Situation and Amenities Dromonby House lies about ¼ of a mile west of Kirkby village in the Hambleton District of North Yorkshire with a spectacular view of the Cleveland Hills and at the gateway to the North York Moors.

Despite its idyllic rural setting, Dromonby House is only about 1 mile from the A172 Stokesley to Northallerton road and is in easy commuting distance of Northallerton, York and Middlesbrough. Kirkby village has an excellent pub, The Black Swan Inn, a church and Primary school. There are a full range of shops and services in the market town of Stokesley which is only 2 miles to the north. This is a particularly pretty town through which flows the River Leven before it joins the River Tees at Yarm (15 miles). The High Street is lined with shops and a variety of eateries and has well thought of Primary and Secondary Academies. The town also has a leisure centre with swimming pool, health centre, police and fire station. There is a weekly market every Friday and a monthly Farmers’ Market on the first Saturday of every month. Northallerton, Guisborough and Middlesbrough all have large retail parks and supermarkets. The nearest independent day school is Yarm School for boys and girls aged 3 to 18.

There is a main East Coast rail station at Northallerton with regular connections to London (about 2hr 20 mins) and Newcastle (about 1 hour).

Being on the edge of the North York Moors there are many opportunities for walking, cycling, riding out and the coastal resort of Whitby is only about 34 miles east. Stokesley has a Golf Range with a Par 3 nine hole course and Middlesbrough Golf Club is only 7 miles away.

The house was most recently refurbished in 2010 at the same time as a superb new swimming pool extension was added. There is a newly fitted kitchen/breakfast room with a 2 oven Aga and four refurbished bathrooms to complement the six spacious bedrooms. The main drawing room and dining room are beautifully proportioned and take full advantage of the lovely views and the study works equally well as a cosy snug in winter. Gardens and Grounds The gardens and grounds of Dromonby are a special feature of the property with front lawns enclosed by stone walls and mature hedges, framed with deep and varied herbaceous borders and linked to the house by a flagstone terrace. Mature specimen trees add further privacy and structure and include particularly magnificent oaks and sycamores.
