    hospital and priory known as St. Mary

    Spital, which was founded in 1197

    and dissolved under Henry VIII in

    1539.

    2.1

    Spitalelds and Banglatown Ward

    19th Century

    Spitalelds fell into decline after the 1820s and gained a reputation as cheap

    area to live. This brought an inux of numerous waves of immigrants. During

    the 1840s the potato famine led to an inux of people from Ireland, bringing

    in workers to build the nearby docks.

    1685Around 13,050 French Protestant(Huguenots) refugees immigrated in1685. By settling in Spitalelds, outsidethe bounds of the City of London, theyhoped to avoid the restrictive legislationof the City Guilds. The Huguenotsbrought with them little, apart from theirskills.

    1840sIrish Immigrants are forced from theirnative country during the potato famineas food became scarse. Many of thesepeople went to work on the nearbydocks.

    1930sJewsish refugees from Germanyimmigrated to the area during WWII

    20th CenturyBangladeshis, like the French Hugue-nots and Jewish refugees, worked in thetextile industry and made Brick Lane thecurry capital it is today.

    Urban Typology

    Spitalelds & Banglatown Ward is made up of a fewdifferent urban typologies, mainly existing from theVictorian era when many of the existing buildingsand road where constructed. The most notable andinteresting of which are the winding victorian alleys,such as Frying Pan Alley pictured opposite, and thecontrasting open area of Christ Church gardens andcommercial street.

    Christ Church Gardens was once part of the Churchsgraveyard, but became one of the only open green

    spaces in Spitalelds in the early 1900s. It isdocumented that homeless people would go there tosleep when the gates opened every morning, much likepeople still do today.

    In 1902, Jack London wrote of the garden:

    On the benches on either side was arrayed a massof miserable and distorted humanity...a welter of ragsand lth, of all manners of loathsome skin diseases,

    open sores, bruises, grossness, indecency and bestialfaces...

    Key Historical Building

    Christ Church Spitalelds (17141729)

    Christ Church was designed by Nicholas Hawksmoor in 1714as part of an Act of Parliament in 1711, which commissioned thebuild of 50 new churches to serve the growing populations in,what was then, the fringes of London.

    The building is a landmark in Spitalelds and is one of the fewexamples of classical architecture in the area.

    The interior is even more decadent than the exterior architectureand displays intricate Corinthian columns, motifs and reliefsthroughout.

    Development: Nido Spitalelds

    Completion Date: 2005

    The site fronting Middlesex Street, was formerly occupied by a poor quality post-war ofce building whichdisregarded the historic grain of the area. In contrast, the new development lls the site, providing streetelevations on four sides, while reinstating the vital element of permeability. Its location, close to the cluster ofofce towers in the eastern sector of the City, provided scope for a tall building. The student accommodation,housing 1,200, is contained in a 35-storey tower, a dynamic composition with facades formed of high-

    performance glass and aluminium panels. Access is from the historic Frying Pan Alley, recast with an attractivenew piazza the alley also serves as a new pedestrian link between Spitalelds Market and Liverpool Street

    station. The other elements of the scheme, include a block of private apartments to the south, on Strype Street,and a ve storey ofce building on Middlesex Street to the west. Retail and cafe units are provided at streetlevel to reinforce the animated character of the area. While the street elevation of the ofce building is formedof full-height glazing, the apartment block is clad in terracotta panels to complement neighbouring buildingsof 19th century date. tp bennetts architectural and urban design strategy reects the historic character of the

    Development: 1 Bishops Square

    Architects: Foster & Partners

    Clients: Hammerson Plc, Spitalelds Development Group

    Completion Date: 2005

    Bishops Square development provides a major new public space for London larger than the Piazza at CoventGarden. It completes the regeneration programme of this historically important neighbourhood bridging theCity and the East End.

    Comprising 4 acres of landscaped civic space, a new covered market area, 40,000 sq ft of retail space and774,000 sq ft of high spec ofces, the scheme extends the original wholesale fruit and vegetable market tocreate a new urban destination with an eclectic mix of ofces, residential buildings, shops and a network ofpedestrian routes and plazas.

    The development includes the restoration of the 1928 buildings along Brusheld Street, with a newcovered pedestrian road to the rear. Lined on both sides with shops, it opens up new views of Hawksmoors

    Christchurch. Bishops Square itself, accommodating an outdoor performance area and water feature - sitsbetween the new building and the existing buildings along Bishopsgate. The Spitalelds Development Group isrunning an ongoing programme of temporary art installations in this area. A new market, Crispin Square, whichis covered by a lightweight, glazed canopy to the East, connects the ofces with the old Spitalelds Market.

