Howell RanchA S H T O N , I D A H O
Introduction
The Howell Ranch is located 13 miles east of Ashton, ID, and 36 miles north
of Driggs. The property is comprised of 160+ deeded acres completely
surrounded by Targhee National Forest; the SW corner of Yellowstone National
Park is 6 miles to the East. The ranch exudes the utmost in privacy taking in
both sides of its own private valley with Porcupine Creek meandering through the
meadow from east to west. Healthy groves of aspen trees dominate the ridge on the
north side of the ranch while evergreen trees protect the southern ridge. The ranch
is well improved with an owner’s cabin, bunkhouse and barn. All improvements
are in excellent condition and have been well maintained allowing for immediate
enjoyment of the ranch.
The Howell Ranch is one of only a few larger private inholdings in
the Greater Yellowstone Ecosystem. Rare in its size and location, the ranch is
unmatched in the degree of privacy and natural setting.

The Howell Ranch is situated in what is known as the
Greater Yellowstone ecosystem, which comprises
approximately 6 million acres of undeveloped lands and is widely recognized as
the largest intact ecosystem in the lower 48 states. That said, Howell Ranch is
easy to access. Access is via Cave Falls Road, which continues on to the SW
corner of Yellowstone National Park. The ranch gate is located 1.6 miles from the
pavement. Currently these last 1.6 miles are not maintained in the winter months,
making Howell Ranch primarily a spring, summer and fall destination. In the
past, Fremont County did plow the road to the ranch gate as prior ownership had
school age children who rode the bus to school. It is also possible to snowmobile
or ski into the ranch in the winter months if one desires.
The quaint, agricultural community of Ashton provides necessary amenities and
everyday conveniences including; a grocery store, hardware store, restaurants, fly
shops and fishing outfitters. The well-known town
of Driggs, ID is 36 miles away and offers amenities
including restaurants, grocery stores, shopping, world-class golf, private air
service and access to downhill skiing at Grand Targhee Ski and Summer Resort.
The resort community of Jackson Hole is approximately a 1.5-hour drive from
Howell Ranch with many conveniences such as fine dining, lodging, state-of-the-
art medical facilities and world-class recreation. Jackson Hole is also the southern
gateway to Grand Teton and Yellowstone National Parks. Commercial air service
in Idaho Falls is approximately one hour away, and the Jackson Hole commercial
airport is an hour and a half drive. For private plane and jet travelers, the Driggs
Reed Memorial Airport offers a 7,300-foot runway that can accommodate most
aircrafts and larger private jets.

Porcupine Creek has healthy year round flows and harbors a robust population of brook trout as well as the occasional
rainbow trout. This is a small stream fishery, and the brook trout are eager to take a fly, the fish in the system are on
average 6-8 inches. Larger fish are certainly possible and conducting stream enhancement work, creating more holding
water, would likely yield larger specimens.
Although not yet built, the Conservation Easement specifically allows for the construction of a fish pond up to 2.5 acres
in size. Due to the sub irrigated nature of the meadow, a pond would be relatively easy to construct, and it would add
another aspect to the onsite fishing component as well as provide an additional wildlife attraction.

The Henry’s Fork River is a classic wild trout fishery,
world-renowned for its rainbows and browns. This
fishery is consistently changing due to seasonal hatches,
providing a variety of fantastic and nearly year-round
floating and wading opportunities. From its inception
near Island Park, the river takes on a spring creek and
tailwater quality through the famous Railroad Ranch
section, transitioning into freestone canyon habitat and
back into a freestone meadow river above the Ashton
Reservoir. The South Fork of the Snake River is a tailwater
fishery that flows out of Palisades Dam on the border of
Wyoming and Idaho. The South Fork is an angler’s dream
with varied hatches and a healthy population of browns,
rainbows, native Yellowstone cutthroat and Snake River
fine spotted cutthroat. It flows for 60 miles through
high mountain valleys, rugged canyons and broad flood
plains to its confluence with the Henry’s Fork, making it
as picturesque as it is a famed fishery. In addition to these
well known waterways, the backcountry fishing in the
nearby Southwest corner of Yellowstone National Park
can be outstanding.

Conservation Easement Due to the incredible ecological diversity of Howell Ranch,
previous ownership elected to protect this special land by
placing a conservation easement on the ranch. The easement
allows for additional building, most notably another 1,500
sqft of living space to the owner’s cabin, a fish pond and a
full range of customary ranch uses. Please see broker for a
copy of the easement document.

The Howell Ranch is a wild place, depending on the time of year; nearly any of the species native to the region can
be found on the ranch. Elk, mule deer, white-tailed deer, and black bear have all been observed onsite and can be
hunted on the property and on the adjacent National Forest, per Idaho State Game and Fish regulations. A variety
of songbird species as well as raptors are common sights on the ranch.
