.

Combo

With the Aerial Map in view, click on the “Combo” button on the left toolbar. (See Fig. 24).

This feature overlays the MLS property and other Map icons right over the Aerial Map. (See Fig. 25).

Once again, there is no other aerial map in the real estate industry that can display MLS data directly over the aerial map itself. When it comes to the competition think – Advantage You!

Property and Neighborhood Data Display

Whether in the standard Map view or the Aerial Map view, there is an impressive amount of information that can be displayed right on your map. For this section, we will look at the standard Map view. First, let’s see what happens when we click on one of those arrow icons representing an MLS property (See Fig. 26).

Just look at the amount of information you can view with a single click of your mouse. (See Fig. 27).

By clicking on the other tabs such as Remarks, etc., even more information on that property will display. Please note that for the picture to display, you need to have the pictures downloaded from WyldFyre 7. If you want to highlight the property as an important comparable shown in your Map view, click on the bottom bar to “Display as Map Note.” (See Fig. 28).

The property data is now part of the Map and will even print with the data showing. Only the text data displays as a Map Note, the picture will not display in this view.

Now let’s click on another icon. In our example let’s click on the Elementary School. (See Fig. 29).

As with MLS properties, the Map will display detailed information on that particular school. (See Fig. 30).

You can also save the information on the Map as a Map Note. The ability to show this much information on a single Map is astonishing. Property, school, business, and personal information that you insert as a Map! All combined to give you the most powerful Map presentation in the industry. Life just isn’t fair – for the competition!

Publish your Map

Now that you have demonstrated your market knowledge in so many ways on your Map, you are ready to “Publish” it for your clients. To use the versatile Publish feature, simply click on the Publish tab at the top of your Map. (See Fig. 31).

From this screen you are given several options on how you want your Map to Print (hard copy), Print as PDF, or Email. (See Fig. 32).

Once you have chosen your layout, you can preview your Map by clicking on the Preview button. You now have a dynamic and elegant looking Map packed with pertinent real estate information for your clients and prospects. What a way to establish yourself as the neighborhood expert!

CMA

Now let’s take a look at how easy it is to create a winning CMA. As with the Map module, this section begins with WyldFyre 7 and assumes that you have successfully searched the MLS and chosen your comparable properties. From here, you’re ready to put together that “A paper” CMA that really stands out from the competition. All you need to do to launch the CMA module is click the CMA icon on the top menu bar (See Fig. 33).

After a few seconds the CMA module will display on your screen. Your WyldFyre 7 program is still running in the background. Notice how the CMA module’s interface is designed with navigational tabs running across the top. All you need to do to create a spectacular CMA is follow the tabs! (See Fig. 34).

Subject

The fi rst tab is the Subject tab. In this screen you fi ll in your client or prospect’s information. If the client is already in your WyldFyre 7 contacts book, then you can click on the pull down tab in the Client fi eld. Once you have fi lled in the contact infor-mation on your client, enter the key information about their property. Don’t forget to include a photo of their property. Just click on the “Add/Change Photo” link to browse your PC’s hard drive for a photo of the subject property. Lastly, you can add Agent Notes to your subject section to show that you understand your client’s needs. (See Fig. 35).

From here we are ready to continue by clicking on the “Comps” tab. (See Fig. 36).

Comps

In the Comps section the MLS comparables you found in WyldFyre 7 will automatically load into the Comps screen. (See Fig. 37). A handy statistical analysis will also appear in the bottom section of your screen.

If this is one of those situations where you need to produce a CMA quickly, you can proceed to the next tab with confi dence that all of the pertinent MLS comp data will appear in your fi nished CMA. However, with a little more time and effort, your eNeighborhoods CMA can be used to really demonstrate your knowledge of the real estate market in your area.

Here is a brief description of the functions available in the left toolbar:

Select All: This button selects the entire list of Comps. When importing Comps from WyldFyre 7, all of the Comps are selected by default.

