What is BIM ?
BUILDING INFORMATION MODELING
“The term Building Information Modelling (BIM) refers to the
ability to use, reuse and exchange information of which
electronic documents are just a single component. BIM is much
more than 3D renders or transferring electronic version of paper
documents. By implementing BIM, “risk is reduced, design intent
is maintained, quality control is streamlined, communication is
clearer and higher analytic tools are more assessable”
(AIA 2005)

Review Questions
• How does the Project Team utilize the BIM data
stored in the Revit Model?
• How does the Project Team add extra parameters
within the CostX® or Revit ® to store information for
generation of cost reports or schedules?
• How does the QS conduct cross-check such that the
information is correct and accurate enough for cost
estimating purposes?

INNOVATIVE SOLUTIONS
FOR PM & QS
IMPROVE EFFICIENCY
(1) Shared Parameters
Shared Parameter in Revit®
Add extra parameters into DWF ™or DWFx from
Revit®. For example:
• QSID Elemental Code
HKSMM4 Code
Trade code
• Level/Zone
• Concrete Strength
• Reo Rates
Shared Parameter in Revit®
Extra parameters like Beam Width, Beam Height, Slab
Thickness for concrete beams will be appeared inside the
Properties Box in Revit
Example: QSID Parameter
Source: ASD’s SMM for Building Element
Typical Example of Elemental Code for QSID
INSERT QS IDENTIFIER: CONCRETOR \ FLOOR
INSERT QS IDENTIFIER: STEEL AND METAL WORK \ RAILING
INSERT QS IDENTIFIER = WOODWORK \ DOORS
Example: QSID Parameter
QSID PARAMETER: CONCRETOR, E&M, GLAZING, STEEL AND METAL
WORK, WOODWORK AND EXTERNAL LANDSCAPE ETC.

and Cut length dimensions in CostX ®
Add Cost Code and QSID Properties
Adding the relevant cost codes and QSID as User-
Defined Properties into the BIM model, CostX® can co-
ordinate the Rate Libraries with model object libraries to
achieve a high level of automation to the process of
generating comprehensive and fully priced Bills of
Quantities or Cost Estimates from BIM models.

Cost Geometry ® Live links of Workbook
Live-links between drawing files and workbooks mean that change of
dimension is automatically updated in the workbook. It allows QS or
estimators to perceive drawing revisions and update quantities.
(2) Room and Area
Revit ®’s Room and Area
• Room and Area data can be a very powerful tool for Project
Management. They are essential for everything from room names,
finishes scheduling and MEP energy modelling etc.
CostX ®’s Room and Area
• When exporting the file, open the DWG or DWF Properties tab in the
export dialogue window and tick the “Rooms and Areas in a
separate boundary layer” checkbox. The room data will now be
exported with the file.

(3) System Assemblies
Revit®’s System Assemblies
In Revit ®, multiple BIM objects can be combined into one assembly
object that can be independently scheduled, tagged and filtered.
Revit®’s System Assemblies
Different objects can be grouped in
assemblies and layered elements such
as walls, floors, roofs etc.

(3) Scheduling
Revit ®’s Scheduling • Revit ® can create a schedule for building component inside the
BIM model. A key schedule let you define key to automatically fill in
some information for the schedule.

BIM MODEL ANALYSIS

Clash Detection
Additionally, it is possible to detect clashes between
the various designs produced is a key benefit of BIM
for cost consultants. This can be done through
overlaying the architectural, structural, and MEP
models in software capable of detecting clashes.
Clash Detection between designs would lead to fewer
cost estimate revisions in early project stages.

BIM MODEL REVISION
By Exactal
Auto-Revisioning
If a revised model is sent through, CostX allows you to compare the models, highlight the changes (green = new, yellow = changed, red = deleted & blue = same) and update the quantities automatically, eliminating the need to redo everything.

BIM’s LOD Details
• At early design stage, foundation may not be modelled
due to lack of information.
BIM’s LOD Details
• At the detailed design stage, the piling details have been
developed from structural analysis.
BIM’s LOD Details
• At the tender stage, the rebars are also modelled and located inside
the BIM model. 2D plans such as rebars’ typical details can be used
to complement the BIM model.
BIM’s LOD Details
• During the construction stage, more detailed information
is modelled for structural members. Rebars can also be
represented in the model in 3D. It is also acceptable to
represent the details in 2D shop drawings.
BIM’s LOD Details
• Finally, as-built BIM drawing will be recorded after the completion of project.

BIM Execution Plan
Recommended BIM Execution Plan should
include the following topics:
• Project information
• BIM goal & uses
• Each project member’s roles, staffing and competency
• BIM process and strategy
• BIM exchange protocol and submittal format
• BIM data requirement
• Collaboration procedures and method to handle shared models;
• Quality control
• Technology infrastructure & software
The Future of BIM Measurement
• Both Revit® and CostX® can help you move from the Why stage of implementing BIM to the How stage.
• Successfully implemented in multiple companies around the world with great success, many of whom were switching from an older system to BIM.
• Functions like Shared Parameters, Room and Area, System Assemblies and Scheduling are definitely helping the PM and QS to make more accurate decisions.
Supplementing Measurements taken from the Model
• Even though the model does not contain all the necessary information required, both CostX’s and Revit® features allow the user to complete a full and accurate takeoff/schedules
• Manual BIM Measurement was used to take measurements from the model where required
• The supplementing 2D plans were also used to take additional measurements In cases where the model is not fully complete, these features are invaluable.