    Charnel House, a 12th century chapel discovered during archeological excavations, has been preserved belowstreet level and is exhibited within a sunken courtyard. Sheltered beneath a glass pavement, it is also visiblefrom above. Illuminated glass cases containing found archeological objects are set within the squares paving.

    A new headquarters building for Allen & Overy steps back from the site in a series of green tiers with lush roofgardens overlooking the plaza below. The building incorporates the largest commercial photovoltaic installation

    in Europe and will produce enough energy to power the landscape lighting across the site.

    Development: 40-48 Fashion Street

    Architects: Buckley Gray Yeoman

    Completion Date: 2011

    Buckley Gray Yeomans approach at Fashion Street i s one of preservation rather than restoration, setting out

    to create interaction between the old and new. A new 30,000 sq ft ofce building is currently on site behind

    the existing Grade II listed section of the old Moorish Market. The two buildings have been separated with

    an internal street, enlivening the space. The street is bridged at the upper levels as the two lift cores have

    been separated from the main structure, ensuring interaction between ol d and new. The entire faade is then

    wrapped in corten louvers providing materiality and animation.

    Buckley Gray Yeoman

    This Grade II listed Moorish building that was used by traders at the start of the twentieth century requiredextensive work as a major re demolished the entire rear section of the building. Fortunately much of theoriginal facade remained intact and was preserved.

    Main Economic Drivers

    Spitalelds Development Group

    Spitalelds Development Group PLC, have contributedover 20 million to community and social housingprojects in the area since starting up. The y areresponsible for the build of the three major commercialbuildings including 1 Bishops Square (see page 23) andthe regeneration of Spitalelds Market.

    The main driver for this is the City Fringe developmentplan, which seeks to regenerate the areas around TheCity of London. The area is also a great opportunityfor new build housing and commercial projects do toits popularity as a trendy place to live and work. Yet a

    large part of Spitalelds remains under developed.

    Physical Factors

    The recession may be o ne of the factors effecting the

    development of the Spitalelds and Banglatown Ward

    due to the cheap food and rental prices in comparison

    to other central areas of London. It is possible that these

    factors have inuenced the rise in popularity of the area

    and spurred on the recent residential and commercial

    developments.

    Film Development

    As the site research is vast and will be too much to squeeze into a 5-minute lm, we have decided to focus

    our points of interest. These consist of the historical Morphology of the site; important buildings and areas;

    and the current developments.

    During our research we came across some promotional publications for Spitalelds. The images and

    corporate spiel in the brochures show a very bias view and the supporting images appear staged and

    detached from the reality of our experiences in exploring Spitalelds. Using this as a base for our short

    lm, we hope to explore the contrasts between the propaganda in these publications against an unbiased

    view using actual footage of the site and interviews with local people. We will also look to explore the areas

    around the referenced parts of Spitalelds to show what the brochures (purposefully) do not mention.

    Our initail thoughts are that the dialogue of the lm shall be derived from the corporate language in the

    brochures against the visual reality.

    Through group brainstorming, we have created an idea for a narrative based on an otherworldly traveller who

    develops high expectations for the area from the propaganda, but is disappointed by the reality during his trip

    to Spitalelds/Banglatown.

    To animate the book images we edited them in Photoshop and After Effects to create the desiredeffects before overlaying the animations onto another animation of the complete book.

    In this image we wanted to illustrate a change from black and white to full colour with the movement ofthe sun we used an animated, feathered mask.

    We also created a sun in photoshop and animated its movement within After Effects.

    After Effects Test 2: Earth Zoom

    As part of our short lm, we have decided to use an Earth zoom out of Spitalelds to give the viewer

    the suggestion that the alien is in space.

    Using a series of Google Earth images, which gradually zoom away from the site (zooming in the

    other direction would not create as smooth a transition), and methodically resizing and parenting

    these images on top of one another, results in a zoomable image that maintains resolution.

    To simulate the fall of the alien I added a 360 degree rotation on the zoom.

    The site I have chosen for the project is a disused factory, which is located at what is considered to be theentrance to the Banglatown area. In this prevailent position there is an opportunity to create a gateway intothe area, in an alternate reality where Banglatown is its own country.

    Taking inspiration from China Mievilles novel The City And The City, the site will belong to both the newBangla State and the Commercial State to the West. Future, wealthy immigrants will reside in their ownidependant inter-country in the space above the proposed building before they decide where to invest thierbusiness and/or wealth.

    The two main roads arround the site areWhitechapel High Street, running East andWest to the South, and Commercial Road,which runs North and South to the West ofthe site.