Select None: De-selects all of the Comps. If you choose this option you will need to search the MLS for more Comps or import Sold Comps from the eNeighborhoods database.

Add Listing: Add Listing produces a blank Comp screen. This can be used to enter information about a FSBO, for example. Remember, in your eNeighborhoods CMA you are not limited to just MLS listings. You can present a snapshot of the entire market!

Edit Listing: This feature allows you to edit the Comp data. Again, this represents an excellent opportunity for you to demonstrate your market knowledge. We will cover this feature in more detail later.

Clear All Listings: Want to start over? Clicking here will delete the comps currently showing in your Comp screen.

Advanced Select: This feature is used to narrow the list of comps, by selected criteria, when you are working with either MLS Comps or Sold Comps from the eNeighborhoods database.

Show More Listings: If you are not satisfi ed with your MLS search, you can use this feature to add Sold Comps from the eNeighborhoods database. The menu is versatile and allows you to show more Comps based on closest to the subject property, within a certain mile radius of the subject property, or for the whole city or county.

Search MLS: Click here and the WyldFyre 7 search screen appears, right in your Comps screen! This allows you to broaden or narrow your MLS search without leaving the CMA module or losing any of your previous work.

Editing Comps

Let’s take a closer look at editing your comparable listings. Clicking on the “Edit Listing” button opens up a highly detailed Comp editing screen. (See Fig. 38).

The MLS photo will automatically load from your previous search in WyldFyre 7. Notice that you can also add an MLS photo, or one taken with your own camera, by clicking in the photo area. This feature can be used in the case of a non-MLS property such as a FSBO. Imagine how impressive your CMA can be by including FSBO properties with photos!

You can also edit the listing information itself. Clicking on any of the tabs along the top of the edit screen reveals even more data. For example, it is a good idea to check the Remarks section of each Comp. Sometimes, there are sensitive comments in the Remarks that you may not want in your CMA report. (See Fig. 39).

Once you have searched, chosen, and edited your comparable properties you are ready to move on the next section of the CMA. Just click on the Maps tab on the top menu bar. (See Fig. 40).

Maps

The powerful eNeighborhoods Map is integrated with both the CMA and BuyerTour. In the CMA, the Map provides a highly visual representation of the local real estate market, and illustrates the geographical proximity of the comparable proper-ties. In the previous section of this Jump Start Guide we covered the many ways the Map can be used to demonstrate your knowledge of the market. In your CMA, for example, you may also want to use Map Notes to show unique features of the area, school information, and of course the comp information. Or, you can choose to leave your Map as is and simply show the loca-tion of the properties. It’s entirely up to you. (See Fig. 41).

When you are fi nished with the Map, click on the “Adjust” tab near the top of your screen. (See Fig. 42).

Adjust

Choosing the best and closest matching comparable properties is essential to a professional, meaningful, and accurate CMA. However, since no two properties are exactly alike, you may need to make some adjustments for the differences between your subject property and the comps. The Adjust section of the CMA is elegant and uncluttered in the simplicity of its interface. Like an appraiser’s analysis, there are usually between three to fi ve variables that make real differences in home values. (See Fig. 43).

The Adjust screen defaults to some common criteria such as beds, baths, square footage, lot size, and age. In the example one adjustment was made to the sold property based on square footage. Comparable properties are adjusted as if they were like the subject property. Since the subject property was smaller and had less square footage than the sold comparable, the comparable property was adjusted downward because it would have sold for less if it were the same size as the subject. The same concept applied to the adjustment made in the Age category.

You can also make an adjustment on any MLS fi eld by clicking in one of the open spaces. A drop down menu appears and you can select the MLS fi eld from there. The Pool and View categories are being added in the example (See Fig. 44).

Another way to make adjustments is to click on the Adjust Subject button on the left side tool bar. This screen allows you to make adjustments to the Subject property, rather than to the Comps.

The net result of the Adjust page is to give you the opportunity, later on in the CMA, to use the average of the Adjusted Solds as a basis for determining an appropriate pricing strategy for the subject property. Variances in the comps are accounted for and your suggested price range appears to your client as being based on data, sound reasoning, and professional judgment. Once again, advantage – YOU!

