6 X Guadalupe Under Construction The 1.63-acre site will have 349 apartment units, 589,112 sq.ft. of office space, and 10,122 sq.ft. of ground floor retail. This will be Austin’s tallest building when complete with 66 floors. Estimated completion 2022

6th & Guadalupe Proposed Minneapolis-based Ryan Companies is proposing a 530,371 sq.ft. 60-story apartment and office tower at the corner of West Sixth and Guadalupe streets - catty- corner to what will be Austin’s tallest building, the 66-story 6 X Guadalupe, now under construction. The tower will have 363 apartments, 120,000 square feet of office space, and ground floor retail. Construction could start as early as the fourth quarter of 2020.

300 Colorado Under Construction A 32-story office tower is underway at 300 Colorado Street, a joint venture between firms Cousins Properties, Ironwood Real Estate, and Riverside Resources. Early plans show the building with 358,000 sq.ft. of office space, 10,000 sq.ft. of retail space, and 727 parking spaces. Parsley Energy has leased the entire building. Estimated completion December 2020

405 Colorado Under Construction Brandywine Realty Trust is building a 25-story office project at the northeast corner of 4th and Colorado streets. The design by Duda|Paine Architects of Durham, NC, will feature glass-enclosed office levels atop 12 stories of structured parking wrapped with terra-cotta tiling. Estimated completion in 2021

7th & Colorado Hotel Proposed New York-based Turnbridge Equities is proposing a high-rise hotel at the northeastern corner of Seventh and Colorado streets. The hotel partner for the project is CitizenM, an “affordable luxury” hotel brand currently with only three other hotels in the U.S. Preliminary documents show a height of 204 feet with 16 floors and 332 rooms.

Austin American-Statesman Planned Waterfront Property Members of the Atlanta-based Cox family, which in 2018 sold the Statesman to Gatehouse Media, own the 18.9-acre South Congress Avenue site on the south shore of Lady Bird Lake and are partnering with Austin-based Endeavor Real Estate Group to transform the site with up to 3.5 million square feet of development. The vision calls for high-rise towers with offices, apartments, condominiums and hotel rooms, shops and restaurants, a waterfront park, a boardwalk, an amphitheater, and a bat-watching area.

Block 185 Under Construction The 1.27-acre site being developed by Trammell Crow and with a striking design by Pelli Clarke Pelli Architects will have a high-rise mixed-use building with an underground garage. This 35-story, 589-foot office tower has an estimated total of 719,470 sq.ft. The entire building is already 100% leased by Google.

Canopy by Hilton Completed September 2020 The hotel will have 140 guestrooms, including five suites. Guests will be welcomed via an intimate lobby and a laidback open-air courtyard surrounded by natural materials and greenery. The hotel will be completed this year and is already accepting reservations starting in September 2020.

Hanover Republic Square Under Construction The Hanover Company is building a 44-story, 310-unit apartment tower at the southwestern corner of 5th and Lavaca Streets with nine floors of parking, a ground-floor restaurant and retail space, and two amenity levels for residents.

Indeed Tower Under Construction Formerly known as Block 71, this mixed-use 36-story tower will feature 683,000 square feet of office space, ground floor retail, and urban greenspace. Job search company Indeed has leased the top ten floors.

Intake and Utility Buildings Planned The City of Austin wants to transform three former utility buildings located on prime land along Lady Bird Lake into public spaces. Austin Parks Foundation and Trail Foundation are currently working with Cotera + Reed Architects on the design and development of the site and hope to open construction bidding in mid-2020.

The Republic Planned Developer Lincoln Property Co. and partner Phoenix Property Co. proposed a 48-story skyscraper overlooking newly renovated Republic Square. The project would be 1.42 million sq.ft. including 800,987 sq.ft. of office space, 19,423 sq.ft. of retail space, and 1,900 parking spaces. Project is still in its early stages.

RiverSouth Under Construction This 1.45 acre site south of the river is proposed for a mixed-use tower including 330,000 sq.ft. of office space, 18,000 sq.ft. of retail and 843 parking spaces. Expected delivery date is in 2021.

Shoal Creek Walk Completed 2020Schlosser Development has begun construction of a substantial expansion of office space in the West End / Market District. The structure would be about 250,000 sq.ft. and 15 stories tall.

