IntroDuctIon occupying a delightful rural setting, yet only 25.8 miles from central London, Dunsborough Park is an exceptional property offering a combination of residential and amenity assets with superb communication links.

In all, the estate extends to about 107.91 acres and comprises an impressive principal grade II Listed house, 10 further estate cottages, tennis courts, garages, an extensive range of outbuildings and excellent equestrian facilities, including 17 boxes, 2 foaling boxes, a manège and paddocks.

hIstorY originally a 17th century farmhouse, Dunsborough house has been shaped thereafter by a succession of characters and events. the house was refaced in the 18th century, extended and altered in the late 18th and 19th centuries and again in the 20th century. Dunsborough Park can be traced back to the dissolution of the monasteries when it formed part of the estates of newark abbey. In the 18th century the Lord king’s son obtained the freehold from the Lord of the Manor of send and ripley and sold the property and land to Lt george onslow, MP for guildford. the onslow family were responsible for many of the enlargements and modernisations over successive generations, with a family inscription found in the brickwork of the house dated 1785.

In 1899 the house was bought by george Maitland-king JP, then in 1905 by charles cleverly JP. In the 1930s oliver simmonds MP bought the property and had the tudor style gatehouse at the entrance to the Park built, as well as the octagonal pumphouse, the bridge, pavilion, greenhouses and ha-ha. the property was then bought by charles hughesdon in 1948 before being bought by the current owners in 1994, who have made great improvements and restorations to the house and gardens, including a conservatory to the main house.

LocatIonDunsborough Park occupies a wonderful position with lovely rural views on the edge of the picturesque village of ripley.

the larger town centres of woking and guildford are 4.9 and 7.7 miles respectively, both with fast mainline rail services to London waterloo. communications are excellent: central London (knightsbridge) is 25.8 miles by road; both private and commercial airports are within easy reach including farnborough airport 18.7 miles away; train services are frequent with a good service to London (from 28 minutes to London waterloo from woking and services to stations on the south coast); comprehensive local shops are at guildford and there are excellent local restaurants, picturesque villages and farmers’ markets in the surrounding area. It is also close to a number of excellent schools including st. george’s weybridge, Parkside, acs International, reeds, Feltonfleet at Cobham, The Dutch School at Woking, RGS guildford, tormead school, guildford high school and charterhouse.

Local amenities in the area include golf at wisley, queenwood, Pyrford, Woking, St George’s Hill, Burhill, West Byfleet, West Hill, worplesdon, sunningdale, wentworth, coombe hill and walton heath; the spectrum Leisure centre in guildford; arts at the Yvonne arnaud theatre in guildford and the new Victoria theatre in woking; racing at sandown Park, ascot, windsor, Epsom, Kempton Park and Lingfield; Polo is available at Guards Polo Club, hurtwood Park and the royal county of berkshire Polo club.

Dunsborough housEapproached through the tudor style gatehouse, designed in 1939 by w braxton sinclair, the rural setting of Dunsborough Park is immediately felt on arrival, with a view across the parkland and paddocks. the driveway passes along the south east of the property before arriving into the gravelled parking area to the east of the house. the house lies in the Eastern corner of the estate giving far reaching, uncluttered views over its own land and the river wey.

The main entrance opens into a traditional flagged stone hallway and provides access through to both the breakfast room and towards a card room with wooden flooring and a fire surrounded with delft tiles. Off this reception hall lie the principal reception rooms as well as a door to the terrace. the principal reception rooms consist of a drawing room with floral silk and cotton wall covering, marble fireplace, wooden flooring and full height windows; the morning room, featuring large floor to ceiling windows and traditional wood panelling, as well as a fireplace and access to the garden; a sitting room with fireplace and wooden panelling and the dining room with a marble fireplace and Italian hand painted hessian wallpaper, giving a sense of the gardens from within the house.

both the dining room and entrance hall lead into the kitchen and breakfast room, with traditional features, exposed wooden beams, a kitchen island, double aga and larder. the kitchen has access to the large conservatory overlooking the garden and parkland to the west and also leads on through a family room into the domestic offices with various facility rooms such as a laundry room, flower room and access to the courtyard at the rear of the house.

On the upper floors are eight well proportioned double bedrooms, six of which are en suite, and a further family bathroom.

garDEns beautifully landscaped and maintained, the gardens are a spectacular feature at Dunsborough Park. formally laid out in the 18th century, the gardens have been gradually improved and extended since with a ha-ha surrounding the perimeter.

to the north of the house are a series of impressive traditional Edwardian greenhouses (now requiring modernisation) and the walled gardens, divided into four main areas: a rose garden, a knot garden, a wild garden-orchard and a topiary garden. on entering the walled garden the Penelope hobhouse borders provide a pathway across the top of the various garden sections, the first of which is immediately visible from the greenhouses, with a central pathway leading to some double wrought iron gates, bordered on both sides by mature apple espaliers. To the northern end is a magnificent Dutch garden with a huge array of tulips and a 70 foot long ginkgo hedge.

the southern end of the walled gardens feature the white garden, a secluded and natural area with a Mulburry tree thought to be over 300 years old.

The Rose Walk runs parallel to the southern flank of the walled gardens and leads to the Italian garden, a secluded area with high yew hedges and an oblong pool edged with York paving, all surrounded by a grass lawn. to the northern end of the rose walk is the water garden. Large blocks of stone create shallow pools with flowing water, all heading to ockham Mill stream at the lower end, running underneath a picturesque stone bridge and pavilion.

In front of the house and with views across the park, the family garden is a more open space. a lawn extends out from the western side of the house as far as the ha-ha. to the south lies the hard tennis court, an old grass tennis court and outdoor swimming pool, with an impressive grotto with waterfall alongside.