Net Sheet

Click on the Net Sheet tab to move on to the next section of the CMA. (See Fig. 45).

The Net Sheet interface is similar in style to the Adjust interface. The default settings give common settlement items with as-sociated costs. These can all be modifi ed to fi t your particular market. Also notice the toolbar on the left. These options allow you to Add, Remove, and Edit any net sheet item. You can also save and/or delete your Net Sheet once you have modifi ed it. (See Fig. 46).

Click on the Marketing tab to move to the next section of the CMA. (See Fig. 47).

Marketing

The Marketing section of the CMA provides a detailed checklist of what needs to take place to sell a property. This is an op-portunity right in your CMA to demonstrate your organization skills and marketing savvy. As with the Net Sheet, the toolbar on the left allows you to Add, Remove, or Edit the marketing tasks. Once you have a standard Marketing plan designed you can save it for future use. (See Fig. 48).

The Marketing plan is date driven and the default always starts with today’s date as the possible list date. When tasks are added to the Marketing plan, you have a choice of using a very specifi c date, a certain day of the week, or a specifi c number of days into the listing of the property. In the example, we have added a task that is to take place ten days into the listing. (See Fig. 49).

Price

The Price section of the CMA gives you several options for using the comp data to arrive at a target price for the subject prop-erty. The simple grid shows the averages for each comparable property status, including a column for the adjusted sold comps that you made earlier. (See Fig. 51).

The software can calculate a price based on: 1) the square footage of the subject property multiplied by the average of any of the comparable statuses, or 2) you can simply click anywhere in the grid and use one of the “average” prices. In Fig. 51 the average price of the adjusted sold comps is used as the target price. A third option is to manually enter a target price, with the rationale based on the fi gures shown in the pricing grid.

After you complete your Price analysis, your CMA is fi nished and ready to Present or Publish. Let’s look at the Present tab. (See Fig. 52).

Present

The Present section serves a dual purpose. First, it is a good way for you to preview the information in your CMA. Secondly, and more importantly, the Present feature can be used as a professional, authoritative, and highly visual presentation format to use in person with your clients.

The pages within the Present section are divided into four major categories—Introduction, Market Analysis, Seller’s Proceeds, and Action Items. Throughout the entire presentation you will see pre-designed pages to add fi repower to your message. Many of these can be edited by clicking on Personal, My Personal Profi le, than Report Settings from the top tool bar.

When it comes to market information, you will see all of the critical MLS data for each comparable in your report. What will really distance you from the pack, though, is the fact that your eNeighborhoods CMA will also be jammed full of local demo-graphic and school information for each comp. In the Market Analysis section, each property will have a robust section with this information. (See Fig. 53).

Publish

Click on the Publish tab to print or email your CMA report. (See Fig. 54).

The program comes with several pre-selected report formats. Choose from a “Quickie” CMA to the “All Inclusive” CMA, with lots of options in between. To see what pages each report format contains, click on the “What’s In It” link near the top of your screen. (See Fig. 55).

After choosing what pages to include in your CMA, you can then select from an astonishing variety of report designs includ-ing national franchise brands. These are previewed for you in the main Publish screen. You can click directly on a design, or you can choose from the pull down menu near the top of the screen. In addition to the design, you also need to choose your comparable property layout. Choose from one property per page or up to four per page. This pull down menu is located right next to the design menu. (See Fig. 56).

After making your selections, you can Preview the fi nal results, go right to Print, Save as a PDF fi le, or Email the CMA as a PDF attachment.

Buyer Tour

A common complaint among real estate professionals is that buyer loyalty is diffi cult to obtain. When you stop and consider what most buyers get from the average agent, it might not be a surprise. Usually, buyers get a single page printout from the MLS for each property they might be interested in. Then they drive around touring the various properties for sale without a whole lot of real information.