South Central Waterfront Planned The South Central Waterfront Initiative builds upon more than three decades of waterfront planning along the south shore of Lady Bird Lake. Since 2013, the initiative engaged thousands of Austinites and numerous city departments and stakeholders to create the South Central Waterfront Vision Framework Plan. This Vision Framework was adopted by Austin City Council in 2016 to establish policy and launch implementation to ensure that this rapidly changing district will evolve to establish a lively, safe, and attractive pedestrian environment, expand open space and create great public spaces, enhance connections to and along the waterfront, and include 20% of new housing units as affordable. The South Central Waterfront (SCW) encompasses 118 acres, comprised of 32 separate properties.

Tower 5C Planned An office tower by national commercial developer�Ry-an Companies�will rise�41 floors at the southeast corner of�West Fifth�and�Colorado Streets. Occupy-ing nearly a quarter-block, the project contains 463,723 square feet of offices and 1,722 square feet of ground-floor retail space, along with pedestrian improvements and a sidewalk cafe area at its corner.

Travis County Under Construction Probate Court and Clerks Offices Officials announced in December 2019 that the federal government approved Travis County's application to take the old U.S. courthouse at 200 W. Eighth St. for its probate court and clerks offices. It is estimated it will cost $28 million to renovate the old building and will open in 2020.

3rd & Brazos Planned A 44-floor apartment tower at the southeast corner of East Third and Brazos Streets by Houston-based multifamily developer the Hanover Company. The building will have 308 residential units and 4,500 sq.ft. of retail space on the ground floor.

4th & Brazos Planned Chicago developer CA Ventures plans to raze historic Brazos Hall and build a condo/apartment tower with retail floor space and underground parking. While the number of floors is still in flux, the building will be at least 60 floors, and when finished will be the city’s second-tallest tower at around 800 feet.

44 East Avenue Under Construction A 49-story high-rise condo tower is planned for Rainey Street as Intracorp’s first project in Austin. This 545-foot-tall, 460,000 sq.ft. project includes 322 condo units, 3,000 sq.ft. of ground floor retail space, and 500 parking spaces. Estimated completion Fall 2022

90-92 Rainey Street Planned This 606-foot-tall tower by local developer and Urbanspace CEO Kevin Burns will be a true mixed-use project with 53 floors, 198 apartments, 424 hotel rooms, and over 580,000 gross sq.ft. of building space. Its proximity to the likely expanding Convention Center has driven a pivot towards a larger project that includes 5,800 sq.ft. of ground and restaurant space.

ATX Tower East & West Planned Karlin Real Estate acquired the 1.6-acre low-rise Railyard condo community in 2019 and plans to redevelop it into two complementary towers, known now as ATX Tower East & West. Combined, the two towers will offer 1.7 million sq.ft. of space, with 500 apartments, 300 condos, 884,000 sq.ft. of office, and 30,000 sq.ft. of restaurant space.

Block 16 Planned Austin-based Manifold Real Estate, working with architectural firm Gensler, is planning a 47-story, 741,319 sq.ft. office at 2nd and San Jacinto. The block currently houses PF Chang’s and Fleming’s, and the building will be a stone’s throw from the likely-expanding Austin Convention Center. In late summer 2020, Austin's Design Commission recommended the proposed high-rise for participation in the downtown density bonus program.

Block 36 Planned A five-story multifamily building with 263 total units split between studios, one-bedroom, and two-bedroom is planned for original Block 36 by developer Transwestern and Wilder Belshaw Architects. There’s also 4,500 sq.ft. of retail space on the ground floor, and underground parking available. Scheduled for completion in May 2021.

Cambria Hotel Planned A site plan has been filed and early renderings have emerged of a 15-story, 212-room hotel at 68-72 East Avenue, from the upmarket brand Choice Hotels International and engineering firm VCA Structural.

Centro Planned A mixed-use development by local firm�Riverside Resources�set to bring five floors of office and retail space to the “Saltillo District” of East Austin. Its two phases of construction will span roughly 3.25 acres, or the better part of two full city blocks between East Fifth, East Sixth, Navasota, and Comal Streets.

Downtown MetroRail Under Construction ExpansionThe current downtown station on East Fourth Street has a single track and platform and room for one car lane in the block between Trinity and Neches streets. The final design will move the station one block east of the current location and expand to two platforms and three tracks. Estimated completion is spring 2021.

