Resident referral program If you’re a resident of Sterling Estates we have a referral plan that not only helps us bring quality people into the park, it can also put some cash or savings into your pocket. If you refer someone to:
Rent a home site, you receive $100 towards your lot rent.
Lease to buy one of our refurbished homes you receive a free home site rent for one month.
That purchases one of our brand new homes we will give you $500 in cash.

Christmas Dumpster On December 28th there will be a dumpster located on Newbury St. for all those extra things that need to be thrown away. This is the time that you can get rid of those unwanted items that won’t fit in the tote. If you put boxes in, please break them down so we don’t waste space. Remember this is for you the residents not your friends and family.
Sympathy~ It is with great sadness that we lost another Sterling Estates Friend, #14 Ron West passed away and will be missed by many. I still drive by on a sunny day looking for him to be reading on the front porch.
RENT DROP BOX The rent drop box is located at 151 Concord at the back door. Either up the ramp or stairs. Please drop your check in there if you are unable to make our office hours.
Newsletter From time to time I hear that you didn’t get the newsletter. Here is a solution for you, maybe you lost your newsletter, the dog ate it, and the kids spilt syrup on it. All you have to do is go to Sterlingestatesadrian.com and you will see the newsletter posted on our website.
Rotary Library Check out the Library from the Rotary. I enjoy seeing the kids riding their bikes up to get a book. Many kinds of books for all ages, check it out.
Food Drive For the past 5 years we have challenged
the residents of Stelring Estates to
participate in our annual Food Drive that
we take to Fishes and Loaves. We normally
take about 400 to 500 pounds of food to
donate. This is a chance to give back.
Start bringing in your doantations. We plan
on taking donations on December 15!
How much will they weigh this year?
Our Temporary office has the best view of
the Stop Sign at concord and Sheridan
and all the violaters. I can sit in my office
look out the window and watch you run
the stop sign. Lets make safety first and
STOP at those signs.
Halloween Parade – We are still
hearing people talking about the
Halloween Parade! What a fun time
we had. Memories in the making! If
you get a chance check out our
Facebook page for the pictures,
those children young and old were
adorable.
Santa & Mrs Santa Claus
are coming to Sterling
Estates
On Saturday December 12 from 10-1
Santa and Mrs.Clause are coming to
the office. The Clause’s will be
handing out mittens and treats for
the children. We also put in a
special request for Santa to take a
picture with your pet, bring your own
camers. So help us, by calling the
office and letting us know your
coming. We want to make sure we
let Santa know how many gifts and
pet treats he will need!
Crafts for Kids
December 19, from 10 – 12 we have
volunteers in the Community that
would like to make a pine cone bird
feeder with the children. Everything
is povided all you need to do is sign
up at the office and bring your
children to make a craft. What
great fun for the children! No cost!
What if……………………… The power goes out…………. Call Consumers Power – 1-800-477-5050 Smell gas or gas is out………Call Citizens Gas – 1-517-265-2144 As much as we would like to know the answers why the power goes out from time to time, we have no control over the utilities. The quickest thing you can do is report an outage right away to a utility company so that they can send service quickly.
Christmas Decorating
Contest
Every year at Sterling Estates we
have a Christmas Decorating
Contest.
~ It is judged in two sections, if you
live in #1-80 you are Phase I, if you
live in #83 - #295 you are phase two.
Last years winners are our judges. To
enter, all you have to do is decorate
your home and turn on the lights
December 19, 2015 from 6-8 pm.
~The winners from last year will come
around and choose the winners. This
is your chance to win money off your
site rent.
Phase 1 Judges –#12 Mohr has
moved so we will elect a judge for
Phase I.
Phase II Judges - #136 McAllister Looking forwar to the bright lights

Puppies & Kitties for Christmas Those little puppies and kitties are so cute at
Christmas, I think they make them extra adorable
during the Holidays. Just remember a few things
when thinking of buying the children or your loved
one a pet for Christmas. If you own your own
home, you must register the pet at the office and
make sure it has up to date shots and has a license
with the county. It is a $10 fee for your new pet with
your site rent. If you write a check to Sterling Homes
once a month then you need to pay a $250.00 pet
deposit and the above rules for registration and the
$10 fee per month. Just a reminder we have a 2
pet limit. Check with the office about breeds
before bring home that pet. Those puppies are
cute but remember no dog should be out without a
chain or leash, they need to be walked to get rid of
that extra energy and yes they do poo and you
must clean that up wither you walk the dog or it
stays on a chain when going outside.
Holiday Season Each year when the Holidays come
around, some of us are giddy with joy
and glitter and all the trimmings and
others are missing the loss of loved ones
and family. Take this season to wave to
a neighbor, give a smile, an extra
cookie or two that you might have
made. It’s a token of friendship and you
never know how far that smile can go
on the gloomiest day.
Parking on the Street No, No, No and No…………………
No parking on the streets or empty lots.
We need to keep the streets clear for
snow removal, Ambulances and Fire
Trucks. There is also no parking in the
empty lots of driveways, these aren’t
maintained and are not for use of any
vehicle. Some of you have been
warned over and over and time and
again. No more warnings, we have the
legal right to tow and we are going to
start to enforce. Getting mad and
upset when we have asked you to
move the cars has now turned into no
more asking just towing.
Tip of the Month
In the winter you can lose a great
deal of heat if you don’t have your
skirting secured. Please go around
your home and check the skirting
and make sure that it is in place and
ready for winter.
Honking of the Horn
Since my office has changed I guess
I’m aware of different things, good or
bad I’m not sure. In the world of cell
phones I don’t understand the guest
that come to the Community that
has to honk the horn at your home
when they arrive. Every time
someone lays on the horn, all the
dogs around you start barking,
everyone has to get up and look out
the window. Just have your friends
and family give you a text or phone
call and say “I’m here!
Christmas Fun Facts
1. Norwegian scientists have hypothesized that Rudolph’s red nose is probably the result of a parasitic infection of his respiratory system.
2. All the gifts in the Twelve Days of Christmas would equal 364 gifts.

Now he wants to buy your home on the
cheap remodel, he just can’t make up his
mind? If leasing your home you still have a 121
month home site lease and the obligation
that goes with it.
Sterling Estates cannot take your home
back, but will get a judgement for back rent,
and a Judgment lien on your home and
judgement for site rent for the balance of
rent due. Which when registered will affect
your credit. This does not apply if you sell
your home to remain in the Community.
The right of First Refusal applies to all those
that move out of the Community which
includes the judgement full rent clause
against the seller.
The other option is selling your home to
remain in the Community will net you more
$$$$ and keep your home in the
Community. The Right of First Refusal
applies to all residents who own their home
and or are leasing their home if sold to move
out of the Community. That includes the
right to get a judgement against the seller for
the site rent due for the balance of the lease
and or a year of Home Site Rent.
If a resident sells their home to remain in the
Community and all Home site rent is up to
date at the time of sale, then none of the
above applies.
Selling your home to remain in the
Community will net you more $$$$ than the
FLIM FLAM MAN and keep your credit
from being damaged.

Christmas Prayer Tis the season for sharing and caring,
A time for giving and receiving.
Children are dreaming and anticipating the arrival of that old man known as
Santa Claus.
Our world is in such great sorrow and need, we can’t get along and we always
seem to disagree. Why must we fight and harm each other, when all we truly need
is each other?
If only we could have the same love of mankind that our maker in heaven has for
each of us, The world could have peace.
If only I could change one thing in the
world as the New Year rears, it would be that our world of color and different religious beliefs come together and celebrate the love of this Christmas
season, And carry it through the entire year and
years to come.