With the eNeighborhoods BuyerTour you have the opportunity to provide your home buying clients with a much more useful report. They will quickly realize one indisputable fact—you are not the average agent!

Consistent with the previous sections of this Jump Start Guide, the Buyer Tour actually starts within WyldFyre 7. You have listened to your client’s needs, searched the MLS, and found several properties that match your buyer’s criteria. After down-loading the property photos, just click on the BuyerTour icon from the top menu bar. (See Fig. 57).

In a few seconds the BuyerTour module loads. The fi rst thing you will notice is that the entire interface is similar to the CMA. Tabs across the top divide the major components into step-by-step sections to complete the fi nal report. (See Fig. 58).

Client Info

In the fi rst section, fi ll in the information about your buyer. If the client is in your WyldFyre 7 Contact list, you can add them automatically by clicking on the Client section pull down list. Use the Agent Remarks section to add an overall description of the client’s needs. This is a great way to document that you truly understand what your client is looking for in their next home. (See Fig. 59).

Properties

As with the CMA, the MLS properties found in WyldFyre 7 will automatically load into the BuyerTour Properties section. (See Fig. 61).

Properties can also be edited in precisely the same way as the CMA. On the left side tool bar the options include Select All, Select None, Add Listing, Edit Listing, Clear All Listings, Advanced Select, Show More Listings, and Search MLS. Remember, when it comes to the properties you have the ability to search the MLS again using the WyldFyre 7 search screen, which will open right in your BuyerTour. And you have the ability to professionally edit any of the tour properties before presenting your report to your clients. As with comparables, it is always a good idea to at least review the remarks section for things you might want to edit before presenting to your client. (See Fig. 62).

When you have fi nished editing your listings, click on the Map tab. (See Fig. 63).

This is especially important to a buyer who may not be familiar with the area. Do they want to have easy access to major free-ways, but not too close? Nothing shows this better than an actual map of the neighborhood. Click on the next tab, Loan Types, to continue with your report. (See Fig. 65).

Loan Types

Perhaps nothing in the home buying process causes more anxiety to a buyer than wondering if they can qualify for a loan, and how much can they qualify for. And to a real estate professional, nothing is worse than going through the entire home buying process only to have the deal fall through because their buyer didn’t qualify for the loan. Doing a thorough estimate of the buyer’s loan and closing costs can help both of these situations.

The eNeighborhoods BuyerTour has the calculating software built right in to provide your client with a good estimate of these costs. Keep in mind that it is only an estimate, and that your buyer needs to meet with their lender early in the home buying process. Nevertheless by providing this estimate in your BuyerTour report, you can set realistic expectations with your client and avoid making offers on homes that they may not qualify for.

In the Loan Types section, you can input some basic numbers into three different loan scenarios: 1) 30 year loan with 10% down, 2) 30 year loan with 20% down, and 3) a 5 year adjustable rate loan with 10% down. These numbers are just the de-fault settings. You can change the numbers and the loan scenario names right in the screen. (See Fig. 66).

If you fi nd yourself changing the default settings frequently, don’t worry. You can always click the “Save as Default” button on the left panel to remember you most recent loan scenario setup. (See Fig. 67).

Next you can review the default settings for the Buyers Closing Costs by clicking on the Costs tab in the top menu bar. (See Fig. 68).

Here you can Add, Remove, and Edit the various costs your buyer is likely to see on their side of the closing cost form. Since every market is different, this is an important step to ensure your BuyerTour report is as accurate as it can be. (See Fig. 69).

When completed, click on the Save Buyer’s Cost button in the left panel and your settings will be automatically saved. (See Fig. 70).

Now you are ready to complete the last section of your BuyerTour report. At the top of your screen, click on the Show Order tab. (See Fig. 71).

In this section you have the opportunity to arrange your Active listings in the order that you plan to show them to your buyer. Properties can be ordered by geographic proximity, by price, or even in order of “best match” for the buyer’s needs. It’s com-pletely up to you. When you re-order the listings, that order will fl ow through in the Present section as well as throughout the entire printed report. (See Fig. 72).