Marriott Hotel Under Construction at Cesar Chavez White Lodging Services Corp., downtown Austin’s dominant hotel owner, is building another hotel just west of the Austin Convention Center. The 27-story Marriott hotel will have 610 rooms, a high-turnover sit-down restaurant, and four levels of underground parking. Expected to open October 2020.

Natiivo Austin Under Construction Pearlstone Partners and Newgard Development Group are planning a $100 million, 33-story condo tower with 249 residential units that will be built around the corner from SkyHouse Austin in the Rainey Street district. The first home-sharing concept hotel in Austin, owners can stay when they like but will not occupy the units as a primary residence, instead renting the units on home-sharing platforms like Airbnb. Estimated completion in September 2021

Pearlstone Partners Tower Planned An unnamed condo tower at 82-84 East Avenue is being planned in the Rainey Street District. Details are still spare, but Pearlstone calls it an “attainable” downtown condo project, with prices ranging from $449k to $999k. The median price for other new downtown condos ranges around $1 million.

The Quincy Under Construction A new 30-story tower will grace the skyline along Rainey Street in downtown Austin by 2021. It will be the first tower on Rainey street to have retail, office and residential spaces, according to Endeavor Real Estate Group and MetLife Investment Management. The retail space will have one level of below-ground parking, and there will be seven floors of parking above ground. Three floors will be office space, while 19 floors are slated to house 347 apartments.

River Street Market & Hotel Planned A 46-story hotel and apartment tower, dubbed River Street Market & Hotel in public records, is proposed along River Street between East Avenue and Rainey Street. The 598,000-sq.ft. tower would have 251 hotel rooms, 196 apartments and about 27,800 sq.ft. of restaurant and retail space.

The Travis Planned Developed by Genesis Real Estate Group and designed by GDA Architects, The Travis will be Austin’s tallest exclusive use apartment tower with 50 stories and 414 units. Plans have been added for a second tower at the 2.3-acre site, with 220 condos for sale, 200 hotel rooms, and a ground-floor coffee shop. Total size will be in excess of 1.2 million square feet.

Waller Park Place Planned The 1.4 million square foot project at the corner of Cesar Chavez and Red River, as envisioned, would have three towers with 300,000 sq.ft. of office, a 150-room hotel, 498 residential units, 60,000 sq. ft. of retail, as well as a lattice bridge across Waller Creek. Demolition was completed in February 2016, but construction has been delayed. This will be the largest private development project in Downtown Austin’s history.

Waterloo Central Planned Elevate Growth Partners is planning their first develop-ment: a 5-story, 39,000-square-foot office and retail project at the southeast corner of East Fifth and Sabine Streets. Palo Alto-based tech startup Hippo Analytics has already leased all the office space in the building.

5th & Brazos Under Construction This is a 32-story skyscraper with two hotels and residences at East 5th and Brazos Street. The tower will include 411 hotel rooms, 330 apartments, and 8,000 sq.ft. of retail, including a restaurant, cocktail lounge, and meeting space. Chicago-based Magellan Development Group is the developer. Estimated completion Q1 2021

400 West 14th Planned The tallest downtown tower north of the Texas State Capitol is planned at 400 West 14th Street. Cypress Real Estate Advisors is planning a 31-story tower with 239,710 sq.ft. of office, 3,614 sq.ft. of ground floor retail, and 584 parking spaces in its podium.

1601 Congress Under Construction State Office Building The second phase of the Capitol Complex development includes the construction of an approximately 430,000 gross square feet, 12-story “Fabric” building for the Capitol Complex located along North Congress between 16th and 17th Streets. It includes a conference center with multiple room sizes and accommodations for configurable meeting space, five stories of below-grade parking, wellness space amenities, and 200,000 sq.ft. of “useable” administrative office space. Scheduled completion is in Spring 2022.

Alexan Capitol Under Construction With 30 floors, Alexan Capitol will be the tallest tower in the Trammel Crow Alexan brand’s Texas portfolio so far. The building’s podium includes three subterranean floors of garage, a lobby floor, three floors of parking above the lobby, then a fifth floor with roughly 21,000 sq.ft. of office space. After that, it’s an average 16,500 sq.ft. of residential units per floor as the tower component rises. Expected completion in July 2021.

The Avenue Hotel Under Construction A vacant retail space on Congress Avenue in downtown Austin will be replaced with a 31-story Hyatt Centric boutique hotel with 246 rooms. Nelsen Partners is the architect and Katera is the general contractor. Expected completion Fall 2021.