    The majority of secondary roads in thearea are one way access, including OsbornStreet directly to the East of the site. This

    Immigration

    Over half of Tower Hamlets population are fromnon-white British ethnic groups. A third of theseare Bangladeshi.

    According to Ofce for National Statistics (ONS)2006 population estimates:

    Fifty six per cent of the population inTower Hamlets belonged to an ethnicgroup other than white British

    Thirty per cent are Bangladeshi

    Eight per cent are from other whitebackgrounds

    The 2001 National Census recorded 153,893people of Bangladeshi origin living in Londonand just over two fths as living in TowerHamlets. Bangladeshis were also more likely tohave large families.

    These factors still echo in the population today.Just over 170,000 people of Bangladeshi originare estimated to live in London and just undertwo fths live in Tower Hamlets. Children makeup a much larger proportion of the Bangladeshi

    population than they do the white Britishpopulation.

    By multiplying and extrapolating the ethicpercentage data within this abstract map ofLondon Boroughs we are able to clearly seewhere the majority of immigrants are located.

    This area within the London Borough of TowerHamlets forms part of the council ward ofSpitalelds and Banglatown. Its name representsthe modern association of the Bangladeshicommunity with this area and neighbouring BrickLane.

    My building design responds to a hypotheticaldissection of the Spitalelds and Banglatownward into two parts one of which is a state inits own right and responds to recent extremistmovements calling for the Banglatown and BrickLane area to be under its own jurisdiction.

    As such, my design acts as a border controlcentre and temporarily houses select immigrants

    who are looking to invest in the new state.

    A fusion of concrete, metal and glass create a cold and austereenvironment, which is softened through the use of Glulamstructures within the pubilc and commercial areas.

    Materials to the residential Inter-State area are soft in contrastand consist of timber construction with aa communal landscapedamenity area.

    Precedence for the main building is taken from the works ofDavid Adjaye; Mies Van Der Rohes New National Gallery,Bernlin; and Le Corbusiers Assembly Building, India.

    Le Corbusier

    Le Corbusiers Assembly Building is also considered to be amasterpiece of modernism in the 60s.

    Comprising mostly of in-situ cast concrete, Le Corbusierwas able to create a unique scuptural roff to the entrace ofthe building, supported by deep, but comparatively thin ns,which create a brise-soleil to the South-facing facade.

    Inside the structure is a great, scuptural, tapered cone thatsits off-center and protudes right through to well above themain roof line.

    The plan shown top left demonstrates how this elementof the structure has been set off the grid in an assymetricfashion, which adds interest to the plan and form of thebuilding.

    New National Gallery, Berlin

    Mies Van Der Rohe

    Mies Van Der Rohe designed and built the New NationalGallery, Berlin in the 1960s.

    The experience within differes greatly in comparison totraditional gallery spaces: As one enters the building theyare met by a vast, open, transparent space through whichthey can see through all four glazed walls to the outsidespace.

    During the evening the low reectivity of the glazed curtainwalls creates an illusion that the structure is merely acanopy over the public plaza.

    This is achieved by situating the buildings gallery spacesbelow the ground.

    It is this element of Rohes design that I would like toencorporate, so that users of the building are able to seethrough into each state.

    Concept

    In order to pass between Banglacountry and the commercial district, people must pass through an automatedconveyor-belt system, which will prepare them for the cutural differences. The systems are situated on eitherside of the building, separated by an enzyme pool, which mimimizes the need for manned security.

    The enzyme pool is the area through which people must pass to reach the Free Country. As imports areprohibited and security is low, the purpose of the enzymes is to dissolve clothes and any other belongingsabout the person.

    The Free Country inhabitant is then transported via a platform up to the rst oor of the building, where anautomated accommodation pod unfolds.

    Electrical energy for the building and Free Country is created in three ways:

    1. Kinetic energy from the passing-by underground trains.2. Enery used by the inhabitants in the underground gym.

    3. Solar panels located on the roof of every acommodation pod

    The site is currently owned by Truman Brewery,who have no intention of selling due to their landbanking strategies.

    In the case of this project, Turman Brewery willlong-lease the land to the clients in return forpayment of the revenue created from the newresidential units within the Inter-State.

    Tower Hamlets Council and Indian Company

    Reliance Industries Ltd. will collaborate into aPartnership for this project.

    Reliance will provide the majority of the fundingand Tower Hamlets Council will manage thebuilding post-completion.

    The Architect will work up to stage E to achieve planningpermission beforebeing novated by the client onto the

    contractors consultant team via a tripartite agreement between

    client, consultant and contractor.

