Preliminary Review:
1.The office project is designed with sensibility, sustainability and sensitivity
as a theme right from concept stage.
2. The proposed office is in 4, 5 & terrace floors with occupancy of 55.
3.The proposed envisaged using un-plastered concrete and natural materials
(concrete walls, concrete floor, concrete ceiling, mild steel, kudappah stone,
wood, no paint for all surfaces and kept their natural form.
4.The office is designed with good daylight both at top & bottom on every
floor, the central part is used for storage taking care of health & wellbeing of
the occupants.
5. All the wastage from shuttering are used for partitions & doors. The
unusable reinforcement steel is welded into a artistic mesh for stair railing.
6.Creativity of using empty paint cans are used as mail box for staff, GI pipes
are used for lighting as per office function requirements and space efficiency
is given paramount importance.
This meets the credit requirement and 2 points are awarded.

3. Tobacco free campus:
No space in the campus promotes the use of tobacco based substances and strict actions are taken against it.

a. Shuttering Plywood and Wood: In an exposed concrete building, the biggest wastage is the shuttering material. The shutteringplywood pieces were consumed in creating the storages in the peripheral concrete strips, where as the pine wood strips became lining for all the internal partitions.

b. Reinforcement Steel: The unusable pieces of reinforcement steel were welded into an artistic mesh to become the staircase railing and the entrance door to the office.

c. Empty Containers from PU Polish Material: Non-toxic water based PU was sprayed over the wooden partitions and MS storage doors for weather protection. The empty tins of the same were painted in vibrant colours and became personal mail box for various team members of the office.

d. Scaffolding: The bamboos from the scaffolding were cleaned and tied together all along the terrace periphery to create a parapet, privacy screen from the surrounding buildings and also shading device for the terrace.

Other Design Aspect.
a. Use of Daylight: Though its a feature of the architecture to provide the ribbon windows at the top and bottom on every floor, the interiors tries to respect it and tries to draw maximum day light in most of the areas through out the day.
b. Equipment Selection: Adequate care was taken in selection of pumps, elevators (machine room less) and AC (inverter based) so as to make the building energy efficient.
c. Terrace Garden: Its not rocket science to know that the maximum heat is transferred to the building through the roof of the building. Hence, the terrace has been developed as a terrace garden by filling of 9 inches thick layer of the natural soil. This keeps the slab cool and has a considerable impact on the fifth floor AC energy consumptions.

Air-Conditioning System:
The project has installed efficient unitary air-conditioners in the conditioned
zone. The unitary air conditioners are BEE 5 star & inverter based air-
conditioners.
The project has provided the breakup of regularly occupied areas & conditioned
areas. The meets the threshold of 70%, hence 6 points are awarded.
Lighting Power Density:
The project has unique lighting design. light is travelled through GI piping across
the office areas, indirect line is used in most the spaces.
Daylight is helping throughout the day in saving the energy. Different types of
light fittings are used 7 W, 9W LED, 28 W T5 lamps, 14 W T5, 5W spot light
fixtures combination is used in the entire office.
The carpet areas is (196+197+111 )sq.m area and wattage is (971+1203+142),
net lighting power density is 36%, hence 2 points are awarded.

Segregation of waste generation.
The office has adopted the strategy of segregating three type of waste generated in
separate waste bins, vis E-Waste, Dry waste and Wet waste.
These bins are placed as various places in the premise as per the location where the

studios and cabins on 4th and 5th floor, the E-Waste bin is place in the Printer room

Ergonomic Design.
The Interior fit out like workstations and chairs are as per the design standards for the comfort of health and well-being.
The workstations are specifically designed and the right proportion and dimensions are considered in its making which is ideal for a person to work on daily basis.
Chair had height and back inclination adjustments along with cushion at base and back which allows the person to adjust as per the need.
The storage unit are made between 750mm – 1725mm from the floor which is the ideal height of storage for accessing it. This also avoids any blockage in opening the storage shutter due to furniture on the floor near it.

Minimise the Indoor Pollutant in the Office Premises.
To avoid all the dust coming in to office premises through the footwear of the occupants, rollout mats are placed at the Lift entry to the premise on 4th Floor, 5th
Floor and Terrace floor. By this the dirt and pollutant through footwear is controlled and cleaned at the entrance itself.
Since this is an Architect’s office, and in their working process there is lot of paper printing required. For this there are a few printers and plotter which are places in a separate printing room to avoid carbon pollutants to spread in the working studio. By doing this the chances of the occupants getting any adverse effect of the carbon pollutant from printing is avoided to a great extent.
All AC units are maintained and checked frequently by the service agency to ensure its efficient working. Like cleaning it filter, de-dusting, repairing, etc.

1.1. EASY TO MAINTAIN
a. Material Palette: The entire material palette is weded to the philosophy of honesty, and hence all the materials are very basic and in their natural form. The walls and ceiling are form finished cement concrete, the flooring is vds cement floor, the furniture is made up of rusted mild steel, kudappah stone, black granite and pine wood. All these materials are time tested and not expected to need any maintenance in near future. Paint has altogether been avoided in the entire project by and large and hence there is freedom from periodical painting of the premises.

b. Innovative Door Closer:
In an office, the maximum number of complaints that we have received till date is about the high degree of maintenance required in the door closers. This led us to the creation of a door closer which works on gravity and we assure a performance guarantee of life time. It works on a counter weight suitable for the weight of the door and a couple of pulleys to put the weight in its right location.

c. The Studio Partition Design:
The 5th floor is the studio floor and the partitions and workstations are made in mild steel fabrication. The most interesting fact about this screw less partitions system is that all panels are fixed on magnet and the entire structure can be bared within minutes to relay or modify any kind of wiring or cabling.The Openable MS panels are fixed using multiple Magnets and the entire partition can be bared in 10 minutes.

Preliminary Review:
1.The project is so unique that both exterior & interiors do not have any
paints. The architect envisaged using un-plastered concrete and natural
materials ( concrete walls, concrete floor, concrete ceiling, mild steel,

form.

Though it's a feature of the architecture
to provide the ribbon windows at the top
and bottom on every floor, the interiors
tries to respect it and tries to draw
maximum day light in most of the areas
through out the day.
By this, we are getting natural light to
occupants and they feel fresh always.
The building is entirely finished in form
finished RCC from inside as well as
outside and for allowing daylight, there is
a 450 mm ribbon window on the bottom
and 900 mm ribbon window on the top of
each floor level, running all around on the
3 sides of the building. Between these
two ribbon windows, a 1200 mm C -
shaped architectural projection created
possibilities of storage all along the
periphery.