Present

The Present section of the BuyerTour serves the same purpose as in the CMA. It can be used as a “PowerPoint” style client presentation before actually touring the properties or it can simply serve as a review section for you before printing the report.

The pages within the Present section are divided into three major categories —Introduction, Tour Analysis, and Financial. Once again you can edit some of the pre-designed pages, such as the Professional Experience page (See Fig. 74), by clicking on Personal, My Personal Profi le, than Report Settings from the top tool bar.

Click on the Tour Analysis section, and then Tour Properties. Notice the rich detail and plentiful amount of information that results from combining MLS data with the eNeighborhoods demographic and school data. (See Fig. 75).

Let’s check out one more awesome feature of the BuyerTour before we leave the Present section. Click on the Financial tab and choose the Loan Analysis section. Notice how the software presents all three loan scenarios for each individual property in the report! (See Fig. 76). Most real estate software tools provide only a range, and not an analysis for each property. This level of detail can help your client eliminate properties based solely on the Financials, which can be a big help down the road.

The bottom line is having your buyer so well prepared that the home touring process is fast and effi cient, the offer is written quickly and appropriately, and the transaction closes smoothly for your client. You won’t waste your time or your clients’ time. And best of all, in the future they will want to recommend this “unusually good agent” to all of their friends and associates.

Publish

Click on the Publish tab to print or email your BuyerTour. (See Fig. 77). The Publish section is identical to the CMA. Please see the detailed description of the CMA Publish options given earlier in this Jump Start Guide.

Flyers

The fi nal module covered in this Jump Start Guide is the Flyers module. So far you have learned how to gain a competitive advantage through Maps, CMAs, and BuyerTours. With the Flyers module you have a valuable software tool that increases your competitiveness even further. Talk about piling it on the competition! And best of all, by avoiding high commercial printing costs the Flyers module will help you save money and stretch your marketing dollars further.

You can create a wide variety of professionally designed fl yers with this module. All you need is a color printer and photo qual-ity paper to produce stunning results. For larger quantities, such as the “take away” fl yer in the For Sale sign, you can use less expensive paper and still save over the cost of using a commercial printer.

Now let’s see how easy it is to make fl yers showcasing MLS properties. As with the other modules, we start by searching the MLS in WyldFyre 7. Please note that most of the templates are designed as fl yers for your own listings. There are also templates you can use to make fl yers of MLS properties listed by others where you are the showing agent, like the “Lead Generator” series. Once you have the target listing in your WyldFyre 7 Property List Table, click on the Flyers button from the top menu bar. (See Fig. 78).

After a few seconds, the Flyer module will appear and automatically load your listing from WyldFyre 7. You will not see tabs across the top as with the other modules. Instead, you will start with the Publish page. It’s that easy. All you need to do is pick the style of fl yer you want to publish.

There are about 76 different fl yer layouts that you can choose from, not counting national and local broker franchise themes (which are continuously being added to the list). All you need to do is choose your fl yer layout from the left side menu bar. Flyer layouts are grouped into major categories. (See Fig. 79).

For our example we have chosen the “New Listing” style from the Standard fl yers group. Notice how you will see an example of that template on the right side of your screen. (See Fig. 80).

In the Preview screen you can make some fi nal edits to your fl yer before printing. Just click on the “Subject” button and a detailed edit screen will appear. Here you can edit the MLS data that was auto-populated, as well as the various bullet points describing the home’s features. Each feature can be selected from a predetermined pull down list, or you can type in the information. Note that you can also change the photo. (See Fig. 82).

When you are fi nished editing your fl yer, click the OK button to see the actual fl yer that was created. (See Fig. 83).

Now that your fl yer is ready you can print, save as PDF, or email the fl yer as a PDF attachment. You can also save the subject property as a fi le for future fl yers, so that you don’t have to edit it again. Your clients will be impressed with these colorful, professional looking fl yers. And your associates – well, they’ll be shaking their heads wondering how do you do it!