    Mace have provided contractor services to manyaward winning developments, and are very

    experienced in all building sectors.

    During the Design & Build contractperiod the lease on the site will be transferred to thecontractor for site security responsibility purposes.

    The site is currently owned by Truman Brewery, who have nointention of selling due to their land banking strategies.

    In the case of this project, Turman Brewery will long-leasethe land to the clients in return for payment of the revenue

    created from the new residential units within the Inter-State.

    The CDM Co-Ordinator will be appointed by the clientto oversee health & saftey on the project, inform theclient of their responsibilities and report back to HSE

    Procurement Method

    The select procurement method is Design and Build.This has been selected on the following merits:

    1. It is proven to be one of the fastest methods ofprocurement.

    2. The clients and architect have less liability One client is largely overseas and will not beable to oversee the works effectively, andthe other is a Council who, it is assumedwill feel more comfortable with less riskinvolved.

    3. High level of nancial security to the client ascost is nalised before works commence.

    However, Design & Build is not without its risks: Due tothe design element being controlled by the contractor,costs are prioritised and design quality can suffer. Toreduce this risk he initial works, up to stage E, will becarried out by the architect and then the architect will benovated by the client onto the sub-contractor team, as itis in the clients interest to maintain design quality.

    Service/Plant Rooms (550m2)

    As the building will be managed by two

    seperate parties on either side of the

    border, the plant room is split into two

    and operated seperately. This will have a

    signicant impact on costs as two sets of

    machinery will be required. However, it is

    unavoidable.

    Automated Border Control (40m2)

    Situated on the basement oor, these

    will be self-contained, automated spaces

    with entrances and exits at either end via

    a platform to the ground oor level. The

    areas will include a specialised electronic

    system, which will need to be designed

    by an M&E Consultant.

    Inter-State Accommodation (500m2)

    The two levels of residential units are

    constructed from cross-laminated

    timber panels, costs are reduced in

    construction (see pg. 27).

    Stair Cores

    Due to the divided nature of the site

    across the border, four stair cores

    are required, two of which will need

    lifts. However, they are constructed

    of in-situ concrete and form the main

    element of the primary structure,

    reducing additional structural costs.

    Amenity Spaces (660m2)

    The two ares of amenity space

    are located on the ground oor

    plaza level, which will be nised in

    hard landscaping, and on the roof

    terrace, which serves the residential

    units.

    State Ofces (570m2)

    Located on the lower ground oor

    in a fully insulated space, this area

    of the building is constructed from

    in-situ concrete and glulam columns.

    Building Process

    The public space to the raised ground oor plaza level

    is punctuated with brightly coloured platforms, which

    direct the user to their destination, whether that be

    across the border or into the Inter-State residency.

    As part of the building project, the existing accesses

    on either side of the site will be connected via a border

    control station for the movement of cars. However, as

    the Bangla-State will be a largely pedestrian area, this

    will be reserved mainly for VIP use.

    The accommodation units are constructed of cross laminated timber (CLT) panels, which a re pre-fabricated off site and quickly erected on site through the use of a crane, by specialist sub-contractors.

    Due to the solid nature of the CLT panels, they provide high thermal acoustic, and structural properties aswell as being naturally re resistant in comparison to timber construction alternatives.

    Another benet of the pre-fabricated system, is that there is no need for a suspended oor or ceiling for services,as drainage, water and electrical detail plans can be sent to the manufacturer and integrated into the relevantpanels by routing out the necessary areas.     The central feature of the building is a glued laminated

    timber (glulam) structure, which extends from the lower

    ground oor level supporting the ground oor slab

    around the opening up to the ground oor ceiling where

    it becomes a striking lighting feature.

    The 24 individual members are prefabricated in a

    dedicated specialist factory where quality control can be

    easily monitored. Another benet is that the lighting and

    The adjacent image shows the means ofescape in case of re in accordance withBuilding Regulations Part B.

    The stair cores extend throughout thecommercial and public areas of the building,

    and re doors exit onto the public plaza areason either side of the building both in theBangla State and Commercial District.

    In the case of a re, automated systems closethe re curtains, which are located belowopenings in the oor slabs, and pivoting doorsat both entrances to the public plaza level.The purpose of this is to contain the re andprevent it spreading to other areas of thebuilding and neighbouring buildings.

    People in the ofce and public spaces will exitfrom the stair cores. The means of escapefor residents in the above Inter-State is via anexternal re stair located allong the North wall.As the vertical distance is greater than 6m,the lower part of the re stairs willl need to besheltered from severe weather conditions witha canopy.