Central Health Under Construction Brackenridge Campus Redevelopment Central Health, Travis County's publicly funded health care district, is working with community partners and experts on the future reuse and redevelopment of its Brackenridge Campus. A 17-story tower is planned on the site of the Brackenridge Hospital. Slated for completion in 2022.

Convention Center Expansion Planned In March 2019, Austin City Council unanimously approved a $1.2 billion plan to expand the Austin Convention Center. A plan is now in place to open negotiations to purchase Block 16 and 32, bordered by E 2nd Street, San Jacinto Blvd, E 4th Street, and Trinity St.

Dorsey Under Construction Known until recently as “The Huston,” by its developer LMC (a Lennar company), the Dorsey will be a 15-story multifamily development with parking. The 2.09-acre site off east I-35 between 11th and 12th Streets will have 372 multifamily residential units and 22 live-work units.

Block 87 ProposedCielo Property Group proposed a 31-story mixed use tower at this location, but has instead decided to list the property for sale. Currently a parking lot, it is one of the last undeveloped blocks downtown, and interest in the property will be high.

George HW Bush Under Construction State Office Building The first phase of the Capitol Complex development includes the construction of an approximately 602,000 sq.ft., 14-story new Gateway “Focus” building located at MLK Blvd. and Congress Avenue with a cultural venue, plaza amphitheater, five stories of below grade parking, wellness space amenities, and 400,000 square feet of administrative office space. Scheduled completion is in May 2022.

Hilton Garden Inn Under Construction HRI has submitted plans for a 204-room hotel. The 18-story building would have 126,029 sq.ft. of hotel space, with an additional 1,900 sq.ft. of restaurant space on the ground floor. Expected completion is September 2021.

The Linden Planned Reger Holdings LLC is planning its first Austin high-rise, a 28-story condo tower for the north side of downtown across from the new Travis County courthouse, called the Linden after West 17th Street’s original name. The high-rise will have approximately 117 condos, ranging in size from one-bedroom units to a limited number of two-story penthouses, as well as ground-floor retail.

Mexic-Arte Museum Planned Mexic-Arte is developing plans for a new 7-story (two underground) building replacing the current building on the southeast corner of Congress Avenue and E. 5th St.

State of Texas Capitol Under Construction Complex Master Plan The 2016 Texas Capitol Complex Master Plan reimagines the Capitol Complex as a destination that celebrates the Capitol and centralizes all state agencies. Characterized by grand civic spaces, shaded pedestrian friendly streets, and connections to the surrounding community, the first phase of the master plan includes two new office buildings and five levels of underground parking, which will be the base of a new, pedestrian-oriented Texas Mall. This tree-lined promenade will be located on Congress Avenue between 16th Street and Martin Luther King Jr. Boulevard, and will serve as the northern gateway to the Capitol Complex with public green space for tourism, events, and festivals.

Symphony Square Planned Greystar is planning a 31-story mixed-use tower surrounding the historic Symphony Square at Red River and 11th streets. The project will have 129,000 sq.ft. of office space, ground floor retail, and 385 residential units, including 465 sq.ft. “micro-units”.

Texas Banker’s Association Proposed TBA plans to demolish its existing HQ building at 203 W. 10th St near the Capitol and build a nine-story office tower in its place. The building is planned with about 100,000 square feet of leasable space, and TBA plans to use 10,000 square feet for its own employees and lease out the rest. TBA hopes construction will begin in 2021.

UT Office Tower Planned A new 17-story office building will anchor�the ongoing Brackenridge redevelopment�in downtown Austin, housing some of The University of Texas Dell Medical School operations and future strategic partners.

Waterloo Park Under Construction A dramatic makeover of Waterloo Park is underway after work began in Sept. 2017. Improvements to the park will include the addition of an amphitheater that can accommodate up to 5,000 people, made possible by a $15 million grant from the Moody Foundation. In addition, Waterloo Park will feature a great lawn, a variety of gardens, an elevated promenade, water features, meditative spaces, and children's play spaces. The park is expected to open to the public in spring 2021.

Waterloo Park Tower Planned Hesperus Group LLC is now the developer for a hotel at 1201 Red River St. Current plans call for a 24-story structure with 256 rooms, near the nearly complete Waterloo Park redevelopment and Dell Seton Medical Center.
